And with out-of-town developers showing greater interest in Greater Cleveland, especially after the state passed the Transformational Mixed-Use Development (TMUD) tax credit, there may be another building or two that comes out of nowhere and surprises us in the next 12 months. What's most encouraging is that only about half of the projects definitely aren't or probably aren't going to be seeking TMUD tax credits to close their financing gaps. It isn't known for certain which developers will apply for what projects since the TMUD program isn't up and running yet. And they don’t have to be exactly on 12th, just closer to that area. I’m super happy they are moving downtown, and with them on the first floor that part of Euclid with be very active.

It contributes to downtown being “big city”. Also, with shows like Rover’s Morning Glory being nationally syndicated and Geraldo Rivera’s radio show being broadcast out of Cleveland with iHeart, among others, it helps with a national presence. It’s hard to center that energy scattered in the suburbs. Major market city and a major media company, they should be downtown in my view

South Florida has undergone a tremendous building boom over the past ten years. Miami is now listed as #3 in skyscrapers behind NYC and Chicago. The addition of substantial buildings and the reduction of parking lots is always a huge win. Just speculating a little bit, humor me if you will. I think there's a good chance that three of these could add 500ft buildings to DownTown CLE, those being the Justice Center, SHW and the NuCLEus(if Stark goes with the original 54st/647ft original tower, which I really hope he does). The Justice Center and Sherwin both seem like they'll surpass it with their current needs; but with Benesch's growing space needs, a potential TMUD credit, low interest rates and Stark's original desire to build a defining building in CLE... that gives me hope! For the others(CLE-Cliffs, McDonald Hopkins and Rocket Mortgage) I think there's potential that all three could maybe hit 500ft, but I don't think its likely. However, I wouldn't be surprised if one of the three did add a little something and hit the 500ft number. Although the Clinic's building is not in the CBD, it sounds like that building could potentially hit 500ft as well... that would be a nice addition to UC/UpTown/DownTown II. No matter their size, I'm extremely excited about all the building/growth happening in this great city! Cleveland Rocks!!!
