Chester Avenue becoming apartment row

As long as the Cleveland Clinic Foundation and other local eds-and-meds employers keep adding jobs, new housing is going to keep getting added to nearby neighborhoods. Hough is one of those neighborhoods, and Chester Avenue is the street that is attracting much of the investment.

Speaking of housing in the area, I was at the Case Dental School the other day and upon leaving I stumbled across this lovely little Newton Street tucked in behind the apartments on the north side of Chester.   What a hidden gem!

Yep, Newton is a designated historic district. Ranks up there with West 31st Place in Ohio City, IMHO.

 

Anyway, keep an eye on the Marous property. If Chester75 is a guide, we're probably looking at a 100-110 unit apartment building or many dozens of townhomes for that site. Or possibly a mix?

 

What do all of you think is being planned? Does the property acquisition from this past summer, creating an irregularly shaped site, give any insight? I think it suggests townhomes, at least on the East 82nd side.

Townhouse, apartment project announced near University Circle

More Eds-and-Meds jobs in and near University Circle means more housing in the same areas. The latest proposed housing development is Park Lamont on Lamont Avenue at East 97th Street. It offers a unique mix of townhomes and apartments in the same project, and in the same phase.

Years ago when the massive plan for "Upper Chester" was released, I didn't think we'd ever see it come to fruition. With all of the projects now under construction or planned now, it sure looks like it will

They need to get these projects approved quickly in case TJ Dow gets elected again.

From what I hear, TJ Dow is supportive as a candidate. I don't know if he would support it as a councilman.

Yes, T. J. was certainly "difficult" as a sitting councilman. Returning him to office would not a positive move for Cleveland lMO.

African-American Museum funding for renovation falls short, depends on volunteers for repairs

"The African-American Museum in Cleveland is depending on volunteers to finish its current slate of renovations in the historic Treasure House building at 1765 Crawford Road. The museum had planned to raise $5 million for the renovations, which started in 2016, but Executive Director Frances Caldwell says they are far short of that goal and now depend on volunteers. The project is about 20% complete, and a projected end date hasn't been set. ... While the museum is looking at its second grant for $150,000 from the Ohio Facilities Construction Commission to complete the renovations to reopen the museum, much more is needed before realizing the full $5 million project, which will transform the current parking lot into an atrium and add a small theatre to the back of the building, along with an elevator."

This museum deserves so much better.  Financial investments are great, but so much more needs to be done.

Hough tower to be redeveloped, expanded in $34M project

A major project to redevelop a vacant and blighted 10-story building, as well as to construct a large community center on Hough Avenue on Cleveland’s East Side was revealed by a city official at today’s City Planning Commission meeting. The development is one of many planned or underway in the Hough neighborhood which had long been a poster-child for urban decay in Cleveland.

Beautiful! Really love seeing these small storefronts with apartments above, just like in the old days. Bring back the missing middle!

Yeah, I almost sent out a bomb-drop graphic when I saw the renders. But I realized not everyone is as stoked as me in seeing Hough attract this kind of investment.

Love it!  And I love that the neighborhood is attracting greater investment.  In my view Hough has some of the most interesting historic architecture of any neighborhood in the city, which says a lot for what's been lost.  2020 will be the last year that will show the neighborhood losing population, ga-ron-teed.

This is really fantastic development type! More of this all over the city please. The only bummer is that once this is completed, we have the terrible suburban style homes stopping any progress northward. It is going to be such a stark difference as the neighborhood recovers. Hopefully property values and desirability of the neighborhood improve enough to justify purchasing and demolishing some of those homes for more traditional development styles. Everyone has a price....

Cleveland Planning Commission OKs plans for Baseball Heritage Museum expansion, retail

 

"A three-building project in Cleveland's Hough neighborhood will give the Baseball Heritage Museum more leg room and bring small-scale retail to East 66th Street and Lexington Avenue. The Cleveland City Planning Commission gave an early thumbs-up to the development on Friday, Jan. 7. Members of the project team described the plans as very conceptual — and contingent on the acquisition of three vacant parcels owned by the city's land bank.

 

The $5.5 million deal is being shepherded by the nonprofit museum; attorney Cassandra Manna; Ozanne Construction Co. Inc. of Cleveland; and Signet Real Estate Group, an Akron-based developer that is active in Hough and Midtown. Plans drawn up by City Architecture show 27,000 square feet of buildings west of League Park, the museum's longtime home...."

A miracle on East 86th Street?


After repeated building violations and complaints by neighbors, a vacant and vandalized apartment building at 1579 E. 86th St. was acquired by O-G Investment LLC which intends to renovate the building, according to a building permit application filed with the city. The buyer, based out of a used-car dealership Guru Auto Sales in Miramar, Fla. near Fort Lauderdale, proposes to turn the century-old, six-unit apartment building into a 12-unit building. No dollar amount for the renovations was publicly listed.

^That's a handsome apartment building; I hope they prove my gut instincts wrong in not believing they will bring the property back up to code in the near future and will instead try to flip again.  All of their titled properties are in harder hit areas- I might go by and have a look at some of them just to see what their inventory actually looks like in person.

I love to see this investment coming to Hough- and in the form of smaller, hunan-scale apartment buildings, no less!  The southeast corner of the neighborhood is really going to change over the next couple decades. 

 

The only slight downer is that looking at all these developments, we're still only talking about a quarter to a fifth of Hough seeing this level of investment.  It just goes to show the scale of redevelopment needed to bring a substantial portion of our city back to full strength.  It's going to be a generational task.

Hell, I'm on that page and I probably qualify as one of the moderates.

 

 

I like that page due to the history and architecture. But half of the people on it are just miserable.

So how about all that Cleveland: Hough: General Development and News?

i am so glad to see older cleveland style apt buildings like that get renovated instead of torn down.

 

that keeps the character of the city.

 

of course all the new urban style mix is great to see too.

So with all the new units added to Hough--say new stuff like Axis and bldgs at Chester and 101 already complete and the new projects like Addis View and the one @KJPjust announced, how many new units will Hough have, say in 2024 vs 2019? At its population peak Hough had 60 or 70k people I think; though the housing condition was poor, so that wasn't considered a good number. But if the housing conditions are good and there are amenities in the neighborhood including places to shop and eat, Hough could certain be home to at least 40-50k people.

There's something so miraculous about infill. It's like stepping into the TARDIS and saying "it's bigger on the inside." No need to expand city bounds. No need to build on farmland or virgin forest (not that such a thing really exists here, but that's a longer discussion). No need to build brand new supporting infrastructure. It's as if there's this invisible land within the city, and suddenly it's not invisible anymore, but now there's something there.

How many city blocks is hough? I would figure each city block could easily house an average of 500 housing units of comfortable living.

 

Edit: it appears an "Average" block can hold around 70 housing units of single family housing with current zoning.

It's 2 square miles. It's crazy that it used to have 70,000 people.

The recent change to actual multi-story density, getting zoning exemptions, compared to the mcmansion infill that happened ... is absolutely incredible.

Glad Addis View was able to save that mature tree in front of it. Really adds to the street presence of the building.
