WEST PALM BEACH DEVELOPMENT THREAD

 

West Palm Beach is booming, especially with the shift of financial and hedge fund jobs from New York to South Florida during the Pandemic. Even though the City is within the Miami metropolitan area I felt like the growth here deserved it's own thread. I wanted to share some recent developments under construction and recent proposals. First up is the new tallest building in Palm Beach County.

 

One West Palm - Under Construction

Designed by Miami firm Arquitectonica, One West Palm is one of billionaire Jeff Greene's projects. The 30 story, mixed-use towers will contain 328 apartments, a 200 key hotel, 200,000 SF of office over ground floor retail and 7 stories of parking. The towers topped out earlier this spring and window installation is underway.

One Flagler - Under Construction

Up next is the 25 story One Flagler being developed by Related (Hudson Yards Development in NYC). The tower will include 227,000 SF of office and repurpose the old grecian temple styled First Church of Christ building. It broke ground earlier this year and is expected to open in 2024.

575 Rosemary - Under Construction

This 21 story mixed use tower is being built in the heart of The Square, West Palm Beach's entertainment development (think Easton with palm trees and mediterranean architecture). It will contain 364 apartments (85% high-end luxury and 15% workforce). It broke ground earlier this year and is expected to open in late 2023. It is another project from Related.

Forte - Approved & Funded

 

Forte is a 24-story, high-end condo tower on the southern edge of downtown. Each floor only has two units with the top pent houses taking an entire floor. It is already 70% sold and commands some of the the highest residential condo prices in Palm Beach County starting at over $6 million for a condo between 4000SF. It is in the pre-construction phase and is expected to be completed in 2024.

Flagler Towers - Approved

 

Twin, mission revival/Mediterranean inspired towers rising 28 stories next to the Forte development near downtown West Palm Beach. These luxury condos start at $10 million with the multi-storied penthouse expected to go for $70 million. If it sells at that price point it will break records for Palm Beach County. The architects are the same ones that designed 5 Central Park West and 220 Central Park South in NYC. Expected completion in 2026.

Datura Hotel + Residences - Approved 

 

This recently approved 20-story mixed-use tower in downtown West Palm Beach will bring 180 apartments, 275 parking spaces, and a 132 room boutique hotel across the street from the Brightline train station. Completion is TBD

320 Lakeview - Proposed

 

Sympatico Real Estate is proposing a 25-story mixed use tower in downtown WPB. The tower would contain residential units as well as a hotel. The building is also designed by Miami-based Arquitectonica.

we stopped in the grandview public market last time we were there. it was nice.  👍

 

and much better to visit than the downtown lifestyle mall, which i don't think is aging too well.

A couple of projects that wrapped up late last year, earlier this year.

 

360 Rosemary - Completed late 2021

 

The 20-story tower has 300,000 SF of commercial space. Goldman Sachs claimed a large portion of the tower for 350 workers they moved from NYC earlier this year and are expecting to relocate more in the near future. It is one of the new high-rises attracting major financial firms to WPB with the end goal of establishing the City as "Wall Street South". The ground floor will contain multiple restaurants including a second location of Manhattan's Harry's Stakehouse.

Bristol Condominiums - Completed late 2021

 

24-story condo tower built on the intercostal waterway separating West Palm from Palm Beach Island. Completed last year, the condos range from $10-million to an almost $30-million penthouse.

La Clara Condominiums - Under Construction (Topped Out)

 

A 25-story, LEED certified condo tower with 83 residences ranging from $2-million to $10-million. Expected completion later this year. 50% of the units have sold.

Olive & Banyan - Proposed

 

A proposal for renovation of an historic build plus a 12-story addition on an existing surface lot. The 12-story addition will contain 142,000 square feet of office space, 18,000 square feet of ground-floor retail and restaurant space, and a parking garage with 300 spaces.

yes its great to see all this i had no idea — please keep them coming and with updates and pix when you can.

 

it does make me think about like how wise is it to put so much money and effort into developing the waterfront with global warming sea levels rising and hurricanes and the like. not just florida, but up and down the atlantic coast. i dk, just a worry we all have to live with i guess.

Yeah my exact thought. I guess when you are selling units for $10 million+ your money is recouped pretty quick and it isn’t the developers problem anymore. Saw an article yesterday that said the caps are melting even faster than originally thought.

the thing is, inevitably we all pay when a big storm hits and the feds have to come in with expensive rescue, cleanup and remediation money.

 

but back to the thread, telooking them over i am surprised that all of these developments are quite handsome. no clunkers!

