I believe the area you're referring to is Jeffrey Place (see reply #8), though this is south of 1st. Work has been pushed back for a variety of reasons over the past several years, though developers announced it would officially begin construction this year (we can only hope). February 2, 2005 posted by Paul Bonneville If you've been by the Jeffrey Place construction site in the last few weeks you have probably noticed a slight buzz of activity. There have been a number of pieces of heavy construction equipment popping up and there is some apparent earth moving going on. So what's going on? At the very southern edge of the 41.5 acre Jeffrey Place site there is rock-crushing equipment that is doing exactly that...crushing rock. Concrete more specfically, and a lot of it. A significant portion of the former Jeffrey Manufacturing Company complex that stood at this location for nearly 100 years was covered by concrete ranging from a few inches deep to several feet. The concrete was the foundation for dozens of buildings used to manufacture mining equipment. Rather than removing all of the concrete from the site, it was stored in a large pile at the end of the site in order to recycle back into Jeffrey Place when develop began. And begun it has... At the moment, that concrete is being crushed into gravel for use in the underlying infrastructure of our utility systems and streets. March 11, 200520 yr latest news on Jeffrey Place: Early March Construction Update There's a burst of activity on the Jeffrey Place construction site this week. Find out wha't going on. March 9, 2005 posted by Paul Bonneville The first phase of rock crushing of the huge pile of concrete that was sitting at the southern most edge of the site has been completed and the rock crushing equipment has been dismantled and removed for the time being. There is plenty more concrete to be demolished and crushed on the site, but the crusher equipment won't be back for another 6 weeks or so. The concrete that was crushed once covered a large portion of the site as building foundations and parking lots and was demolished and then stored on site in order to be recycled back into Jeffrey Place as gravel for the utility and street infrastructure. But that's enough rock-talk. Attention now moves to the first phase of street and utility construction. The first delivery of concrete sewer connection pipes arrived on the site today and is being staged right next to the large pile of gravel. At the same time, additional heavy-duty digging machinery also arrived on the site today and was assembled for use in building the 1.7 miles of streets and utilities. Hockaden and Associates, the contracter that is doing the surveying for the streets and utility infrastructure in Jeffrey Place, was also staking out the locations of the streets in preparation for the excavation that will occuring in order to install. The first 11 townhomes that are going to be built on Fourth Street will start construction with in a couple of weeks. We are currently in the hands of the city in regards to permitting and anticipate being full-steam-ahead very soon. After five years of promises, dirt is moving and in the next few weeks, town houses are to begin rising at the $400 million Jeffrey Place project north of Downtown. A builder will begin putting up 11 town houses along N. 4 th Street in April, said Joe Recchie, president of National Community Builders, which is developing the 41.5-acre site in Italian Village. March 31, 200520 yr Wow, I didn't realize that the first 11 townhomes have been sold. I think that bodes pretty well for the continued progress of Jeffrey Place. I pass by the project just about every day on the way home from work and I've watched them measure out where roads and lands plots will be sectioned. Here's hoping the project proves to be successful and spreads over to the Milo-Grogan neighborhood.

May 24, 200520 yr Jeffrey Place has revamped their website with more information regarding housing. They have also updated the news section. Basically what they are doing now is installing sewer lines and building a new substation in back. The sales office is now open extended hours as well.

July 21, 200519 yr Most of the equipment in the picture above is now gone. In fact nothing big has been going on over there at all. They wired one of the trailers and finished crushing the rock pile on the south end of the site about 2 weeks ago. It would be nice to see a little more acitivty over there.
August 1, 200519 yr Today there's one small lonely bulldozer building a dirt pile by the trailer on the north side on the lot. Looks like they are smoothing the fenced in area for cars to park there.
September 20, 200519 yr I go away for a month and low and behold, progress. There is now a small amount of building material onsite and at least a couple workers near 4th street. There is also some kind of wooden framework up. I'll get over there sometime soon to take some pictures.
October 19, 200519 yr Here's an update on Jeffrey Place and the adjacent project from the 10/17/05 Columbus Business First: Schmidt dusts off Jeffrey project for autumn start Brian R. Ball Business First Real estate developer J. Daniel Schmidt will move ahead to convert the former Jeffrey Mining Co. corporate offices into 93 apartments three years after he purchased the Columbus property. Schmidt said his Cityspace Development LLC affiliate expects to get the project's $12 million first phase under way by early November. Work will begin on the old office building and an adjacent research building at 274 E. First Ave. Schmidt said construction delays at the neighboring Jeffrey Place development contributed to the delay of his project. Also, Schmidt had been waiting for the wave of condo developments downtown and in the Short North to build steam. The first Jeffrey Place development, the 74-unit Courtyard Townhomes project, began construction in September. The Lofts at Jeffrey condominium flats are set to begin construction this fall. "We’re really just executing our master plan," Recchie says matter-of-factly as he steps out of the chilly December air. "This project involves zoning, engineering, underground utilities and now our vertical construction." Yet events leading up to the first structures rising at the former Jeffrey Mining and Manufacturing site north of Downtown have been anything but routine. December 5, 200519 yr One nice thing about the location of this project: it is right next to the proposed corridors for both the Ohio Hub and COTA light rail (if that ever happens). The developer has set aside land for both future bus and light rail service.

