This would be such a beautiful hotel conversion and the layout of the building looks like it would convert well to a modern hotel  (Long and more narrow structure). the thing that I never loved about staying in converted old buildings is that many of the rooms have weird layouts, a ton of wasted space on each floor from the elevator setup or few exterior windows from my room

This will be a Pendry hotel property, top of the line luxury hotel brand. Surprised Cincinnati was next on the list to get one. These rooms are going to be so over the top, oversized or weird spaces wont matter. 

Pendry hotels are very nice.  That is a big get for Cincinnati.

Two mock up rooms were completed for review by Pendry last year, but I don't think this is 100% a go yet.  

 

The sound studio refuses to leave until its lease ends, which is a slight problem in the short term.  I assume they are just holding out for more money to relocate.

One of the holdups was due to a tenant not wanting to move out of I remember correctly.

It it was Gwynne Sound, they are now called Play Audio Agency and have moved to 19 Garfield Place it seems.

Got an update from a buddy at HGC and he said this project is fully underway!!!!! They apparently built some mock rooms a while back and they were VERY lavish. Not sure if they have made any changes to the plans. This is a stunning building and I’m thrilled to see this project happen. A big pick up for Cincy. Fingers crossed no more delays and opening as quickly as possible (probably 2025)

160ish

Lots of work in the building. Most visible is on the north side they are removing all the old windows. I’m assuming the big grand windows on the front side will be saved. The night pic was about 2 weeks ago, the other was earlier today.

Zero. I heard October was the final start date back ln the summer. The Mercantile Project is fully underway but not the hotel but it was suppose to be a joint coordinated project after the tax credit award. Its been a long hot mess, and it smells walking past it along walnut, although I think it’s just urine from homeless and drunk people late at night. The Kimpton location is soooo prime too it’s a shame. The owners clearly have funding issues and need to sell it at this point if it’s stalled again.

That block of 5th street from Walnut to Main (essentially government sq) is now my least favorite block to walk because it always reeks of weed.

Yeah then you add in the liquor store and the loud mouth high school students and it’s pretty unpleasant at times.

Forgot about the liquor store there. I always still think of that as a Walgreens still. 

I've heard the liquor store is moving.

Steady progress on the new Pendry Hotel. I had the opportunity to take a recent peek at the plans and it really is going to be a best in class property and elevate the city big time. The building will certainly be the best hotel in the Midwest outside of maybe a few in Chicago from what I’ve seen (staffing it with great talent is the other hurdle of course). Construction is scheduled to really accelerate over the next 90 days or so as the build out begins.

I think that was one of the keys for 3CDC in the beginning in OTR was kicking out the liquor stores, since they congregate crime. Would be a good move. @646empireare they removing the skywalk that crosses Walnut there during the renovation of Kimpton/Mercentile? I feel that will also make a HUGE difference as well to make that block not so claustrophobic

That’s a very good question I’ve never heard if that skywalk would be coming down as part of the project but your right that would be a huge improvement coming down walnut and opening things up visually.

Who controls the Skywalks? I have always thought it was an easement granted to the city for purposes of moving people and that in exchange for allowing the flow of people to pass into the buildings (like Mercantile Center) the building owner gave up rights to control the Skywalk area.  

Highly doubt that portion of the Skywalk is taken down. Very integrated with those buildings it connects.

I don't know for sure about liquor, but I know that there was a corner store where Quan Hapa is now that was the most frequent location for 911 calls in the city. They likely sold beer, but I don't think they sold liquor.

Maybe I was wrong... I tried looking it up but it was a long time ago I thought I had read that 3CDC concentrated on corner liquor stores to redevelop those on Vine Street. Could definitely be wrong though..

Makes sense! I remembered it incorrectly, I think I read that in 2014 or so

Work continues, they have now put up a lift at the corner of 6th and Main. Was in a rush so the pic is a bit crooked.

Going to be an awesome upgrade there! I really like all the hotels coming online in downtown Cincinnati. I think more than anything it adds a lot to vibrancy to whatever block it is on, even with just the concierge people out front. From going to nothing to activated is always good. I am excited to see what the building will look like after it's finished. This building will really pop on the outside and I am sure they will add lights. Looks like a lot of the buildings they've redone in Cleveland and Detroit.

They are starting to paint the Iron/Metalwork on the windows. A nice forest green.

I noticed that a lot of the windows on the north side of the building are getting bricked up. I’m guessing the guest rooms will primarily face the east, south, and west sides?

Mostly south and west with 4 rooms facing north.

Nice to see these beautiful old buildings come back to life.  

I wonder if they plan on powerwashing and treating the exterior stone. This is really going to sparkle when they're finished

I thought I saw somewhere on this forum that it will no longer be a Pendry. However the press release is still up on Pendry's website, and the developer's website has no information.

Yeah I remember someone alluding to it being under a different name, just was checking if there was update on that

It’s a shame it’s no longer going to be a Pendry. I’m told costs and “other factors” led to the decision. I’ve also been told it’s still going to be a bad as* hotel tho details coming apparently. Restoration works continues with workers onsite everyday. Lots of money has been spent already getting the building ready for build out.

I wasn't familiar with the Pendry brand before, so I was looking at some of their other properties earlier this week and they appear to be very high end and only exist in a handful of major U.S. cities. So I'm not shocked that the Gwynne isn't becoming a Pendry. I'm sure it'll still end up with a different high end hotel flag and the project will still be great.

Well I can confirm its not going to be any Hilton branded properties, only active project downtown is the Race Street Home2 and the Tapestry on Central Parkway. 

The building is looking magnificent! Exterior work looks just about complete. Looks like buildout is about start, still no confirmation on Hotel Operator. What a absolute gem!
