The address of the project site is the Preston Centre, but the description shows that there are plans to 'redevelop struggling buildings and replace surface parking lots" over a nearly 10-acre site downtown. Nearly 1,000 apartments, nine new restaurants, and new office spaces would result from the development. Buildings to be redeveloped sit on Broad, 4th, and 3rd streets, the application states." https://www.bizjournals.com/columbus/news/2024/11/07/transformational-tax-credits-central-ohio.html The "South Fourth Tower" was shown as 224 units. It might even include the surface lot on the east side of Fourth Street in front of the Capitol Plaza parking garage monstrosity. They state the project encompasses nearly 10 acres. The entire lot the statehouse sits on is almost 10 acres exactly, but the buildings/surface lots encompassed by Capital St., 4th St., State St., and 3rd St. is definitely smaller than statehouse lot. If you add in that surface lot in front of the parking garage though you probably get pretty close to 10 acres.

This and the brown part of the Nicholas are horrid. Everything else is pretty good. The real crime is the city approving this garbage. Too bad public sector doesn’t pay - someone needs to steal Melecca from MN and get him to run the architectural office at the city. This modern, value-engineered garbage doesn’t add any character or identity to our city.

When they require new buildings to be 12 stories along main corridors, I wish it meant 12 floors of office / commercial / residential instead of 6 floors of garage and 6 floors of office / commercial / residential.

If fully built out, it would create more than 1,000 new apartments, nine new restaurants and nearly 200,000 square feet of Class A office space. According to the application, the five sites proposed for redevelopment in the expansive project are: "Building I," the Preston Centre at 155 E. Broad St., which finished construction this year. "Building II," at 195 E. Broad St., a 15-story, 267,986-square-foot building under construction at Broad and Young streets, a block east of the Preston Centre. The first floor will have a 2,606-square-foot retail space set up for a casual café. "Building III," located at 31, 33, 43, 45 and 53 S. 4th St., would be an 11-story, 282,226-square-foot building with apartments, parking, retail and green space. The retail space would present opportunities for small businesses or art galleries. It would be directly south of the Preston Centre on what is today a parking lot. November 16, 2024Nov 16 I’m glad to hear they at least plan on preserving the bank facade though. But I agree, I’d like something iconic with the height to it on Cap Square. Either way, adding 1000+ housing units and thousands of square feet of new office and retail is huge.
