July 20, 200717 yr overrated. overrated. overrated. All that crap will turn into apartments as indicated. Miami's streets are pretty bare, even by Ohio standards. When I was there last many of the developments were dropping prices, cutting out phases or restructuring the developments in progress. Miami and its Mayor are caught up in the "if we build it, they will come theory." I'm glad Cleveland has not over built and stayed the smart course. I LOVE latinas <3 Therefore, I love Miami. I just sold a property that I owned on Miami Beach last month. It took a year to sell and sold for $50,000 less than it appraised for in 2005. Most of the new towers are mostly empty and some have stopped construction all together. It's a horrible situation, the developers aren't willing to cut prices, and people aren't willing to buy. I remember a 2004 Miami Herald Headline, the New Miami Skyline. There were about 85 new condo towers under construction or proposed. Just two years later, the bottom fell out. Looks can certainly be deceiving.

July 20, 200717 yr It is too soon to tell if any of these projects will eventually be abandoned. Most were just breaking ground when the market went bust. Some are in limbo and have financing issues as a direct result of the market. Regardless, the future is bleak for these new condo towers under construction in Miami for the unforeseeable future.
July 21, 200717 yr I have some folks there. One actually got a deal on a condo on Brickell and flipped just before the market went dead. He was like S. Florida is not a good investment, as he only made $4k net. He carried two house payments for (I think) 6 months.

I doubt it because the city is devoid of good transit, the local economy isn't that good, just go up Biscayne about 6 block north or east of American airlines arena and a completely un inviting, corrupt city/county government and dead downtown. What we see on TV - Miami beach - and whats going on in the Miami city neighborhoods are totally different. Even Miami beach is getting sketchy. Those tourist jobs are not going to keep people permanetly in the city and retirees wont be there much longer. I think one - two hurricane could bring the city down to its knees.

January 10, 200817 yr I went to Miami to visit a friend just before Christmas, and will be going again at the end of this month, and that city is filled with nothing but high-rise condos. I mean, they are everywhere! Along I-95, I-395, Brickell Avenue, Ocean Drive, and Collins Avenue. Collins Avenue was particularly impressive, given that a lot of the condos had addresses that were in the 7000, 8000, 9000, 10000, and above blocks. If this were Columbus, that would be out in Delaware County in Powell and Dublin. Just jaw dropping!!! Maybe I should post some pics of the buildings???
January 10, 200817 yr ^^ Note that it is MUCH harder to turn a property from buyer to renter, than it is from renter to buyer. Investors want their money _now_, which is why you saw more buyer-oriented properties spring up. Owners of existing units don't want renters, for fear that the building will go to hell. At least some are able to do it.

The developer says that 70 percent of the project’s 391 condo units are now sold. That is a significant increase from October 2020, when around 60 percent of units had been sold. Prices start at around $1 million and range to over $50 million. Aston Martin Residences is currently under construction and has reached level 49. The tower will top off at 66 stories. Aston Martin is also on track to become the second tallest in all of Miami at 816 feet above ground. Only Brickell’s Panorama Tower is taller. Completion is set for next year.

It isn’t clear exactly how tall the new tower would be – but the property allows for a supertall. Under FAA and Miami-Dade height rules, a structure of up to 1,049 feet above sea level is permitted on the property. That could allow a building at the same height as the 100-story Waldorf Astoria Residences planned nearby. Swire Properties has also already obtained height approval for a 1,049-foot tower just a block away called One Brickell City Centre (planned to rise 80 stories). Developer 13th Floor Investments is behind the new proposal. The potential supertall would be built on the First Miami Presbyterian Church property at 609 Brickell Avenue. Plans show that the project would be built on what is currently a surface parking lot. A building housing the Key Point Christian Academy building would also be demolished. The church building itself would not be demolished. The goal is to build “the most luxurious residential tower in the world,” the developer said in a press release. MAJOR. will rise 1,049 feet – the maximum permitted by the Federal Aviation Administration in Miami. Studio Sofield is the architect designing the tower. Sofield will also design the lobby and residences. JDS and Major Food Group are the developers.
