Another positive is that it looks decent at the ground floor, when walking by. Just don’t look up and it will be great. 
 

The picture of the walkway shows how much the parking lot to the right needs removed. 
 

I wonder if they are starting the ywca parking lot building or the one on the east side of 4th.

I'm not 100% sure but I'm guessing it's the parking lot next to the YWCA. I believe that's the first phase of the new builds to start

New 15-Story Apartment Building Downtown to Start Leasing Soon

 

Leasing is set to start in May for the Pembroke Apartments, located at 195 E. Broad St. The new 15-story development holds 164 apartments over a 278-space parking garage. The ground floor is home to a lobby and additional space that will eventually be filled with a commercial tenant.

 

The new building will share amenities with Preston Centre, the former PNC Tower that was renovated to hold a mix of offices, apartments and restaurant space. Residents of Preston Centre will have access to the rooftop pool and clubroom in the Pembroke building, while Pembroke residents will be able to utilize the fitness center and pet bathing area in Preston Centre.

 

Connecting the two buildings is an elevated walkway that travels over Fourth Street. Work is still ongoing to transform the walkway – now known as Preston Park – into a open-air greenspace, and to construct a new portion that will extend the structure to Third Street. The park is slated to open to the public in October.

Drove by it this afternoon and was impressed with how much more they have added already. This will be beautiful and with the greenery in the renderings for the rest of the development, it will be a great little spot.

I’m so excited to walk through it. I hope work starts on the food hall portion soon too (or has it already started?)!

Just checked their website again to see how well they are doing with leasing their units. They are down to 65 available units, so getting close to 50% occupancy.

That's awesome. Excited for them to get those occupancy numbers up. Preston has a significant position in the skyline from the southeast and it still looks very dark in the evenings--- would be cool to see a bit more light and life in there.

I'm hoping we'll see more apartments go off the market as we get into the summer. It will be interesting to see how the Pembroke and the Continental Center apartments coming on the market impact the Preston Centre though. It looks like Pembroke has already leased around 10 apartments based on the total number showing as available on their website.

Pembroke has an unfair advantage here too. It's the only place where you can guarantee you won't be able to see the Pembroke from your unit.
