So how far along is the expecting wait time of the SUPERIOR AVENUE OFFICE TOWER? I'm sure 4 to 5 years is in order the way this city is.

Hey everyone, just wanted to announce a secret lil project I've been working on the past three months, which hopefully explains why I haven't made as many renderings as of late:   I've alway

What part of Superior?  I'm not aware of any plans for any office tower.

^^ The rendering on the previous page isn't really a project; it was just a proposal for Eaton Corp. when they were looking for a new office. As far as I know, it never got past that point.

^Exactly.  But since the work has been done, it is now a spec project.  It goes in their portfolio, and potentially if someone was in love with it, they could dust it off.

Wow dusting it off is as good as done right?

Quick question. If all these suggested forums of construction/developments got build and finished today would anyone not be in favor of it?

:wtf:

These "forums of construction/developments" cannot be built.  A bridge can be built, not a forum of construction/development.

Did you mean "what if all of these construction developments get built?"  If so, then yes, everyone, for the most part, is in favor (except Rockometer).

Rockometer looks nice to me whats wrong with it?

^This conversation is better suited for the city discussion page.  This thread is for small developments that do not warrent an exclusive thread.

It is an interesting question, but since it is more an opinion topic, rather than news or news anaysis, it should be in the city discussion page.

Sort of a confusing read, but the blog touches on numerous areas and topics:

EDIT: very interesting blog...can't believe I've never come across it before.

Transforming Cleveland’s West Side

We hope to begin restoration of our office building very soon. We have had more than 25 contractors through the building in the last few months. Many of the contractors who saw the space were not interested in a project of this scope. Many didn’t understand our goals of adaptive re use and historical preservation. Most knew little or nothing about building to sustainable standards. It really has been up to us to educate the contractors on what we want. The entire experience has reassured me of the validity of this project. In case you haven’t followed my blog, I will let you know about the most exciting part of our office project. There is a small cottage that sits on the property that is attached to the main building. It will be surrounded by an educational green space that will teach builders and the general public about some of the basics of sustainable landscaping. It will feature native plants and ideas that will encourage native wildlife. We are planning a rain garden to handle some of the stormwater runoff and will install permeable pavers to help manage the rainwater. The cottage building itself will be an educational space that will be open to the public. It will feature exhibits on sustainable ideas and building techniques. The idea is to encourage a two pronged educational approach toward fostering sustainable building ideas. Both the construction community and property owners will be able to learn a little bit about things like dual flush toilets and R values (insulation). Our philosophy is that if Cleveland is going to keep up with the times, it is going to be necessary for builders to learn and educate their clients, and for property owners to learn and demand from their contractors, greener ideas that will save them money and resources. We hope that the next guy who wants a low flow fixture, or ideas about saving on energy costs can come and start at our “Eco Park.”

I have also begun the process of talking to retailers and business owners. We plan on having a 950 square foot office space, in a LEED building, and a 750 square foot retail space. The goal is to attract like minded companies to the area. We hope to work with neighboring property owners to establish a coffee shop. There is plenty of open real estate in the area and we want to attract new investment that will make the Eco Village neighborhood more than just housing and community gardens. As I met with one retailer, she asked me the hard questions. Where would her employees eat? What would attract consumers to the area to shop at her store? Where was the nearest grocery store? I took all of this in, and it made me realize that there was plenty of work to be done outside the scope of our project. Detroit Shoreway is a dense urban neighborhood with shopping, restaurants, and services. There are still gaps to fill along Lorain.

Lorain Ave was once the home of a vibrant business and residential district. The streetcar was laid and the street regrades to make use of the existing development. Now, huge sections of this main corridor lie vacant or underutilized. We hope to work with other like minded businesses to attract new investment and new businesses to the avenue. The infrastructure already exists, and while some buildings are being renovated and rehabbed, new ones are popping up as well. The Urban School is a gem in the area. Closer to the West Side Market, there are buildings being made into showplaces. There are antique stores and small businesses, but we need more. I would like to see a small grocery, like a Mustard Seed or Web of Life. There should be a coffee shop that serves organic and fair trade coffee. A good quality deli that has healthy foods, a vegetarian restaurant, garden store, and eco friendly home supplies and furnishings would all be welcome additions to the area. There is plenty of room for a fitness center that could focus on holistic health, instead of a store front of treadmills and stationary bikes. The old Nautilus Fish buildings would easily house an Eco Mart. Cleveland is ripe and ready for a vibrantly healthy walkable business district, and we want it to be here. The established bicycle store and RTA station make this a perfect fit. I have a vision for the area, would you like to take part?

I wonder where this building is that they're talking about.

But it would be awesome for Cleveland to have kinda an Eco District that springs out of the whole Eco Village area .. it becomes more than just that isolated project. I'm excited about the ideas mentioned!

It wasn't supposed to be just an isolated project, but an entire neighborhood.  It's been kind of stalled and overshadowed by everything happening to the north in Gordon Square.

Gotcha. Either way, sounds really fantastic.

So I had to take a little field trip to the East Cleveland post office this afternoon.  That was fun.  At any rate, there was some ground work being done at both 27 Coltman and Circle 118.  There was also active digging/ground moving at the corner of Euclid and Lakeview (on the UC/EC border).  What is this?  I don't remember if we have talked about it at all.

So now that the feds arrested two men from building and housing department because of taking bribes, does anyone think the curruption will subside and these threads of proposed building will finally start going through? Anyone that doesn't know what I'm talking about go watch the local news or go to their websites.

  • Author

Bribes didn't stop building projects from going forward. If that was the case, nothing would ever get built in China (or in Cleveland throughout much of the 20th century, or in New York City, Chicago, Detroit, etc etc). Instead, the credit crisis stopped construction here, statewide, nationwide and most parts of the civilized world.