West Palm Beach is studying a proposal for a 13 mile east/west light rail line to connect downtown to the communities to the west of I-95. We already have high(er) speed rail - Brightline, and commuter rail linking the entire Miami metro north/south but there are not a lot of good transit options going east/west. The proposal's design is based off of similar light rail expansions in Austin, Portland, Phoenix, and SLC. The train would run on dedicated tracks operated from travel lanes and include raised platforms for boarding. The rough order magnitude cost is approximately $850M.

515 Fern Street - Proposed

Related (firm that built NYC's Hudson Yards) is proposing a 25 story high-rise that will contain approximately 456,000 sf of office plus 15,000 st of ground floor retail. The firm is continuing to propose new office towers as financial firms from New York have been leasing entire 20+ story buildings before they are even completed. When completed, 515 Fern will be the largest office complex in the City.

Construction Permit Created For Second 648-Foot Miami River Tower
 

Another tower at the Miami River complex is set to move to the permitting phase.

Miami Building Department records show that a construction permit process was created for the second tower in May. It is not yet in review, with full plans still not submitted.
The second tower will rise 54 stories or 648 feet, according to the construction permit filing. That is identical in height to the first tower now under construction.
Tower 2 will include 468 residential units, and 6975 square feet of retail.

As with the first tower, GT McDonald is listed as the contractor.

these Jenga-ish towers are so damn ugly. Hey let's take a tall box and make it even more ungainly and awkward.  I hate them with a passion.  Is the World Trade Center Jenga dead for good? Cantilevered box towers are the work of the Devil IMO.

A partnership between two developers has purchased the One River Point property, with plans to move forward with development, according to the SFBJ.

ORP Partners LLC paid $58.5 million for the site and development rights from Kar Properties and Shahab Karmely.

The new company is listed as being managed by Edgardo Defortuna. According to a statement, it is a partnership between Karmely and Defortuna.

Defortuna said in a statement that his company is “extremely bullish on the market and on the future of the Miami River.”

“Edgardo and I are excited to realize the original vision and fine tune the details to take this project to the next level together,” said Shahab Karmely.

One River Point is planned as connected 66-story towers designed by Rafael Viñoly, with a combined 300 units.

The project was resubmitted to the FAA on August 30 at 788 feet above ground, or 797 feet above sea level, records show.

Miami River’s developer has just signed an agreement with Miami Dade’s Water and Sewer Department, in a deal that will see more apartments than originally planned.

 

According to the September 27 addendum to the original utilities agreement, the Miami River Special Area Plan in Brickell will now include:

1,961 apartments

29,600 square feet of full service restaurant

40,000 square feet of office

120,020 square feet of retail

17 marina slips

 

Meyer Chetrit signed the agreement on behalf of the developing entity.

 

The project was originally planned to have 1,678 residential units, 330 hotel rooms, 196,882-square-feet of retail space, 98,040-square-feet of office space, and a 30-slip marina, according to a 2015 utilities agreement.

World’s First Solar-Powered Residential Skyscraper Planned in Brickell

 

 

Plans have been announced for a 70-story residential tower called The Residences at 1428 Brickell that will be be partially powered by solar panels into the building’s glass.

It will be the first residential high-rise in the world partially powered by the sun, the developer says.

The Residences at 1428 Brickell will also be one of the tallest building’s in the area, with an amenity level at 860 feet above ground.

On the west side of the tower, a nearly 20,000-square-foot “solar backbone” is planned, with 500 photovoltaic-integrated windows. The lifespan of the solar panels will match the windows, the developer said.

The system will be capable of generating 170 megawatts of solar energy per year, which would result in the reduction of approximately 4,700 tons of CO2 and the use of 3,000 barrels less of oil.

A total of 189 residential units are planned, with prices ranging from $2 million to over $40 million.

Ceiling heights will start at 11 feet, with penthouse units ranging from 12 to 30 feet.

There will be eight amenity levels totaling 80,000 square feet, including five amenity levels at the top of the tower and a rooftop pool and atrium on Level 70. Another pool will be located on level 7, along with guest suites.

Architecture is by ACPV Architects Antonio Citterio Patricia Viel along with Arquitectonica, with interior design also by ACPV.

Cosentini Associates is the solar energy consultant.

John Moriarty Associates is the contractor.

Ytech, Led by CEO Yamal Yidios, is the developer.

Fort Lauderdale is paradise for anyone who wants to retire with their yacht. But now, a flurry of new development is building out the city for younger residents who (gasp!) may not even own a boat.

 

Miami-based Doron Broman, the managing partner of Moderno Development Group, told The Post that 99% of his projects are in Fort Lauderdale.
