Cleveland receives nearly $70 million federal grant for downtown lakefront project

This is in addition to the $60 mil received in October. That we know of now, it appears now that at least EDIT: $150 mil / $450 mil (33%) of the project is funded. Still a long way to go but things are in motion😃

 

"The city is aiming to break ground on the first phase in 2027. That work — pegged at $100 million total — is expected to include the demolition of the stretch of Shoreway along the Main Avenue bridge, which runs from West Ninth Street to Erieside Avenue, and the demolition of the current West Third Street bridge. It would also include the construction of a new West Third Street bridge, which will be wider and better accommodate foot and bicycle traffic, and the construction of the new Shoreway boulevard between West Third Street and East Ninth Street.

Bibb intends to pursue the plan whether or not the Browns extend their lease at the lakefront stadium, according to city officials."

The work on the Federal Building is just repair of the exterior wall at the base. It's been going on for months.

Since lost/gained jobs is the talk of the week here, just a reminder that the development aims to add 1,800 jobs (I'm assuming across all facilities including hotel?)- hopefully that is true and offsets some of the upcoming losses nearby.

Nothing new happening on the actual site, but I did notice a few months back that there’s now a Blue Abyss sign on one of the office buildings on Aerospace Pkwy, presumably meaning they’re leasing some space there till their facility is built.

I'm still not sold on the realization of this project. Vickers' project in Cornwall, UK has gone nowhere. But I'll keep following it just in case it proves me wrong....

The solution to keeping the team downtown starts with dialogue and l don't mean in a court room. I know the Haslam's hope for a BP facility but, so far at least, there doesn't seem to be the public money. So keep the (friendly??) conversation going between all parties and who knows what will happen. 

 

I think time is on Cleveland's side so just keep offering the money for a downtown stadium, keep the dialogue friendly and who knows, it just may all work out in the end. Stranger things have happened.

I'm interested in hearing Bernie Marino's opinion on this.

Regarding Greater Cleveland's lack of winning TMUDs -- some of this is our own fault. You can't get projects funded if you don't submit them.

 

Seems so long ago now, but the TMUD program was the creation of Stark Enterprises which sought it for the nuCLEus development. Stark's rationale was that, while the state had tax credit programs for repurposing historic buildings with new uses, it lacked programs for new construction -- especially high rises of 15+ stories. So the state finally created TMUD after multiple fumbles.

 

Guess what? How many new-construction projects of 15+ stories in Downtown Cleveland were submitted? Two. I'll count Bridgeworks even though it's at the other end of the bridge from downtown. It was the perfect project for TMUD and got rejected twice. And now we have the 17-story Rock-n-Roll Land hotel/complex which got less than 1/4th of what is requested. Not a stellar record. 

 

There were several high-rise developments in Downtown Cleveland that were/are in the early stages of planning. I'm specifically thinking of the Magellan development but it's not the only one. A couple of Playhouse Square towers. A tower next to May Co on the Prospect side. Maybe something in the Warehouse District. Point is, none were submitted for TMUDs.

 

I understand the post-pandemic environment has been a lousy time for new construction projects. But isn't that the point of public incentives -- to help us ride out the tough times?

 

They say if you don't vote, you can't b----. Well the same thing here. You don't submit projects, you can't complain about your city not winning state incentives.

Any Statehouse rumblings to extend the TMUD program a third time for 2026 for another 2 years as was done after the first term? or make permanent to some degree?

Haven't heard. The legislative sponsor who got it passed four-plus years ago was State Senator Kirk Schuring. He died in November of pancreatic cancer.

Lots to unpack here. I feel like I have been a little out of the loop lately and not doing a good job of keeping up with the going-ons. A tower next to May Co. you say? Playhouse square towers? Is Magellan alive again and possibly the site of the skyline-changing hotel? And I need to look up what the heck the Rock-n-Roll Land hotel is.

@KJP you used "were/are" so I assume some of those projects you listed are dead. Are you able to say which are still a go for now?

 

Also, I was downtown last night and driving down E. 9 noticed the massive surface lot on the northeast corner of Carnegie and E. 9 (immediately south of the cemetary) that I never paid attention to before. Has that ever been considered for development? Would be a great welcoming site for anyone getting off the freeway there with the stadium across the street.

Part of this lot you’re describing used to be the location of The Empire which was a concert club I frequented during my early ‘90s college years. It was right next to Sumner and the cemetery. Everyone of indi/alternative importance played there and I saw most of them: Ride, Blur, Lush, My Bloody Valentine, KMFDM, Pigface, My Life With the Thrill Kill Cult, etc. It was a fantastic place and it’s missed. I don't remember when it was torn down. 
 

In my sim-city fantasy, I would build a high rise with hotel, office and condos on the whole lot with smaller brownstone type townhouses halfway down Sumner facing the cemetery and call it “The Empire.”

Yes, an executive at CrossCountry Mortgage planned a mid-rise development there but backed off when the pandemic hit. The Frangos Group also had expressed interest in these properties and was working with a joint developer but nothing ever came of it.

Nirvana also played there on the Nevermind tour. I was talking with someone once who’d been there. That’s way before my time in Cleveland, although I did see them on that same tour in Manchester, UK. My mate dragged me along. I wasn’t a fan that night and never became one. 
 

Back on topic, I love your idea of what to build there. That and the Prospect/ E14th craters are the two lots I’d love to see developed. Filling those two in would do wonders for the impression/ density of downtown as you come off the freeways.

Before it was the Empire, the building at 1012 Sumner Court was New Dimensions, a gay dance club (back then, a disco) from the mid-1970s to the late 1980s.

He had quite a long career per the obits.

Interesting Jane Timken has his Ohio Senate seat as of yesterday - let's see if she picks up Schuring's love of TMUD - she may be getting calls from developers statewide who have lost out. She is likely on their speed dial from her recent tenure as head of the Ohio Republican party.

Saw Lush there, Blur, Ned's Atomic Dustbin, Saraya.    I can't recall if it or Peabody's was where the bathrooms flooded epically with "not water" at one show.

Hey everyone, just wanted to announce a secret lil project I've been working on the past three months, which hopefully explains why I haven't made as many renderings as of late:

 

I've always been interested in taking the renderings I've done on the forum to a wider audience. Listening to y'alls ideas and support and working with NeoTrans for example has been a huge motivator in continuing that. While I'm not as adept and well-connected for news media, instead I've started what I can simply describe as an collaborative/advocacy/not-for-profit passion project called Methodicle, where I can take community suggestions on transformative projects/ideas, visualize them, and promote them on social media. The goal is that if just a few of the great ideas we come up with here can get shared to the wider region, important people might take notice - and maybe change will happen. Case-in-point: I launched Methodicle's Bluesky account yesterday, and within the day, Downtown Cleveland, Inc. followed! So I reckon it's off to a good start 🤩

 

Anyways, the inaugural project has been a great TOD collaboration with @sonisharri here on the forum. This specific one is the RTA Green Line Extension to John Carroll University, which they initially drew up in the RTA thread and served as the basis for this concept. If you want you can check out methodicle.com when you have a chance to see the full proposal and renderings, but I'll post a lil taste here 🤗

I would feel bad if this came across as overindulgent self-promotion on the forum so from here on out I'll just post links and renderings to the proposals as I release them. Otherwise I won't promote the site or ask for social media clout lol. All I'll say is that if you like these ideas and want these projects to get more attention then the best way to do that would simply be sharing them on social media and getting the word out. Grassroots advocacy!!! Project #2 is already in the works while I start gathering more ideas and the point is to entertain ideas from y'all, so feel free to DM me on the forum with ideas or use the form on the website to submit a proposal.
