I think they're working on phase nine right now: "The Italian Village Commission signed off on plans that will fill in one of the last remaining gaps in the development, bringing apartments and a parking garage right up to I-670, the southern edge of the site. The plans call for a five-story, 178-unit apartment building attached to a parking garage. A five-story, 90,000-square-foot office building is also part of those plans, although the developer – Thrive Companies – has said that that portion of the development will be built after the apartments and the 490-space parking garage. An amenity deck for residents will top the parking garage, and a central courtyard will connect up to a larger park space to the north." https://columbusunderground.com/plan-for-southern-end-of-jeffrey-park-approved-bw1/

Especially from those who live a bit far from the action and I am sure for those who may want to keep up but are not in Central Ohio either anymore or right now. Also I assume they have still not started on the office portion? I hope they drop it and build a 20 story residential tower instead. WFH is here to stay why not just keep it residential?
April 24, 20232 yr Here we can see Greenhouse and Parkside on Pearl in the background. Here we can see the Peer crane, Rambler crane, Verve, Crossline, and 4th and 5th in the background.

May 13, 20232 yr The park is sorely needed. Does anyone have a link to more info on what the park will feature? Hopefully an area designated for dogs.

Didn't see many details on the park. Only thing I could find is this: "There will also be a central green space at Jeffrey Park that Thrive Cos. has worked with the Italian Village Commission on. They hope to open the park, which is planned to be over an acre, in the spring of 2023. It would be the largest park in Italian Village.

If we really want to have a healthy, vibrant, and diverse city, we should be sure to keep families in mind when planning our developments.
May 15, 20232 yr Except for the lack of a playground, it looks like it will be a nice little park. More leisure paths upon which people may stroll. Edited May 15, 20232 yr by Toddguy
July 25, 20231 yr Thrive Cos. is leasing its latest speculative office building The newest office building at Thrive Cos. Jeffrey Park development is now pre-leasing. The six-story, 101,000-square-foot speculative office building is expected to be finished by the end of 2024. Matt Negron, director of development for Thrive Cos., said the office's exposure from I-670 could be attractive to prospective tenants. The building will be the first thing many see driving past Italian Village or taking an exit to downtown Columbus. The office building is next to a 490-space parking garage and a 177-unit apartment building, which are also amenities for the office building. October 5, 20231 yr This is going to look amazing along 4th! Cannot wait for this to finish up. Hopefully something goes in the empty parking lot on the other side of 4th. this is from the CU article and shows the building along 4th

January 2, 20241 yr Some of phase nine at Jeffrey Park becoming noticeable from 4th St Phase ten will really change the feel of 4th St in the area, as it will be right up against the 670 off ramp merge with 4th St

January 10Jan 10 Glad something is happening with this building. Hopefully they keep some of the cool features inside. I’m curious to see what type of retail it will become. Edit: looking at the address of the owner, it matches to a beer and wine market, so I’m guessing that is probably what it will be Edited January 10Jan 10 by VintageLife
January 10Jan 10 It's a cool building, glad to see it repurposed but the parking lot is really awkward.

February 3Feb 3 Nothing crazy, but this should be good infill for the area. Tried to get the renderings from the commission but didn’t get a response. edit to add: it’s also Roby so it should look good and will be a little better quality. Edited February 3Feb 3 by VintageLife

Wednesday at 03:55 PM1 day Thrive Cos. gets feedback on plan to shift Jeffrey Park's next phase from office to residentialThrive Cos. has revised plans for the final phases of its Jeffrey Park development in Italian Village to add more residential units in place of previously proposed office space and structured parking.Matt Negron, vice president of development for Thrive Cos., said the group tried unsuccessfully for three years to find the right tenant for the speculative office building that had originally been planned for Phase 9 of the project."This hasn't been the best time to be leasing office here in Columbus ... the office market's just been tough," he told Columbus Business First.Negron said it made sense to add more residences given Jeffrey Park has a current occupancy rate of between 90-95% among the existing 1,600 residential units.More below:https://www.bizjournals.com/columbus/news/2025/06/11/thrive-jeffrey-park-italian-village-feedback.html "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
