City Council panel OKs aid for development of 400+ apartments near Cleveland Clinic

"A City Council panel signed off Tuesday on a plan by Mayor Frank Jackson’s administration to loan a developer $500,000 to help build apartments in Hough near the Cleveland Clinic. The loan would help Inspirion Group launch a project at East 90th Street just north of Chester Avenue that would include more than 400 apartments and commercial space. ... Demolition at the site could begin this summer, with the first phase of construction starting in the fall, Ebersole said."

They started demolitions last summer. More to come, I guess.

Well then what's the demolition on E. 90 that is already happening? Two big old apartment buildings are piles of bricks right now.

Ah damn I was hoping more of Hough could be kept intact but the reality that it's new identity is the way forward and very little will be saved is sinking in for me.

Almost the entire block from Chester to Hough has been reduced to rubble.  Sad to lose brick buildings.

Honest to God I wish I could personally fund an architectural revival movement complete with privately funded street cars! 

 

My only realistic ray of hope is that at least Hough does have a future and we will just have to find a way to accept and appreciate that for what it is.

ARPI Apartments to continue Hough's residential growth

 

City Planning Commission today approved plans for a new apartment building in Cleveland's Hough neighborhood, marking the latest sign of continued investment in new housing options for that community.

 

The $12 million development, ARPI Apartments, 1865 E. 93rd St., will offer 42 units of mostly studio and one-bedroom apartments with a small number of two-bedroom units. All apartments in the four-story building will have first-floor patios or upper-floor balconies.

I love seeing so much growth and investment in this neighborhood. The spillover from the Clinic, etc. is definitely a factor in it, but I don't necessarily see it as the only reason we see so much all of the sudden. I think its incredibly important to note the developers praising councilman Basheer Jones over how closely he's worked with them. TJ Dow held this area down for so long under his shakedowns and corruption. No doubt we are seeing a flood now in part from all of that pent up demand from years past. This area is a perfect case study of what competent leadership can do.

Love it. And very smart location by the developers---its just a few feet down from the new Case/Clinic med school---i see this bldg filling up very quickly.

Good thing they were able to go against our city's zoning mandates - especially in a place like Hough that lost most of its urbanity. 

 

Cleveland is helping the project in several ways. It has given zoning variances for smaller setbacks and fewer parking spaces than normally required, since Addis View is within walking distance of many workplaces and of the HealthLine.

Why doesn't the city just fix its zoning code rather than rely on variances?

All the staff time to review zoning variances and hold hearing can't be cheap.  That leaves political will, I suppose.

Inspirion Group, via its architect LDA, is seeking the second round of permits for the E. 90th Street Apartments, 1878 E 90th St. This is for new construction of a 130-unit apartment building. The application is the Permit Package 2 for Vertical Construction. Site and Foundation work is being performed under permit #B21000644.

Retail development in Cleveland’s Hough neighborhood to be named for famous Black entrepreneur Madam C.J. Walker

"The developer behind a new retail project in Cleveland’s Hough neighborhood aims to inject more life into a long-distressed area while nodding to a past Black hero of the United States. The 16,000 square-foot building will sit on a one-acre piece of land at Hough Avenue and Crawford Road. Of that, a quarter of the space will go to a yet-to-be-named credit union, while the rest will be for small shops. Kareem Abdus-Salaam of the Maryland-based real estate and construction firm Structures Unlimited, which is developing the site, also said he wants to have some space be used as an incubator for startups. ... construction should finish by fall 2022 on what he said was an $80 million project."

This development (because it's retail) is, to me, one of the biggest signs that there is life being breathed into Hough, even if it's just a strip mall.

 

Hopefully this is just the beginning of much more retail. If Hough continues to come back maybe in 40 years they'll demo this strip mall to build a 10-story mass timber apartment building. 😘

I'm guessing $80 million is a typo- that would be a $5,000/sq ft project.

You just beat me to it. I was thinking $8 million but even that seems quite a bit.

It puts the parking in the rear - not a bad spec considering that something much less desirable could have been built. I think we should be realistic on what to expect for such a run-down part of the city and what was there in the past (for context).

I'm trying to find out who the developer is. It appears to be a group in Galveston, TX. BTW, if they can pull this off, it would be huge for Hough.

SLSCO purchased it in case you hadn't found it yet. They seem to do a lot of government projects and disaster emergency response stuff. They also do some private housing as well. See here for their sale homes: https://sbbtexas.com/

Also worth noting that the sale included two other large parcels: 1533 Crawford Ave and 1551 E 93rd St. Parcels ending in 40 and 11 pictured below:

Yeah, I'm curious to see what if anything they have planned for that parcel. I'm reaching out to them.

 

BTW, I'm looking at their communities and they build some pretty nice stuff.

This was my favorite. It's called Studemont Heights, located west of downtown Houston. Not a fan of the fencing (why are there so many fences around housing developments in Houston??) but I love the style, brickwork, cornices and balconies. I think they would translate great here in Cleveland. Here's a streetview....

You're right i like their taste thanks for sharing. I did a perfunctory google search and got mostly stuff based on a border wall contract and im like.. "I dont think Ken appreciates their border wall aesthetics.."

I don't know, those looks like fake fronts on some sort of vinyl sided box behind.  I do like the brickwork and balconies, I could do without the rest.

Yep.  In Cleveland, we put the vinyl up front!

Yea i mean its definitely not perfect but its isnt as hideous as link59 or the hilton on euclid avenue by e55th those things are monstrosities.

More apartments breaking ground in Hough, more coming

 

As shovels went into the ground today for a new apartment building in the Upper Chester section of Cleveland’s Hough neighborhood, the project’s partners were already looking to the future.

 

A groundbreaking ceremony was held today for The Lumos, 1865 E. 93rd St., an $8.8 million investment in the community that will add quality housing, add more population and support the expansion of more businesses and jobs in the neighborhood.

It's beyond exciting to see residential developers out in front of what should be a decade of Cleveland Clinic main campus development on par with what they built in the mid-to-late aughts.  And this time, it looks like the spillover will spread north into Hough and south onto Fairfax.  There really couldn't be better news for University Circle or, indeed, the entire east side of Cleveland.  As happy as I am to see the Circle Square high-rise going up across from Wade Lagoon and Severance Hall, it's smaller projects like these that can help with density and granularity throughout the neighborhood without many people noticing.  A hundred or so people here and one hundred or so people there in dense neighborhood developments is how you actually reverse the now half-century long decline in Cleveland's urban core.  More like this in Hough and Fairfax, please.

^I met him at an event at Levin College when I was a grad student there. He was approachable and friendly. My only meeting with him left me with a positive impression.  

RIP Mr. Frazier.  You were a true original.  We were lucky to have you. 😢

Interesting. Marous (aka Vintage Development) owns the property. They've owned it for 15 years. I'll poke around and see if anything is cooking.