March 6, 200619 yr Jeffrey Place Gets Final Plat Approval March 03, 2006 Final Plat Approval Jeffrey Place passed a major milestone on Monday February 27, 2006 with the passage of the final plat approval by a unanimous vote of the Columbus City Council. This legislation is the culmination of many months of work of financing, re-zoning, remediation, and site planning. The developers needed to obtain 17 city departments review and sign off on all the intricacies of the largest urban subdivision plat in over 50 years. The final plat approval paves the way for the Jeffrey Lofts and the rest of the Courtyard Townhomes to begin construction and for the North Block and single-family homes to get closer to beginning the reservation and contract phase. Corna Kokosing Construction will also be able to finish internal infrastructure work and begin street construction. I love doughnuts but havent had one in all the time I've lived down there. If they opened an outlet there might be trouble though. I've been deliquent in posting pictures but I'll get some soon. They finished the first row a long time ago but the interiors don't seem to be quite done. No further constuction has started.

The Jeffrey Place development marks an innovative approach to life in Columbus because of its unique attitude toward urban living. A hallmark of this vision is its loft space, designed by Acock Associate Architects and being built by Albert M. Higley Construction. The project feels contemporary; with features such as skylights and exposed structural bracing that make the lofts’ communal spaces unique. October 24, 200618 yr ^^^ Here's the info from the project website: Loft Building Grows Skyward After several months of underground preparation the loft building is stretching to the sky. Passers-by have the opportunity to view the 78 foot tower crane from North Fourth Street, which will be used for the erection of the steel frame and glass structure. This remote control crane is cable of hoisting 55 ton of steel and has a wing span distance of 140 feet. The crane was built in Germany and has only been used in Ohio three times. This is its first project in Columbus. On Monday, October ninth we received five semi truck loads of fabricated structural steel, including beams, columns and steel decking. The first columns were erected on Tuesday and the building will continue to expand up and out for the next several weeks. The erectors are on track to enclose the building by the first of the year. Over the past couple of months much preparation was made to place the foundation for this multi-story complex so the steel erection could begin. A basement which incorporates much of the building utilities is complete with underground plumbing and electric. The foundation and pit for the elevator are also within the basement walls. The basement walls are poured concrete and have been waterproofed and insulated on the outside, provided with a foundation drain and backfilled with porous material. Upon completion of all that work the actual 6 inch concrete slab was poured inside the basement creating the lower floor. In addition to the basement, the strip footings and concrete column pads were placed for the balance of the building foundation. There is block work continuing on the retail level of the foundation and the plumbers are completing underground floor drains in the area that will become the ground level parking deck within the building. The retail level slab on grade will be poured in the next couple of weeks as we move forward. The Loft Building, designed by Acock Associates of Columbus, consists of thirty luxury residential condominiums on two levels. The lower level will have about five thousand square feet of retail space for three commercial tenants. The building will actually be the height of a five story building as there is an intermediate loft level on each of the two residential levels. This is the first of two such buildings within the Jeffrey Place project site. In addition to The Loft project, we are current designing the North Block condominium project. This project will be built in the reserve on the corner of North Fourth Street and First Ave. The project consists of 70 entry level condominiums, both two bedroom townhomes and one bedroom lofts. The next phase of Courtyard Townhomes is going through planning, zoning and permitting requirements and is projected to start before years end. The next phase includes sixteen additional luxury townhomes.
