I like the design of the office and residential portions of the project but I don't get the plaza area, I see some seating but there's nothing on the ground floor of those buildings or inviting landscaping that that would activate the space or make it desirable. 

 

Also, the name for that street is Dickenson in keeping with the author theme in the area (streets to the north are Auden, Neruda etc) but it's Dickinson. Wish someone would have caught that spelling error because now it's permanent.

Plan for Southern End of Jeffrey Park Approved
 

On Tuesday, the Italian Village Commission signed off on plans that will fill in one of the last remaining gaps in the development, bringing apartments and a parking garage right up to I-670, the southern edge of the site.

 

The plans call for a five-story, 178-unit apartment building attached to a parking garage. A five-story, 90,000-square-foot office building is also part of those plans, although the developer – Thrive Companies – has said that that portion of the development will be built after the apartments and the 490-space parking garage.

 

An amenity deck for residents will top the parking garage, and a central courtyard will connect up to a larger park space to the north.”

You could show me those renderings and tell me it was any single development in the city and I would believe you. Feel like I've seen something very similar like 20x now.

Yea, bummed they couldn't make something larger work here especially when Gravity 2 seems to be able to do it. Just seems like a missed opportunity to put a more recognizable, statement building in to complete Jeffrey Park.

Maybe holding off on the office building is a good thing. If the demand for office does not really recover, they could always change their minds a build a taller residential building there.

-- The ninth phase of the Jeffrey Park is under construction, with a parking garage currently being built.  The five-story parking garage will include 490 spaces and a rooftop amenity for neighboring apartment residents.  There will be 110,000 square feet of office space in phase nine.  Thrive CEO Kevin Zeppernick said there will potentially be two tenants taking up the entire building.

 

-- The largest phase of development at Jeffrey Park will be its tenth, which will have a hotel, apartments and a parking garage. "As we have moved closer to the highway, we're stair-stepping into bigger, denser projects," Zeppernick said.

Love that they’re adding a hotel and more office space with the final phases. Would be great if they can get some restaurant/retail space in there too.

Yeah seems like a missed opportunity to have a decent area full of shops and food spaces. 
 

I get the short north is close, but having different areas of walkability are always great. With all of 4th, north of it being developed properly, seems like now would be a great time to add it in.

 It’s a pretty cool shot. Those apartments to the east went up pretty quickly, and it looks like they’re already prepping the space for Phase Ten, in addition to starting work on the parking garage. 
 

I kinda wonder, though. Is there a way this and the Kroger Bakery dev could be connected underneath 670? I get that it’s different developers, but it would still be pretty cool—and beneficial to both sides—to have an easy passage.

I would imagine so. Especially if all their retail space is already accounted for, as they’ve claimed.  I’d think it would make both living options even more attractive.

The only access under 670 from Jeffery Park to the Kroger Bakery site is an overpass with 4 sets of very active railroad tracks that would also need to be crossed at grade. I believe there would also need to be egress through Ross Labs property. To get the railroads and Ross labs to go along with this would probably be next to impossible. Currently the shortest walking/biking route between to the two sites is 2nd Ave which goes under the railroad tracks to Cleveland Ave in Milo/Grogan. The condition of the walkway thru this underpass is an absolute disgrace. I sure hope there are plans somewhere with the City of Columbus to do something about this connection between Italian Village and Milo and points south on Cleveland Ave. In the Google Earth image the blue box is Jeffery Park and the Yellow box is the Kroger Bakery site. The red line is Second and Cleveland Ave.

Thrive Cos.' Jeffrey Park continues to rise in Italian Village

 

The Jeffrey Park development continues to rise in Italian Village just north of I-670, after nearly a decade of work.

 

The ninth and latest phase of the Thrive Cos. project is currently under construction, with a parking garage being built. The five-story parking garage will include 490 spaces and a rooftop amenity for neighboring apartment residents.

 

There will be 110,000 square feet of office space in this part of the development.

It says it will be printed on vinyl mesh and attached, so sadly it won’t be an actual mural.

Probably not - it's railroad property. It could be a park with all the existing trees.

A park would be good-that would be something instead of just vacant shrubby nothingness.  They could add some evergreens to match what is along the tracks on the other side. I mean the railroad is really not using it for anything, right? Maybe a small cheap pedestrian bridge over the tracks to connect it to Jeffrey Park(yeah I know this last part won't happen).

I’m disappointed this isn’t a hotel. I would have thought it would do well, especially with the event center across the street. I also was hoping for some retail. A rooftop would have great views from there.

This doesn’t look awful, and I’m glad they are taking it all the way along the exit ramp. Think it would look better if they put a green roof on the parking garage instead of leaving it open. Still disappointed in the overall height of the entire area.

Phase 10 is the last phase if I’m understanding this correctly. It just feels like a big miss with the retail component and with the event space across the street.

 

lykens bought the hookah bar land and the empty lot next to Fox and the Snow, so maybe we’ll see a boutique hotel one day lol.

It is, but I was thinking it was supposed to be part of one of the other ongoing phases. I guess I imagined it, or maybe the plans were just scrapped. I’m glad they’re at least including offices in Nine, and it sounds like they are already in talks to fill that building up. But I agree it really is a missed opportunity to have not included much retail, or the hotel. 
 

And a boutique hotel connected to Fox in the Snow would do well, I think. 

What is the deal with hookah bars and crime? Is it because people are sobering up in them and therefore are super cranky?

I really don't have a problem with no real retail inside the development-as long as they can get some more along Fourth. The whole thing is very walkable to Fourth(I think it is all less than a quarter mile or 4 blocks from it). Fourth is the natural commercial street to serve the neighborhood. Now they need to get in there and maximize that.

 

We should really appreciate the transformation. I recall driving by this site so many times 40 years or so ago on the way to OSU when it was a post-apocalyptic area referred to as "Little Hiroshima"-and it looked like it.
