The first shot is what looks like the beggining of foundations near 1st Avenue and 6th Street. The rest are of Battery B.

 

Nice! Battery-B is going up very quickly! Great to see another eyesore vacant lot developed with higher-density housing.

 

Once Jeffrey Park really starts in earnest this whole section of IV is going to transform for the better.

The second and third images are of the demolition of a little green 2-story building on 4th Street. It looks like it was a bar that say between Spring Cleaners and Exile.

So another building is on the IV November agenda.  This new proposal is for a 219 unit, 5-story apartment building.  This is in addition to the 368 units currently under construction.

Five-Story, 219-Unit Apartment Building Proposed for Jeffrey Park

Wagenbrenner Development will present the latest plans for their Jeffrey Park development to the Italian Village Commission tomorrow. The plans call for a five-story, 219-unit apartment building located east of the apartments currently under construction along West First Avenue. A 156-space parking lot and a 267-space, two-level garage would be located between the new apartment building and the railroad tracks that form the development’s eastern edge.

Battery B looks to be about done on the outside. It also looks like each end has a blank area of concrete with lights installed to display murals or some kind of artwork like was shown in the project renderings.

Battery B is nearly completed. I've posted plenty of pictures of the front, but here are a couple of the back. The parking lot side feels a little like a motel, but I like the variation in colors.

Uber moving into the Berry Boltworks building in Italian Village

The Uber ride-sharing service plans to move its Columbus offices into the Berry Boltworks building in the old Jeffrey Mining section of Italian Village.

 

Windsor Cos. owner Alex Dorsey told me Uber will move into 10,000 square feet on the ground floor of the historic property at 350 E. First Ave. in September.

Some news on a five-story, 219-unit apartment building being proposed for Jeffrey Park.  This apartment building would be going into the northeast-most corner of the Jeffrey site - immediately south of 1st Avenue and abutting the railroad tracks to the east.  Below is a site plan of the apartment building within the larger Jeffrey Park development plan.  In addition to the 219-unit T-shaped apartment building, a 265 two-level parking garage and 146-space surface parking lot are located next to the railroad tracks.  The developer, Wagenbrenner, has said that these spaces would serve both this apartment building as well as other current and future projects within the Jeffrey Park development:

The final rendering is a view of this project from I-670.  The two-level parking garage is visible in front of the five-story apartment building from this direction.  This also the view from the Fourth Street exit that acts as a vehicular gateway into the neighborhood.  Because of this, the Italian Village Commission has asked Wagenbrenner to screen or camouflage the top floor's surface from this view.  As of March 2015, the commission voted to continue their design review process with revisions to be presented at a future meeting.

In 2012, the bankruptcy court gave Wagenbrenner Development control the massive Jeffrey Place project (now Jeffrey Park).  However, despite Wagenbrenner gaining control of the project, there were a few small gaps in the site that they did not control.  Two existing buildings had already been completed by the previous developer.  One on the west side of the site facing N. Fourth Street.  The second in the interior of the site to the east.  Additionally, two more parcels of land were under the control of other owners.

 

One of these parcels under control of another owner is now being proposed for development.  It is a one-acre section of land between Auden and Neruda Avenues and west of N. Sixth Street.  Below is the location of that parcel within Jeffrey Park:

So I guess the first new units are completed at Jeffery Park. I drive Uber and I picked up someone from a new unit tonight. He said he moved in about 2 weeks ago.

The first two photos show units that are occupied.

 

The last shot shows a unit that looks occupied, but the building does not look to be completed yet. Besides the stuff on the patio it was the only unit in that building with the shades down. Not only that it looked like their were lights on inside, but that doesn't show up in the photo.

An update about Jeffrey Park from a Business First feature in April. (It was previously behind a paywall, but can now be viewed by everyone at the link below.)

 

According to the article, the first 276 of 1,485 housing units Wagenbrenner plans to build will become available over this summer - 252 one-bedroom and 24 two-bedroom apartments.  The article also notes that at full build-out, with 2,000 to 2,500 residents, the 40-acre Jeffrey Park development would nearly double the population living in Italian Village.

With 278 apartments and 13 townhomes online in its Jeffrey Park development, and more under construction, Wagenbrenner Development Inc. is turning attention to the next phases of its residential community.

 

The Columbus developer will go before Italian Village Commissioners on Tuesday with final details of its five-story, 216-unit apartment building on the eastern edge of Jeffrey Park, at the southeast corner of First Avenue and Waldron Street.

Touting strong sales of its first eight single-family homes in Jeffrey Park, Mulberry LLC is preparing to build another six high-end residences in the burgeoning Italian Village development.

 

The Columbus developer will go before neighborhood commissioners on Tuesday with details of the second phase of its 25 Jeffrey project, at the northwest corner of Sixth Street and Neruda Avenue and within the 40-acre Jeffrey Park community coming to life on the former Jeffrey Mining industrial site.