The arrests of two building inspectors won't convince anyone to build that wouldn't have before. If you read what the most recent arrests are for ( here ) you'll see it was just for adding and removing violations on houses that were already built. Its not like this corruption was in any way affecting new construction, just the price of a couple of homes. And even if the individuals involved were involved in larger schemes, theres usually better money, bribe wise, available to building inspectors that allow buildings to go up, than that prevent them from going up.

I do see your point that buildings could be built faster if there is less chance of the owners being shaken down for a 'donation' but I don't think theres evidence that this was happening on that large a scale or preventing businesses with quality buildings/plans from building/opening.

Fir Street Cemetery on West Side of Cleveland renovated

CLEVELAND — Simon Zarumbowitz's tombstone had been sitting cockeyed for God knows how long.

But on Wednesday, workers muscled old Simon's marker plumb again, giving it the stately posture it had when gravediggers set it on his fresh grave 108 years ago.

Does anyone know if there will be an Imax theater being built in Cleveland?

There already is one at the Great Lakes Science Center.

I didnt say OmniMax ok. Read what I wrote "IMAX". OmniMax only plays documentarys of wildlife etc. Imax plays actual movies that are out. I'd love to see Terminator Salvation in one.

It's amusing that you're gonna get all huffy over a term that the general public is going to confuse.  I'm in my mid 20s  and IMAX doesn't mean the same thing it did when I was a child.

There's no IMAX theaters announced for Cleveland that I've seen, but if Flats East Bank gets rolling I suppose they'd consider it for the theater there.

Was that necessary?  OMNIMAX plays IMAX films, just in a 3D dome format.  I didn't know you meant just a rectangular IMAX theater screen.  All you had to do was specify without the attitude.

While SuperKidSpliff was rude about it, he's correct that OmniMax and IMAX are very different.  Omnimax does NOT play IMAX films "in a 3D dome format".  Omnimax is a dome and therefore not suitable for playing "typical" movies like an IMAX.

Omnimax and IMAX are not compatible systems.

I was hoping the Flat East Bank would get a 3D IMAX system.  The closest IMAX is in Columbus.  An IMAX downtown would be a good draw for suburbanites.

You're incorrect. Omnimax, also called IMAX Dome was invented by Imax and uses the same film, but a different projector and screen. http://en.wikipedia.org/wiki/IMAX

The Omnimax at GLSC has shown a couple major movies over the years, though only for special events, like when the latest Harry Potter came out.

I do agree that an Imax or Omnimax downtown that showed feature films would be great.

I love the "famous warehouse district" comment!

Nice. But 600 square feet? That's the size of six parking spaces. Tiny!

Perhaps you didn't read the post but it's a "boutique" shoe store and 600 sq feet is plenty, it's not a famous footwear or foot locker.

""I am excite to be opening my first retail shop..."

Too bad they weren't "excite" enough to have someone proof the release before it went out.

Great addition to the warehouse district and the neighborhood and good to the excitement in the owner!

But where is there a high end MENS designer shoe store? Ive been looking for a pair of gray shiny tuxedo dress shoes all over and get the same old "all we have is black and white" boring nonsense. If anyone knows of any good mens shoe stores can you PM me, i dont want to take this any further off topic. Thanks!!

Or perhaps I wouldn't know a boutique store from a superstore - which I don't!

KJP, I'm disappointed that you would equate it to 6 auto parking spaces.  How many rail cars would it be?

A la cart? Cleveland Mayor Frank Jackson cooks up plan for more food options on street

by John Campanelli / Plain Dealer Reporter

Monday June 08, 2009, 1:30 AM

For decades, if you needed a quick bite while on the sidewalks of Cleveland, street vendors provided two options: a hot dog or a sausage, each often boiled to a remarkable level of blandness.

But soon the curbside culinary scene in Cleveland could get interesting. Very interesting.

I love it!  I can't wait.

HaHaHaHaHaHa!!!

Is this the only thing our "great" mayor can come up with??? Mental Hospital in Mid Town and a food cart on every corner!  What a joke

you can make fun of it... but it's an easy fix that should have been put in place 20 years ago.  the fact that we only allowed hot dog vendors that can't even cook food is the real joke.

I think it is a great, well thought out idea

I like it, too. It's not going to change the world, but I think it's a good idea regardless, and it has the potential to totally increase street life and energy if it's done well. It also gives an opportunity for small entrepreneurs to start or establish their own business, as "small" as that business may seem in the minds of most people. I don't think this idea should be underestimated.

People often use that BS line -- "We have people shooting each other in the street and the mayor is worrying about this?" If you've ever been in the office of a big-city mayor, he/she is handling probably 25-50 different issues in a given hour. They have to be able to walk, talk, chew gum, juggle chainsaws, tap dance, do summersaults, etc. etc. etc. all at the same time.

Just because a city has serious problems doesn't mean that a little quality of life enhancements can't also be addressed. Think about your own life. Just because you may have a relative in the hospital, a mortgage to pay and a roof that needs replacing doesn't mean you shouldn't get some ice cream once in a while. Enjoy life or you'll get consumed by it.

KJP is right, do you have any idea how PD'ish this sounds? Come on now..

I am SOOOOOOOO DOWN. Def not a joke

I heard that Mayor Jackson put in a new roll of paper towels in his kitchen after the old roll ran out. Is that the kind of leadership we want? How can he waste his time on paper towels when we have murders and high unemployment in this city?? Get him out of the mayor's office and fast!

I like anything that puts more people on the street during business hours, and more options are always good

I think this is a bad idea. Now I'm going to blow through cash faster, and have a harder time losing weight.

Ok now, where is that Pierogie stand? I'm already hungry.
-me, 6 months from now

^ Great idea....hmmm maybe a career change...
