A 30 minute drive to find something to do and to the airport is a prime location? I think I have a misunderstanding of prime location.

I hope that the owner of the land on Scranton Peninsula, missed the email they sent them about developing on their land. I say this because I hope he feels like COMPLETE SH*T for missing this opportunity. YOU HAD SHERWIN FREAKIN WILLIAMS TRYING TO DEVELOP ON YOUR LAND!!! If they found something while developing it, he has potential liability that can easily exceed the value of the land.

 

Many people underestimate the completely chilling impact CERCLA can have on brownfield development.

So what is the alternative - let ithe property stay undeveloped forever?

Do a Judge Krenzler. Post fake eviction notices with a 30-day clear-out period and a phone number that goes to a pre-paid cell phone. If anyone calls, tell them the property sold. Then, a week after the 30 days are up, start demolishing buildings at 10 pm and see how long it takes before anyone notices.

Seeing how low-rise-sprawly SHW intends for their R&D buildings, perhaps now something a bit more conducive to good urban design can go into that section of Scranton....someday.

The article said the warrensville site was 80 acres - wonder if SHW ever considered putting the R&D site there or, if not, why not?

It's actually 100 acres. The PD missed a parcel. And most of the site is undeveloped.

SORRY I through that we was talking about the Brecksville VA site...

Its 100 acres BUT only about 80 or so acres is developable because of wetlands and because of required land needed for water retention basins.

I have to think the city pitched an Opportunity Corridor site to S-W for the R&D center. It would be nice to know how the thinking went on that. I'm really disappointed that little seems to be happening on the OC.

How much continuous land is available? I would imagine less than the amount Sherwin-Williams was looking for.

The city is taking 10 acres for the police headquarters. I wonder if they had the sense to offer that land to S-W to keep them in the city.

Brecksville/DiGeronimos now looking to acquire the parcel of land between the VA property and 77.  Owned by Dalad.   Interesting this was originally discussed a couple years ago, but they couldn't strike a deal.  Now it seems SW is taking so much space, they feel confident to move on the adjacent parcel

That happens, the way CERCLA is written.

There may also be some geological stability issues they don't want becoming common knowledge.

I suspect you are correct.  There's more to that peninsula than meets the eye.

I'm hearing SW wants to have plans before the Brecksville Planning Committee in the next month and shovels in the ground starting with underground utilities before the end of the year...one might speculate the preliminary plans for the downtown HQ could be on a similar timetable, at least in regard to to initial design plans.

Totally. And I know speculation and discussion has gone all over the place with how a downtown R&D facility could've worked, but I'll say when I was biking Ohio-Erie trail, I went past a PPG facility and it's like a friggin compound - fences, posted signs, all that. I don't know that it's necessary but still, I'd rather a bombproof/espionage proof facility be out there. It sucks it's not in the city proper but at least tax dollars stay in the county. I know folks think them in Brecksville is an entire failure, but I'll chalk it up as a small victory that tax is staying in CuyCo vs sprawling to Summit/Medina like so many other corps have done.

^^^119 Acres in Brecksville- that's a huge site.  I don't know if there's 119 contiguous acres available in the City.  

 

I'm happy that they're staying local, that they're building their headquarters on the Jacobs Lot (FINALLY), and that we can expect spin-off projects downtown.  It's a win for everyone involved.

Brecksville may have won this battle with scoring the R&D compound, but Cleveland is still winning the war - The VA a few years ago, and soon Cross Country means many more jobs and income tax going to Cleveland from Brecksville than have gone the other way. Put into that perspective, I can't be upset with them getting this.

More hints about the future Sherwin-Williams HQ+R&D

 

Every few days I sift through hundreds of newly filed Cleveland Building Department records to see if something new and interesting was posted. Invariably there's something worth nothing there, like the filing yesterday by Parma-based Gazde LLC for an "ice cream/coffee shop with axe-throwing" at 5807 Detroit Ave., next to the temporarily closed Happy Dog bar.

 

With knowledge that there are renderings out there for the new Sherwin-Williams headquarters, I saw a filing for "140 Public Square" and almost had a heart attack. That was before I remembered the new SHW HQ is probably going to have an address of somewhere between 1 and 33 Public Square.

Sherwin-Williams new R&D facility gets an early approval

 

A site plan for Sherwin-Williams Co.'s new R&D campus was unanimously approved by the Brecksville Planning Commission Thursday night

 

The plan will next go before Brecksville’s City Council on Sept. 7.

 

The scope of the meeting was limited to the preliminary site plan’s layout, mass grading, building pads and temporary fencing.

Interesting-although predictable-that there is very little discussion of the SHW research center on the board even though it is a major development in Cuyahoga County.

I don't check this thread much but will Sherwin Williams ever pull Valspar employees to Cleveland, I was curious if that future expansion site is reserved for them in the future when they are ready.

Glad you are dropping the story early so Minnesota officials have more time to fight to keep the jobs.

the new ramps off I-77 at Miller in Brecksville which were added to support(?) the Valor Acres development opened last week.  Still need sidewalks, grading, traffic signals, etc.  But it's open.

 

So far the Valor Acres development hasn't added anything in terms of tenants except Digeronimos moving their headquarters there from Independence.  Not exactly sure how many jobs that will be yet as the core construction operations will stay over at Schaff road.

 

The residential apartments and townhomes are occupied, not sure what the leasing is.  The apartment building had a percentage to be used for SW employees though, which is still a ways off yet.

 

Possible other tenants I'm hearing about - some type of hotel/conf center, a boutique grocery (Trader Joes/Mustard seed possibly) and an upscale restaurant or two (hearing talk of some italian place coming soon).

 

Otherwise, the former Cross Country Mortgage facility still sits vacant across the street.  No other tenants have been announced.  Pretty slow considering the hype of this development initially.
