October 28, 20195 yr Author My guess is that it's on all of the land bank owned space on E 65th between the two avenues. Delving further into research of the organizations involved, Ubiquitous Design LTD has done a number of small projects and designed the African American Cultural Garden and WRJ Developers is a brand new organization made up of a bunch of other groups. The area of Hough has seen quite a lot of newly constructed "mini mansions" in the past couple decades from wealthy black professionals moving back to the neighborhood, but to my knowledge, this is the first multifamily in recent years. This development also seems notable as one of the only black lead new construction development groups in Cleveland.

October 29, 20195 yr Author Seems to be, but the plan is now for an apartment building instead of offices. LDA Architects have designed a lot of awesome apartment buildings such as Church+State so I'm excited to see this.
October 30, 20195 yr If it's just going to be apartments it would be nice to see them save the ones that are currently there and just fill in the vacant lots. But I doubt that we're that lucky!

I've learned to not be too optimistic about development in the area but I'm hesitantly hoping LDA does something urban and hinting towards the historical apartments of the area. At the very least, it'll be better than Innova/Residence Inn. Such a car centric front with a poorly planned sidewalk. Like a desire path if it was grass, almost everyone I see ends up just walking in the car lane/parking when going past the building.

October 30, 20195 yr Two developments in Hough will be presented before the Cleveland Planning Commission on November 1st. I couldn't find a thread for Hough specifically so I created this one. I believe the E. 90th Street Apartments have been mentioned in the University Circle General Developments thread. Though the areas may blend around E. 90th, the development is within Hough and as such, I think Hough deserves it's own thread. 1st: E. 90th Street Apartments, which are north of Chester. This development will require the demo of a few classic Hough apartment buildings along E. 90th. I'll have to get some pics before they're gone. Here's some of the images on the CPC website: And 2nd: Another project located between White Ave. and Wade Park. Looks to be about 24 units:

October 30, 20195 yr What are the conditions of the larger existing bldgs on E 90 now that will be torn down? There's plenty of space in Hough to build--hate to see old structures torn down. As for the 2nd building----I agree--it looks like a 1970s office building----very bizarre to create new residential that looks like that.

I was wondering about the condition of the tear downs also but you have to admit this is one of the better locations in Hough for new development (and making money which I am assuming is the goal) given how close it is to the Clinic. Disagree with you about the look and really like the conceptual streetscape. Looks like something you would find in Westwood in LA
October 30, 20195 yr ^^One of the buildings (the light red-brick to the right) in the development footprint is one of my faves on the east-side. Last time I went down the street was on a night my wife was getting off of work at the Clinc during the beginning of the year. She parked on the street since she was running late and wasn't using the parking garage on the opposite side of Chester yet. Every building in this shot is vacant:
October 30, 20195 yr Wow, some pretty big developments for that area! Agree with previous sentiments though - E90th looks like it'll be really cool and I like the architecture and streetscape. Can't help but noticing that in small print, the location for the 2nd one is listed as being on "East 61th Street." ? Definitely not a fan of that one's design though. I'm excited for new residential development around the League Park neighborhood, but that just does NOT fit in with the context / existing aesthetics there. October 30, 20195 yr Well it's great to see development happening in Hough even though the neighborhood was cut out of any opportunity zone funding. Hopefully these developments integrate to improve the quality of living of the existing community instead of simply displacing people.

There’s more cohesion with the second site plan. And they are restoring street Grid on Wade Park Ave!!!

October 30, 20195 yr ^I would hope so- it's listed as an investment property which would more than likely include asbestos abatement. For $1.9 at 160 suites that comes to $11,875 per unit before any needed repairs. I assume that requiring HUD experience means the property would have to be federally subsidized? Hopefully the energy continues and the building is picked up for development.

Looks to be about 24 units: Thanks for the thread, I really dislike that they're taking a part of the neighborhood that actually has trees and tearing everything down (surely the new tree cover won't be near the same). There's plenty of similarly sized 'blank canvas' type lots closeby that would probably work better for something like this, this area has already been decimated by tear downs and lack of any tree cover through time, just look at the aerial screenshot above... ? While I don't believe "luxury apartments" are going to work between 3 public housing developments, it shows there was at least 1 company dreaming about this project. Does anyone know how structurally sound that building is? It has been open to the elements for over a decade and the Dixons Market next door has almost fully collapsed into itself.

Current Cleveland city planning codes would never allow for this to happen. We're going to continue to get set backs, parking spacing, and single use. Cleveland would need to adopt similar zoning codes as a Portland or Seattle. I believe they are starting with a trial in Detroit Shoreway. neighborhood and eventually the rest of the city.

In summary: They want to extend Wade Park Ave all the way from 65th to 55th. Looking at a 70/30 mix of subsidized housing. The first phase will be the 16 unit building at the corner of Wade and E 61st. The planning commission also advised that each building be developed individually with different designs so we won't see that same building at every corner. The E 90th buildings were approved as is with the condition of having a community discussion meeting.

That was a renovation project involving Kenmore Village and Kenmore Gardens from 2016. If you're referring to the vacant land on the south side of Wade Park near East 88th, I see that Famicos Foundation owns most of the land where the amazing Alhambra apartment building used to stand until 2011. Going back in time (and towards downtown), we find the previous record holder of the largest apartments in Cleveland. It's the Alhambra at the southeast corner of Wade Park Avenue and E. 86th, constructed in 1902 and designed in a Spanish style by Paul Searles and Willard Hirsch. The entire rear façade was covered with a multi-storied steel “patio” that connected all of the kitchens and rear entrances to the 56 suites. The complex was demolished in 2011, after a long period of vacancy and deterioration. Eric Johannesn, author of Cleveland Architecture, 1876-1976, described the structure thus: “Five square towers projected above the roof of the four-story building, supported on machicolations to give the effect of a fortress, and topped off with pyramidal roofs. November 29, 20195 yr I have photos of the Alhambra that I'll have to dig for- it was definitely an architectural loss for the neighborhood. Many residents who lived close by about 10 years ago wanted it torn down as it was open vacant for so long that it was often used for cover by drug users and prostitutes. That's the flip side to some of these beautiful old buildings in the neighborhood.
