The Soar Mobile Home Park between Miami and El Portal could be redeveloped into a mixed-use project with nearly 4,000 units and buildings of up to 50 stories.

Miami Soar 111 Land Trust, and numerous affiliates all owned by David Mordekhay, filed a comprehensive development master plan (CDMP) amendment with Miami-Dade County officials concerning the 22-acre mobile home park at 8275 to 8047 N.W. First Place and 7930 to 8060 N.W. Miami Court. It’s located in an unincorporated area just north of the city of Miami and south of El Portal.

The property owner wants the county to approve a “special district” with approval for up to 3,990 multifamily units, 250,000 square feet of retail, 107,800 square feet of office, and 312 hotel rooms.


As for the 306 deeded mobile home spaces on the site, the developer provided a housing study stating that 247 of them are occupied. The mobile home residents would be relocated in two phases, First, all homes north of Northwest 82nd Street would be moved to the south side of that street, then, all of the residents would be moved off the site.

The CDMP application would require County Commission approval. It’s part of the May CDMP cycle, so a public hearing should take place later this year.

The Soar property is located in ZIP code 33150, where the median household income is $35,680 and nearly 60% of residents are Black.

Woodfield Investments Proposes 41-Story Mixed-Use Tower In Downtown Fort Lauderdale

Fort Lauderdale’s Development Review Committee will review site plans for a new construction 41-story mixed-use building at 520 West Broward Boulevard. The 0.79-acre property is located in the Sailboat Bend neighborhood within the City’s Downtown Core, nestled in between Southwest 5th and 6th Avenues south of West Broward Boulevard. Designed by West Palm Beach-based Spina O’Rourke + Partners with EDSA as the landscape architect and developed by Virginia-based Woodfield Investments LLC, the project comprises of 365 residential units, 2,500 square feet of ground level commercial space, an amenity deck with 53,165 square feet of space and 444 parking spaces. Flynn Engineering is onboard as the civil engineer along with Maser Consulting as the surveyor and Lighting Dynamics Inc. for lighting purposes.

At a height of nearly 439-feet, 520 West Broward will stand as a gateway to the Fort Lauderdale’s Downtown Core, transforming the western entrance into a more walkable, livable, mixed-use and urbanized environment that would fall in line with the intent and purpose of the Regional Activity Center – West Mixed-Use district. The project’s 365 residential units would be offered in a mix of 62 studio, 202 one-bedroom, 70 two-bedroom and 31 three-bedroom floor plans in the average range of 606 to 1,489 square feet spread between the 11th and 41st floors; over 50% of the unit program mix are one-bedroom apartments. The 2,500-square-foot ground floor commercial space creates a mixed-use environment that fosters walkability and internal capture to the resident’s needs. Residents and guests would have access to a robust amenity deck on the 10th floor which would feature a pool surrounded by ample seating and lush oasis-like landscaping, lounge areas, cabanas, and a breathtaking view of Fort Lauderdale’s Downtown and New River. Indoor amenities would include a common lounge, health and fitness center, and dog spas.

As per the project description found in the letter of intent, there are 10-foot wide sidewalks and accessibility components integrated into the site design along West Broward Boulevard to enhance the pedestrian experience and safety. The intention is to prioritize pedestrians and lead future development to create a well-defined and continuous corridor throughout Broward Boulevard that encourages walkability and activity along its length. Along the local streets, SW 6th Avenue and SW 5th Avenue, widened sidewalks, shade trees, and accessibility factors are provided to create a more scaled and robust pedestrian experience. The pedestrian experience is emphasized along the local streets to seamlessly integrate into the City’s iconic amenities and attractions for year-round activation.

It has been more than 40 years since I have been to Miami.  As I view it from afar I am blown away by all the new construction, built and planned, especially residential.  I imagine much of this has to do with it being such an international city and a base for wealthy Latin Americans.  The one negative I hear about the urban Miami experience is that a lively street presence is lacking, especially in its downtown area.  Lack of retail, etc. given the residential density.  Lots of parking garages hindering the street wall.  Again I have no idea personally, just something I read and hear quite often.

I have no idea if that is true either, but it points to my overall eh about skyscrapers. Sure they look amazing and I think Columbus needs some

more, but a lot of them seem to lack any or good street presence. They help with density for sure, but if there aren’t good street activities what is the point?  

The challenge is that it's super car centric, plus views and height are desirable, and it's a climate that's not great for walking for a good chunk of the year. The end result is very few are trying to change the status quo. 

 

You get a tower with a giant parking podium for the bottom 2-10 stories. The only part of this chunk of the building that has any sort of pedestrian activation is the lobby and maybe some sort of building amenity like a gym. But most active uses in the building are at the podium level as that's typically where you'll find the amenity level as it then has access to a rooftop pool, etc.

 

You can definitely counter this by doing things like using ground floor retail, wrapping your podium with units or townhomes, etc. But people aren't paying a premium for any of that currently, so you end up with a very attractive, well landscaped Downtown that does feel a little lifeless at times at ground level as a result.

 

I do think it's changing though. I visited Miami last year which was the first time in over a decade and Downtown felt a lot more active than the last time I passed through. More people just out and about. It still lacked the ground floor shops, restaurants, etc. that you'd expect out of a downtown, but I think it's finding its footing.

 

All in time for it to flood during blue skies and clear weather and be an infrastructural mess for the foreseeable future haha.

Ohhhhh it's true, walking downtown and Brickell is not pleasant, even the few times nowadays it's not underwater from storms. There is little to no streetscape enhancements, traffic calming, or shade. Getting street trees down here that aren't small ornamental palms are like pulling teeth. It has the density but the problem is it still thinks it should only be accessible by car. Skyscrapers and high rises are important to reach the density needed but it's not a silver bullet.

