I believe that's the foil face of the mineral fiber insulation board that you're seeing and the eventual exterior finish panels will cover that all up. But that should be the last step before we start seeing the panels being installed, so we'll likely know soon what the final material/color will be.

January 24, 20241 yr Pricing is listed on apartments.com now and goodness. Looks like prices are starting at $2,320 for a 1 bedroom and goes up to $7,425 for a 3 bed unit. The units look nice so hopefully they don’t have trouble renting these out.

While you *may* find some units similar in price per square foot, they won't be as nearly as nice or renovated. These are closer to Chicago rents than anything else. That being said. They will figure it out. Throw out the high prices. See what sticks. Let it come down if needed.

To hit targets like that you would want a really unique/spectacular offering. For quick comparison, Hubbard Park Place (often considered a comp breaker) only comes in at ~$2.30 sq/ft. I have no clue how they landed on that high of a pricing model but I think they might struggle at those numbers.

Edwards knows what he is doing. I didn’t think One at the Peninsula was going to rent well, but they have already rented 2/3rds of their apartments. I don’t think they were even all available until just recently.

Oh those are not Manhattan or San Fran prices at all. $5000+ for okay studios/1BRs is what you can expect in Manhattan. You'd be paying well into 5 digits for a good 3BR in Manhattan no questions or made 4 digits for a completely cramped wonky layout with no in unit laundry. These places are also going to have professional staff and tons of amenities. You pay $9000 split between 3 people to live in a basement rat den in Manhattan with no laundry and no amenities. Edwards Companies is the dad Pete (apartments, student housing), Edwards Urban is son Jeff (neighborhood launch, downtown stuff).
