I love that they are going to start working on renovating the awful seven-story parking garage right away.  That place is an eye-sore both inside and out. Would be amazing if they covered it up with a mural or something like that.

I was told they intend to construct a new garage. I dont know if this is still the case, or what will become of that surface lot- but I assume that is owned by someone else? This should be a fun project to watch.

Why assume when there's county GIS to help ya out? :P 

 

You're correct with that surface lot...I'm sure that'll be an expensive addition if they want to own all of that.

It would be SO nice to see that lot go away... it will be interesting to see what K&D ultimately intends to do here. 

On that same block is the City's Department of Taxation. 

A quick Google Street View shows undated renovations underway. A cool looking old place (Listed in the Euclid Historic District by the way.)

Does anyone know more about this structure and the current condition?  It appears to be connected via sky-walk into 55PS, and also into that same horrible garage.

 

Architect, builder, or engineer: Knox and Elliot, Murgatroyd (Is that a real name!?😆), Robert and Odgen (Early 20th Century date unspecified)

 

Also I particularly 💖 the sign for "Executive Parking" over the entrance to the garage. The image it brings to mind is a cartoon executive of a small time crime family.

That sign is hilarious.  The "executives" are First National Bank's, who park in the basement --- the only part of the garage where concrete does not fall onto the cars, from what I hear.

Interesting choice for a residential conversion, but great news. It'll be good to have more residential closer to the square.

I wonder if the decision to convert to residential speaks more to the demand for housing or softness in the office market.  Or maybe just because that's K&D's forte.  Regardless, a modernization is sorely needed for that building, the garage, and also John Q's.  I would love to hear their plans for John Q's

Looks like a new garage. There was an item in today's Dodge Reports about K&D needing a firm to do planning schematics for a new parking garage at 55 Public Square. The projected cost of design is $1.1 million. That suggests a new parking garage costing about $12 million to $18 million or a roughly 700-space parking garage. The firms listed with K&D are Taylor Consulting Group and Donley's Restoration Group.

Would the new garage have to have ground floor retail or no because it’s a rebuild?

Those cost figures suggest a new garage. A replacement. So if they're building a new garage, there would have to be active uses fronting on West 3rd and on St. Clair.

@KJP @tykaps - What’s are the chances that K&D would be able to buy out that corner lot? On the one hand, it would be an expensive addition. On the other hand, once that lot is surrounded by the new garage (and required street-facing active use), I would think it wouldn’t be worth nearly as much to anyone else. That’s a pretty small lot. 
 

I hope it isn’t one of those situations like in Little Italy across from the new rapid station, where the sliver sized parking lot owner wanted too much money, so now he has a worthless slice of land AND the new apartments next door had to do parking access from Mayfield instead of the side street. (Although that was a MUCH smaller slice of land.)

 

When is the last time I-71 turned a profit?

Unfortunately for this particular project I dont think they will be buying that lot- just re-building the parking garage around it.

I'm not sure about that. City permit was uploaded Thursday for the renovation of the existing parking garage with an estimated cost of $1.2 million, also using Taylor Consulting and Donkey (edit: Donley) Restoration.

That's too bad. Here I thought it was $1.2 million just for design. Dodge didn't say if the project was renovation or new construction.

Walked past earlier and noticed than Donley have set up a construction office in the parking garage office next to the ‘Executive’ entry. Further suggests that is it is a refurb, not a rebuild, otherwise they’d be knocking down the office they just set up in.

This is a great project. That rooftop restaurant space will have good views of the square. I wonder what restauranteur they are in negotiations with. I love the addition of the billboard/mural too. Interesting that they are doing apartments on the bottom and office space up top - you think it would be reversed.

 

Does anyone know if the windows are being replaced or the exterior worked on, or is it just the interiors?

When K&D said they’re already starting...they weren’t kidding - The parking garage is already under construction. They’re not messing around!!

Can’t wait to continue watching this renovation progress!

$1000 for a 525 sq. ft. studio on public square is very attractive!! The Mayfield Station micro units in Little Italy are about $1400 to $1500, and they appear 100% booked. These K&D units should do great.

"The state on Wednesday said developers renovating 55 Public Square in downtown Cleveland will receive a $5 million historic preservation tax credit. The Ohio Development Services Agency announced dozens of grants, with the highest amounts of $5 million each going to the Public Square project and others in Canton and Cincinnati. ... The new owners plan to create apartments in the bottom half of the building, once called the Illuminating Building from when it was the headquarters for the Cleveland Electric Illuminating Co. Does anyone know if they are putting in new windows?

Most excited about that restaurant space as that has been an eyesore for too long.

i hope they honor 55s era in the redevelopment. its a decent international/jet-age style building. i think it was cleveland’s first? so a little ratpack era swagger in the interior would be fitting. its weird to say, but the parking garage redo will especially really brighten it up. i hope they still plan to go with a video ad screen for it. all in all this is just a great project. its so nice to see the last sore spots downtown being redeveloped!

I could do without a video billboard on Public Square.  They're way too bright and tacky as hell.

I have to imagine they are. Window technology has come a long way since the current ones were installed. There’s no way the existing windows are very energy efficient.

 

What I wonder is how different the new ones will look. I don’t think they can do anything drastically different because of the historic preservation credit, but new windows won’t look exactly the same, and would probably add some cleanness to the overall look.

I expect the mirroring effect in the windows to disappear.  That was a "recent" modification to 55.

As a historic preservation effort, I expect the return to clear or perhaps minimally tinted glass.

 

I'd like to get a better look, but to my eye that corrugated canopy in the illustration is a period revival fail.

from the render it looks like no restaurant?? that’s fine, but just wondering about it.

 

the render of the base is excellent and really respects the era of the building. 

 

as for the video screen, i thought that was supposed to be for the garage? not sure how that would be seen over public square. i hope they dont mean up on the roof of 55 or something like that??

And the first new office tenant of 55 Public Square will be.....the general contractor's offices for the renovation! Actually, has anyone heard who the long-term office tenants might be?

Class A is above 18,000 feet MSL.    These weren't in Class A.

Before you fly the app should ask you a few questions you just check off. Should give you permission to fly then. Because of Burke Airport you unfortunately can’t fly basically anywhere from the railroad tracks and north.

I agree 55 PS is a gorgeous building, beautifully proportioned and appointed. The exterior doesn't need anything major, although the makeover of the restaurant is well designed.

Ok I remember it saying like you had to download some crap and read it and this and that. So that stuff doesn’t really matter? You don’t necessarily have to really accomplish those duties? There were 3 items to check off.

Yeah well when I went to fly I was blocked and it said I was in Class A airspace because of Burke.