We stayed in Downtown Fort Lauderdale in 2019, walked over to the Brightline station ans rode down to Miami. Outside of the area around the Miami Central Station, the streetlife in downtown Miami was zero. Lots of blank walls and parking garages along the sidewalks. So we grabbed a bus over to Miami Beach which is much more lively at street level. BTW never take a taxi in Miami Beach -- he forced my wife, 6-year-old son and I out when we got stopped by heavy traffic on the causeway trying to head back to Miami Central.

Yeah, I’ve only went on one and it wasn’t really that enjoyable. I would rather be at an all inclusive resort.

I would have grabbed a photo of his hack license and refused to leave the car, with my phone in my hand about to dial 911.  It usually makes these kind of taxi drivers reconsider.    Of course I've done this without a wife and 6 year old in tow....

The Namdar Group has secured a $195 million loan for the acquisition and construction of Namdar Towers in Downtown Miami, Commercial Observer has learned. 

Slate Property Group affiliate SCALE Lending provided the loan. Greystone Capital Advisors brokered the deal with a team led by Drew Fletcher and Bryan Grover. 

Located at 222 NE 1st Avenue, the Namdar Towers development will have two residential towers consisting of 640 units in a 41-story tower and 714 units in a 43-story building. The total project will be in excess of 1.2 million square feet, according to a release. 

“As SCALE Lending continues its expansion into new markets across the country, we’re excited to bring a desperately needed rental product to Downtown Miami, which has predominantly been a for-sale condo market,” Martin Nussbaum, co-founder and principal of Slate Property Group, said in prepared remark. “Our repeat work with Namdar Group is further proof that SCALE Lending is a reliable partner that can provide flexible and quick capital solutions in the trickiest of times for successful projects across the country, even amid inflation and rising rates.”

The financing is SCALE Lending’s first deal in South Florida. The lender also recently provided $55 million in construction financing for the development of 158 units in Crown Heights, Brooklyn and an $86.7 million loan for multifamily development in Williamsburg.

Now THAT's a TOD!! Located right next to the South Miami Metrorail station. There's a fair amount of density around that station but crossing US 1 at grade if you're a pedestrian is a bit scary. Hope they build a walkway over US 1 into this development.

New York-based Dependable Equities has proposed a 1,100-unit apartment project in Fort Lauderdale. It would be one of the largest developments planned in the booming Flagler Village neighborhood.

The Ombelle would total 1.04 million square feet with two 43-story towers connected by a podium. It would have 1,100 apartments, 11,217 square feet of commercial space, and 1,100 parking spaces. There would be an amenity deck on the 10th floor with two pools, a garden, a lounge/bar, a game room, a library, a private dining room, coworking space, a gym, a spin room, a spa, a dance studio and a yoga studio.

“We are looking to establish a high-end, condo-like experience for renters,” said Isaac Schlesinger, head of Dependable Equities. “Our 75,000-square-foot amenity deck will be a renter’s dream. We are aiming to bring a product to the market that does not exist today.”
Ombelle was designed by New York-based ODA Architecture. Fort Lauderdale-based attorney Stephanie Toothaker represents the developer in the application.

JV Secures $147M Loan for Florida Student Housing Project

 

 

A joint venture between Adam America Real Estate and JW Capital Management, along with their equity partner, ARBS Real Estate USA Holdings, have secured $147 million in construction financing for the development of a 932-unit, 1,201-bed student housing development near Florida International University (FIU) in Sweetwater, Fla. The project is slated to deliver in the fall of 2024.

Supertall Miami Tower Scrapped in Sign of Weaker Demand

Bloomberg) -- Swire Properties Inc. has scrapped plans for a supertall tower in Miami’s Brickell neighborhood, as the large development in the heart of the region’s financial center faced challenges luring tenants.

 

The developer has hired brokerage CBRE Group Inc. to sell 700 Brickell Ave. and 799 Brickell Plaza. 

 

The two sites were initially set to be a major office project called One Brickell City Centre that Swire was planning to build with Related Cos. They had envisioned the tower as a magnet for the tech and financial companies flocking to Miami, but struggled to find enough tenants to fill up what was expected to be among the tallest buildings in South Florida.

WEST PALM BEACH, Fla.—When Mayor Keith James first met billionaire real-estate developer Stephen Ross at the 2019 groundbreaking for a high-end apartment building, Ross wasn’t shy about his lavish ambitions for this once overshadowed South Florida town.

 

The Laurel was to be the city’s most luxurious rental building, with a rooftop pool, Pilates studio and private dining room. The resort-style complex was just the start of Ross’s plans. 

 

“I want you to know, Mr. Mayor, that I am spending money in your city like a drunken sailor,” Ross told James at the groundbreaking ceremony. The newly elected mayor of West Palm Beach was floored.

1414 Brickell, LLC has submitted a pre-application to Miami-Dade County for a proposed development located at 1414 Brickell Avenue and 1421 S. Miami Avenue. The proposed mixed-use development would be situated within the RTZ Metromover subzone of Miami-Dade, helping encourage the county’s vision for mixed-use, dense projects near transit. The project would consist of an 81-story tower with 560 residential units, 84 hotel rooms, 117,310 square feet of usable office space, 6,038 square feet of retail space, and 1,226 parking spaces.
While renderings and final designs have not been released, preliminary drawings show a decidedly tall tower at 1,010 feet. Along a portion of the tower is green space, and the podium is 10 floors of parking. Office space will sit closer to the ground floor, followed by a hotel, and then residential units.
