New Upscale Housing on 45th Street!

Jamie Blackson Baker

The East 45th Lofts are underway. This project entails the conversion of an existing

warehouse at 1427 East 45th Street to twenty loft apartments. The developer, Doug

Perkowski received approvals at the Board of Zoning appeals on December 4th. He expects

to start construction this winter and finish mid-to-late 2007. The units are 2 stories and

will feature kitchens opening to living space, with bedrooms upstairs. The East 40s Block

club reviewed the plans in early December and expressed their enthusiasm about the

positive addition to the neighborhood. This development will compliment efforts at Florian

Court, a new construction condo project just south of the site. With these 2 significant

developments in progress, East 45th and 47th Streets will be the talk of the town.

MTS just curious how old are you? :-)

I'll be 41 years young shortly.

^What! That's not old. Its funny to me when people call 25, 30, 40 old.  :-D  In my opinion you still have about 20 years before you're officially "old", but hey what do I know I'm 21.

21?.  Man you still have "breast milk" breath!  LOL  Yeah I don't feel old and my nephews and nieces keep my spirit young.

Great news, j73!

As for this age thing, don't say you're old MTS. I'm right on your heels at age 39!

Grays Auctioneers, an art auction house, has relocated to Cleveland from New York. They will be located near W. 107th and Detroit, at an old used car dealership. Building renovations are nearly complete, with landscaping and new fencing to get underway shortly. They hope to hold their first auction in April, and to have their Web site launched shortly beforehand.

Hi all,

The land for the Florian Court was cleared two years ago and the property has been fenced in since then. I was wondering when work would get started. On the web site they state, "Located just steps away from vibrant Superior Avenue in the heart of downtown Cleveland," That is a bit of a stretch. I grew up on E 45th. between Superior and Paine Ave. My mom and sister still live in the house we moved into in the summer of 51.

As for the age thing I am 63 and don't consider myself old, I feel old at times, but that is weather related. ;-) Warm nuzzle and bear hugz to all.

Cool news. And their choice of location is interesting. I couldn't find any information about them on a Google search. B12, do you have contact info etc. for them?

The last I heard (a couple months back), Florian was still a go. This is the 24-unit new construction townhome development being championed by St. Clair Superior that was developed using feng shui standards (see the beginning of http://www.urbanohio.com/forum2/index.php?topic=3128.0;topicseen). From what I had heard, the market demand was a little sluggish and they were thinking of target marketing a subset of the units to the artist population. Not sure where it stands, but the additional of 24 apartment units sounds promising.

I work six storefronts from the Market; it's a grand idea. NCB can afford the astronomical rents too. The vendors I frequent the most are tired of the high rents, though I admit to not knowing how much they pay.

Carol, what are you referring to? Sounds interesting, but I don't really know what you are talking about.

Was in the neighborhood so drive by it today.  They did have the sewer connections in, but there was no above ground construction.  Didn't notice anyone there working, but didn't have too much time to look.

The Monster Local Employment Index says job openings in architecture and engineering grew faster in Cleveland over the last year than in any other market it tracks in the country...

The Senior Architect position at Cleveland State is still open.

That is a wonderful tidbit!! And what does that say about what's around the corner construction-wise? Of course, it doesn't suggest where the construction will happen! But I'll bet most of it would be local.

So is that a good thing for me, especially since I graduate with my B of Arch in 10 weeks?!?!?!  ALMOST THERE!

Cleveland needs to come up with a project to get rid of all those seagulls that fly over the freeway by the sewer plant. What a great way to enter the city, car gets craped on and then you pass a run down abandon ho jo hotel. Beautiful!

I like the sea gulls

Sea gulls is nice. The dead ones arent. The smell that is around there isnt.

Seagulls are just pigeons of the sea.  They should build a windmill there to chop 'em up.  And, ummm, generate clean power too!

Deech the HoJo will be fixed up....but I take it you haven't read enough items in the forum to know that.

i love driving by those seagulls, i think thats so Cleveland of you to complain that people wont live/visit cleveland because theres a lot of sea birds flying around

I never said that people wouldn’t live or visit Cleveland because of the Seagulls! I was just saying that it's not the prettiest way to enter a city!

What is your solution??   Give us a real answer not some knee jerk reaction.

well who cares if its not the prettiest way to enter a city, its not Disneyland for christs sake

I think that eating garbage has given sea gulls a bad image.  :-P

I've never thought that seagulls were such negative thing. I like them.

If your reference is to the plant on I-90 between E 55 and E 72 (and I think it is because you mention the old HoJo which is an eyesore, not the birds) it is a power plant and not a sewer plant.  The birds are attracted to the site, especially in the winter because of the warm waters surround the plant.  I just happen to drive by the other day and was stunned and pleased to see the huge number of gulls.  It was fun to watch them and certainly was in no manner a negative.  Basically just nature.  We can use a little of it in the city.  And by the way the city has more important things to throw money at than trying to get rid of a bunch of birds.  What nonsense.

seagulls, pigeons, what's next?  Squirrels?  (Otherwise known as rats with better hair)

I like 'em.  They're a nice reminder that we're actually close to a big body of water!

Nature?  Only in the same way that rats, pigeons, and cockroaches are nature.  There are so many of them because they live off of our refuse.

You know, pigeons are a species of doves. Therefore all you pigeon haters hate peace and love. QED.

Looking for civic minded businesses and individuals that can help us organize this. We are going to give the homeless jobs of cleaning our filthy Public Square area. Will have 501 status soon.

If the Mayor Jackson can't do this, let's show him how and help those less fortunate as a byproduct. Time and resources are more important than money donations at this time. Get some great PR for your company.

If you know someone that can help, please send this message along.

Isn't the DCA supposed to be handling this?

Oh yeah, while watching TV saturday afternoon I heard somebody screaming outside on Euclid & E12th.. Something about a "punk ass bitch" and "come on come on, bring it".. When I peeked out the window I was surprised to see it was a DCA ambassador. Hah!

^sorry, I'll try to keep it down next time.
