If there’s any building that shows the strength of the housing market in Cleveland’s University Circe, it’s the Axis at Ansel which is now for sale. Despite starting with two strikes against it, the developer hit a leasing home run. And now Signet Real Estate Group of Akron hopes to close out the game by selling the 163-unit apartment building and possibly use the sale proceeds for its next project in the booming area.

A site that’s been on Marous Development Group‘s to-do list for 15 years is finally on its getting done list. Located on the north side of Chester Avenue, between East 81st and 82nd streets, a 1.6-acre piece of vacant land is proposed for the construction of another in a series of modern apartment buildings for Upper Chester in Cleveland.

In 2012, backers of and participants in a study of improving the East 66th Street corridor in Cleveland’s Hough and MidTown neighborhoods probably couldn’t imagine how much development would be happening over the next decade along this long-neglected corridor. Many of those same stakeholders are now seeking a major investment in this north-south street to support its further development over the coming decade.

Thanks for the article Ken.  I was wondering what the status of this project was after its  approval by Planning Commission quite some time ago.  It just seemed to be sitting.  The question is, what is the next step if this quite substantial federal grant is denied.  Do they just keep applying for things until the cows come home?  Where are the local corporations and why don't the local foundations contribute to a larger extent.  Projects like this are transformative and obviously result in additional development as you spell out.

 

It is very frustrating observing the significant planning done to improve major street corridors and then simply watch them languish due to lack of funding.  It seems like it has been forever since the Lorain and Superior Avenue remakes were proposed and it appears we are no where near close to seeing the visions implemented.  Not to mention something major needs to be done to Detroit between Gordon Square and West 25th to  compliment all the building happening on that stretch and it is not even a conversation yet.

Two old Hough walk-ups: two fates

Two century-old, walk-up apartment buildings face each other on East 89th Street in Cleveland’s Hough neighborhood. One is structurally unsound and in danger of collapse after it was neglected by a so-called foundation facing a huge unpaid tax bill. The other will have its renovation and expansion plan reviewed by a committee of the City Planning Commission starting this week after it was bought by a successful, civic-minded local investor.

its a disgrace the developers had to cough up one and a half million for that long gutted out building shell, but hopefully they can gather up the coin to get started on the rehab work soon.

For anyone who has been watching real estate activity in recent years in Hough, they are probably no longer surprised that investment is growing here. But what may be surprising is that the pace of it continues to increase. And, with that, there’s growing interest by local and national investors to make sure that gentrification doesn’t take hold and push away people who need jobs within an easy walk, bike or bus ride of booming University Circle.

I love that the developers appear to have similar goals. To develop a mixed use, mixed income, walkable “15 minute” neighborhood. Awesome article Ken!

Even upgrading the land/hardscaping on the median could help.  The value of making things look nice is just completely lost on the city.  Especially where the grass was paved over on the medium just past e55th - across from the police station - it's just overrun with weeds by the time the summer starts.

NO! Any rail proposal HAS to be on or under Euclid. Imagine that kind of capital investment and putting it farther from where people actually need to go than necessary. Euclid Ave rail or nothing at all.

 

Protected bike lines, on the other hand, would be an excellent replacement use of that wildly dangerous third lane of traffic. 

When is the last time I-71 turned a profit?

NO! Any rail proposal HAS to be on or under Euclid. Imagine that kind of capital investment and putting it farther from where people actually need to go than necessary. Euclid Ave rail or nothing at all.

With how long and wide those medians are can they be converted to bus stop’s similar to the health line and have BRT Lite going down the middle? Or what about the midway concept for Superior going down Chester instead and the third lane being a bus only lane similar to the CSU Line?

New Hough housing seeks affordability

As market-rate housing developments continue to be built in Hough, this east-side Cleveland neighborhood is facing a challenge it hasn’t had to deal with for a century — remaining affordable. To that end, two new developments are moving forward to offer up to 160 workforce housing units plus a few retailers/restaurants that will offer services to those new residents. Those would add to hundreds more housing units that were recently completed, are under construction or planned in response to strong job growth in and near University Circle.

The numbers don't seem like much but the general trend is very good. The city is beginning to see a steady drip, drip of new housing being built. And as these neighborhoods continue to reflect that l think we will begin to see the pace quicken. Growth will encourage more growth.

^ Right. I used to live in the Hague. Rotterdam is close enough that we would make little day trips and marvel at the very modern architecture. Have to admit l wasn't a fan at the time but l have since learned to appreciate it for what it is. Nazi bombing sure did a number on that city.

Purchasing the MLK Plaza on Feb. 6 for $2.75 million was an affiliate of Northern Real Estate Urban Ventures (NREUV), according to Cuyahoga County records.

They didn't say, probably because they touted Robert Madison as the MLK Plaza architect. But I would think it's coming down.

The new library is pretttttty swanky. Also cool (and a shock to me riding past at 11PM) but they have an afterhours pickup locker. It's similar to an amazon box but for library materials - super cool, it's in the vestibule (hence the auto door being open in this pic..).

IIRC, The afterhours pickup locker will be rolled out at each of the new branches as they're renovated (I know for sure, they're already in place at Hough, Jefferson in Tremont, the West Park branch on w 157th and Newburgh Heights town hall (NH is technically a part of CPL's service district)).

This is moving forward, probably due to lumber prices coming down. Up for final approval from Planning Commission this Friday.
