Seventeen 10+ story projects may see construction in the next year

 

In Cleveland, there are 17 buildings of more than 10 stories tall that could see their construction start in the next year. And with out-of-town developers showing greater interest in Greater Cleveland, especially after the state passed the Transformational Mixed-Use Development (TMUD) tax credit, there may be another building or two that comes out of nowhere and surprises us in the next 12 months.

 

What's most encouraging is that only about half of the projects definitely aren't or probably aren't going to be seeking TMUD tax credits to close their financing gaps. It isn't known for certain which developers will apply for what projects since the TMUD program isn't up and running yet.

Not sure where to put this, but I’ve heard from a direct source that iHeartMedia informed their employees today that they are moving downtown. I’ve heard that it was mentioned on one of their shows today but I can’t confirm that. But the employees were all informed today, that I can confirm

This is cool and all, but I really wish that all the media outlets in town would relocate to east 12th and combine with playhouse square to create a really cool media center downtown.

You couldn’t fit all of the outlets with your idea. iHeart alone is still a pretty big operation

And there’s still media outlets not in the city. So I’m happy that they’re coming to the city first and foremost

It’s pretty much Iheart and CBS radio, ABC, NBC, CBS, and FOX, right? And they don’t have to be exactly on 12th, just closer to that area.

 

I’m super happy they are moving downtown, and with them on the first floor that part of Euclid with be very active.

Agree, nice pick-up for downtown.  Getting more "cool" stuff like this downtown will also help it continue to shift from just a business district to an interesting neighborhood that people want to be in.

Absolutely. It contributes to downtown being “big city”. Also, with shows like Rover’s Morning Glory being nationally syndicated and Geraldo Rivera’s radio show being broadcast out of Cleveland with iHeart, among others, it helps with a national presence. It’s hard to center that energy scattered in the suburbs. Major market city and a major media company, they should be downtown in my view

I'm trying to get Keith Hotchkiss to go on the record with news about the move, and to find out square footage, operations being moved, number of employees, etc etc.

They're definitely moving to downtown per a friend to 668. I know the space if going to be smaller than their current.

KJP  - You did not mention Viaduct. Is there bad news there?

The capital stack for Viaduct sounds pretty unlikely based on KJP's earlier stories unfortunately.

Correct. They have a great project and it's approved by the city. I keep hoping a developer with more juice offers to be the majority partner.

I was listening to Alan Cox on WMMS  for a few minutes driving around this afternoon and they were talking about an eventual move downtown next year.

I'm not sure if this is just routine maintenance on Detroit Superior Bridge, or if it perhaps has something to do with Canal Basin Park. Either way it's good to see. Five boom lifts is a lot, so I figured I'd post it. They may just be removing graffiti for all I know.

This is great that CLE is getting a nat'l reputation now of a being an even better place to invest in than before, esp, as this article demonstrates, that CLE is a better place than Miami!

^ Short-term, the Miami condo market is over built; there's simply too much available inventory, but it's cyclical.

 

South Florida has undergone a tremendous building boom over the past ten years. Miami is now listed as #3 in skyscrapers behind NYC and Chicago. Most have been condos/mixed use, including my own.

Now its time for Cleveland and Detroit to reap those same benefits; especially when it comes to the urban condo market, as short-term, S. Florida's time has passed.

Cleveland and Detroit might be the best two real estate markets to invest in over the long term.

Not so sure about this statement, after all, Miami is Miami and people flock to and will continue to flock to S. Florida from all over the world. That is, provided global warming doesn't submerge us. 

 

The article does confirm however that there are current investment opportunities for expansion of Cleveland's (and Detroit's) urban condo market; both markets are currently ripe for condo development.

The TMUD tax credit program is already drawing the attention of investors and developers. We already have a lot of investors/developers here from Chicago. Look for more soon from Chi-town and elsewhere.

Not sure, but it sounds like they have done more than their initial due diligence if they're selling off multi-million dollar Miami properties. I think that would tend to indicate that they're preparing to make a move.

Looks like another potential Amazon warehouse - Scannell Properties to build a 278,000 sqft "e-commerce" distribution center in Valley View under/adjacent to the 480 bridge.

Seven proposed office towers in Cleveland? Yep, seven.

 

It's a contradiction. Cleveland and the rest of the nation are in the midst of an historic office market slowdown that will likely last well into the post-pandemic era. And yet, Cleveland may be the recipient of up to seven new office towers in the next five years or so -- six of those could rise downtown and one in University Circle.

 

That's a stunning possibility for two reasons.

I considered putting it in there, but the lack of a known tenant was the reason why I didn't.

Hopefully these all come to fruition, I love to see Cleveland growing!  The addition of substantial buildings and the reduction of parking lots is always a huge win.

 

Just speculating a little bit, humor me if you will.  I think there's a good chance that three of these could add 500ft buildings to DownTown CLE, those being the Justice Center, SHW and the NuCLEus(if Stark goes with the original 54st/647ft original tower, which I really hope he does).  The Justice Center and Sherwin both seem like they'll surpass it with their current needs; but with Benesch's growing space needs, a potential TMUD credit, low interest rates and Stark's original desire to build a defining building in CLE... that gives me hope!

 

For the others(CLE-Cliffs, McDonald Hopkins and Rocket Mortgage) I think there's potential that all three could maybe hit 500ft, but I don't think its likely.  However, I wouldn't be surprised if one of the three did add a little something and hit the 500ft number.  Although the Clinic's building is not in the CBD, it sounds like that building could potentially hit 500ft as well... that would be a nice addition to UC/UpTown/DownTown II.

 

No matter their size, I'm extremely excited about all the building/growth happening in this great city!
