Hoof Hearted Brewery & Kitchen opened in the ground floor of the Jeffrey Park Community Center built at corner of Fourth & First last month - Nov. 2015 Google Streetview.

Wagenbrenner adding 258 apartments, 96 condos in Italian Village

Wagenbrenner Development Inc. has gotten approval to expand its Jeffrey Park development, bringing 258 apartments and 96 condos to the Italian Village neighborhood.

 

That will roughly double the number of residential units in the 40-acre master-planned community bounded by Interstate 670, North Fourth Street and East First Avenue. The Columbus developer expects to break ground in the fall on the fourth and fifth phases of the development, with construction expected to be completed next summer.

Windsor Cos. has completed renovations on the five-story Vetro Lofts at Jeffrey Park, with sales of the 35 units to begin in mid-July. The Columbus developer spent “well over” $1 million to renovate the former Jeffrey Lofts at 367 Auden Ave. (formerly 801 Civitas Ave.).

The views may not be restricted until that other large apartment complex gets built.  I know they say height restrictions but I believe they should've said view restrictions as well, pretty misleading.

^ I know what you mean.  I've always thought that a stucco exterior was an odd choice for a condo project that's asking $1,000,000 for its priciest unit.  But I guess it's the square footage they're paying for, as the $1 million price is for a corner unit clocking in at over 3,300 square feet (http://www.columbusunderground.com/jeffrey-25-italian-village-bw1).

Wagenbrenner looking to add bigger clubhouse to Jeffrey Park mix

Wagenbrenner Development Inc. is planning a new clubhouse and leasing office to serve its fast-growing Jeffrey Park community.

 

The Columbus developer would build a 2,872-square-foot facility at the northwest corner of Waldron Street and Neruda Avenue, along the far eastern side of what’s been developed in its 40-acre master-planned community.

Hoof Hearted is nice but I really wish there was more of an emphasis on developing public facilities and retail spaces as part of Jeffrey Park's development rather than these private suburban-style "community" clubhouses.

Community Center and Park Approved for Jeffrey Park

A new community center and a small pocket park on the eastern end of the Jeffrey Park development were approved by the Italian Village Commission at their October 18th meeting.

 

The one-story building will hold a leasing office and common rooms that will be available to residents of the 276 apartments already completed in the development. The green space will serve to fill out the rest of what is an unusually-shaped parcel on the east side of Vetro Lofts, a 30-unit condominium building that was redeveloped by the Windsor Companies.

There's a bit of backstory about why this condo building looks different from the other residential buildings within the rapidly developing Jeffrey Park.

 

Because of a previous developer's bankruptcy, this 25 Jeffrey Park site is one of a few parcels not under ownership of Wagenbrenner Development (who received ownership of about 90% of the former developer's property through the bankruptcy court).  This is one of the parcels that the previous developer sold off before going bust.  Therefore, it sold separately through the bankruptcy court and Wagenbrenner got outbid on it by Mulberry LLC.

The rendered site plans create nice visualizations. Interesting that the clubhouse targeted for the greenspace at the end of Neruda is not rendered. I wonder if they will complete the rendered street/alley next to the existing lofts building; it is not shown on the master site plan.

Sure would be nice if they had a couple corner stores and a cafe in there somewhere.

I think that master plan I posted pre-dates the clubhouse announcement.  But according to the clubhouse plan that was released and posted at http://www.bizjournals.com/columbus/news/2016/09/16/wagenbrenner-looking-to-add-bigger-clubhouse-to.html - it looks like there's not going to be any street/alley between the clubhouse and the existing lofts building:

^Thanks. There's no good reason to have a street/alley there, but I was curious as they just repaved the stub on the north side, which now functions as a couple street parking spaces.

Next Wave of Jeffrey Park Apartments to be Completed Soon

 

Leasing has started on the latest phase of new apartments at Jeffrey Park in Italian Village. About 48 units in three separate buildings will be ready for tenants in September. As those start to fill up, work will continue on another 10 buildings, holding a total of 218 units.

 

All of the new apartments are located on the eastern edge of the 40-acre development, part of what Wagenbrenner Development had previously called Phase IV but is now marketing under the name Legacy at Jeffrey Park.

A swanky condo development in one of the hottest areas of town will present another opportunity for buyers. Eleven more high-end townhomes are coming to the 25 Jeffrey Park development in Italian Village.

They need to use a bit more orange-red Columbus brick and just a little less of that alien brick jmho.  But it is all looking like good solid infill. Just think how many dying, dead and outdated 40 acre retail and other tracts are sitting around the city and suburbs just waiting for similar solutions!

The four story building in Jeffery Park is topped out. The three story one along fourth should start construction soon given their rapid pace. It's a shame the revised the design, I liked the older proposal for that site a lot better.

Really unfortunate design change and feels very out of context for that spot.

 

 

They are actually broke ground on this building this morning. They were roughing out the structure with paint last week and when walking to work this morning they had arrived and begin digging/moving dirt.

I imagine we will see this go vertical in the next month or so with how fast the one behind it went up.

 

Additional tidbit, this week I also have noticed them clearing the trees out between the 670 W ramp to N 4th St and 4th St. Wagenbrenner/Thrive has now added a development sign here but I have literally no clue whats happening. Anyone else? It clearly can't really be developed but maybe they're reworking something? I'm perplexed.

The condo building is finishing up. One bedrooms are listed for sale on Zillow for $280,000. I personally wouldn't pay that for a one bedroom in a wood construction building in Columbus when you can buy an entire house for that in this area. None of the new builds seem to be of high quality construction.

The modern ones that were selling for around $900,000 look good from a distance but the workmanship from up close is terrible. The exposed plywood is ridiculous on a property this expensive.

It's such a shame this huge development is A) not taller and B) apparently shitty quality. I'm talking the WHOLE Jeffrey Park area.

Height was never going to happen here and really wasn't necessary.  However the overall quality is absolute shit, which is shocking from Wagenbrenner.

Why do you think it was never going to happen and not necessary? 

I can't get over the exposed plywood on a place that is going for around $900,000.00.  Disgraceful.  At least from the pics the brick ones look a bit better.

You have a ton of land there and plenty of opportunity in downtown proper to go with height.  Anything over 5 stories was not necessary. As for why it was never going to happen, most all of these have rooftop outdoor spaces, no way they would sell for $900k with a couple 20 story towers blocking their downtown view.

Wagenbrenner didn't build the $1M exposed plywood building, that was the one Jeffery park lot they didn't own. Those were built by Mulberry. 

 

I think Wagenbrenner has overall done a nice job turning a huge empty lot into a neighborhood. The northern street wall is a little bit monotonous and the placement of the town homes is a bit odd in some places. But I've been in some them and they seem nicely done inside and out.
