Posted July 28, 20195 yr SUNDAY, JULY 28, 2019 Investors pump up height of planned Cleveland skyscraper Upon opening Realife Real Estate Group's Web site, a video begins to roll. The video is from a drone coming in low from the west, soaring above downtown Cleveland's Warehouse District. And it is not a coincidence that the first parking crater it passes over is the multi-parcel lot on the southeast corner of St. Clair Avenue and West 9th Street. That's where Israeli real estate principal Yaron Kandelker and other investors from his home country hope to build downtown Cleveland's next residential skyscraper, according to sources. Proposed is a $100 million project that is desired to be taller than The Lumen, now under construction in Playhouse Square. July 28, 20195 yr Thanks for the great research and reporting job KJP but this outfit seems very sketchy to me based on much of what you reveal in your blog post. Just a gut feeling.
July 28, 20195 yr Great info! We'll see if anything happens. It would be a great location for a skyscraper cause the west-side needs it badly. If the building ends up being 40 stories tall, using the same floor height as the Lumen that means it should be around 470ft tall.
July 28, 20195 yr Thanks for the scoop @KJP! I'm beyond grateful for the four 300-foot skyscrapers being built to increase density downtown (Beacon, Lumen, NuCLEus x2), but I'm glad you also brought up the still prevalent need for more housing units beyond these projects (let's hope these are Condos!), and I hope that building skyscrapers in the 400 or 500+ height range become the norm very soon to accommodate this trend. That's my optimistic view on this project. Hopefully it comes to fruition! Edited July 28, 20195 yr by Geowizical
July 28, 20195 yr We really need to even out the skyline. There are no skyscrapers on the west side of downtown at all

Just a gut feeling. That's a big reason why I included the info at the end. I'm not too sure about this guy Kandelker. But Stark is trying to help him and he's got a ton of money behind him. So apparently they see something in him and his associates/partners. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
July 28, 20195 yr Number 1 reason to be skeptical is Realife's stated goal is to re-sell it within 4 years. And other examples on their website is them flipping properties after a short timeframe. This is more speculative than usual. http://www.realife-group.com/projects/stark-building-oh/

I'm sure whatever merits anyone sees don't go beyond a potential investment on paper. The reality of them being negligent landlords is meaningless to the people at the table. My neighbors' firsthand experiences with this entity instill nothing but suspicion and doubt. Edited July 29, 20195 yr by jws

July 29, 20195 yr I'd be more excited about this project if it was coming from anyone else. I mentioned in another thread that I've had Mr. Kandelker in our housing court for two of his properties with long lists of code violations (including many health and safety concerns). While the properties were fixed up satisfactorily in the end, it still took over a year of going through court before they were. I'll give him the benefit of the doubt and say maybe its all down to bad local property management, and perhaps he has a better track record with new construction in other cities/countries. If this is a serious plan and moves forward, I can only hope so.

For our pleasure/amusement: In the 3rd Entry of my Unofficial Google Sketchup Renderings, the 470ft skyscraper @CLE_Millennial predicts could hopefully look something like this, making it the 5th tallest in the city and adding something interesting to the skyline. Just some food for thought as this new project quickly appears to be turning into somewhat of a "scandalous" one ? Note: This rendering is purely hypothetical as no official renderings have been released.
July 29, 20195 yr Is this a potentially real project to look forward to or is it another Ferrari Tower project which was Dead on arrival after it was announced.
July 29, 20195 yr Geowizical--Nice drawing! The Lumen doesn't look so tall after all unfortunately. The Realife tower provides some east-west balance to the bldgs on Public Square.

July 30, 20195 yr it's unfortunate the people behind Real Life's website did not apply any basic editing or due diligence in their copywriting. I looked up their domain registrant/WHOIS information and the web hosting is based in Israel. Clearly whoever authored their marketing content does not speak English as their primary language. Too bad, because it is leaving a horrible impression with visitors to their site.

July 30, 20195 yr you know what? even if this is a bunch of baloney (kosher beef baloney, that is, ha!), its still something that is out there promoting major development in downtown cleveland, so that's a good thing.

They did use a good CLE pic for the homepage. I'll give them that. But they even managed to screw that up too lol. This lot will be a one-story hooka lounge, at best.
