November 22, 201113 yr What ever happened to the plan to paint a mural on the back of the Standard Building ?

November 25, 201113 yr Very interesting article regarding our recent development and parking lot problem. It's really shocking how many there are: http://rustwire.com/2011/11/04/parking-lots-the-problem-with-cleveland-mayors-downtown-vision/
November 29, 201113 yr Author Maybe it's time to resurrect this thread: http://www.urbanohio.com/forum2/index.php/topic,11901.0.html Or rename it. ^ha ha...I doubt it...KJP you seem to be searching the web a lot lately. Yep, I keep finding little nuggets here and there. I dunno.... I have this nagging feeling like some projects are going to start popping soon and I'd like to see if I can find them before the PD does. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 29, 201113 yr You mean this? http://www.urbanohio.com/forum2/index.php/topic,26417.msg581606.html#msg581606 I thought you had made that map! Did you find that on WRL's website or did you come across it in some other way? Haha yeah that. And I found it on their website like you. I believe it is pretty old.
November 29, 201113 yr Author Hmmm. I have a suspicion (that's all it is, right now) that we're going to see something announced on the Breuer Tower, probably after Allegro finishes the county's office space needs assessment. Since Westlake Reed Leskosky did the planning for the Breuer conversion before, I was checking to see if it had anything on its site now. Does anyone know which architect(s) K&D uses? I'm betting they'll make another play for the Breuer, so I'm wondering if they'll use Westlake Reed Leskosky or their own firm(s). "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 29, 201113 yr ^I thought K&D used WRL for their Breuer Tower plan. For Stonebridge I think they used one of their own principals (Bob Corna?) but in a bit of a public humiliation moved away from him for their Breuer pitch. I think there was a PD article that reported it. My read from that downtown Cleveland apartments article was that K&D was thinking about acquiring another Flats building for conversion. Wasn't the Tenk building considered for residential before the crash?
November 29, 201113 yr Author Yes, it's all coming back to me! :) Yes, they had hired WRL. Here's what K&D said about the project in 2008, just before the crash (great timing -- the Great Depression killed numerous projects in Cleveland that were never built -- including a few holes that remain today in the streetscape around Tower City)... http://www.thekdgroup.com/documents/KD_Wins_Bid(1).pdf Yes, the Tenk Building was to be K&D's next project at Stonebridge. Here's exactly what Doug Price said in the article at: http://www.cleveland.com/business/index.ssf/2011/11/with_apartments_full_developer.html "We're not able to absorb thousands of units, obviously, but certainly I think two, three hundred coming online," said Doug Price, chief executive officer of the K&D Group Inc., a major private owner of apartments in Northeast Ohio. "It takes a few years to get something done. We haven't even seen the effect of the casino jobs or the medical mart jobs. "Those are going to be 24-7 jobs," Price added, referring to 1,500 or more anticipated positions at the casino. "They're going to want to live downtown, and they're going to be hard-pressed to live downtown. We're already behind the eight ball." ...K&D owns the apartments at Stonebridge, on the west bank of the Flats; the massive Reserve Square complex on East 12th Street; and 668 Euclid. Price sees a deep bench of potential downtown renters, if landlords can only find places to house them. He'd like to build another set of apartments at Stonebridge, but construction costs are too high. So he's looking at redevelopment. "We're ready to move forward on a couple projects," he said, declining to elaborate. "I think we might have found one. There's another one that looks good." November 29, 201113 yr Author Of course, this is being discussed in detail at: http://www.urbanohio.com/forum2/index.php/topic,24830.0.html "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 30, 201113 yr i've got a hunch he's eyeing the remaining portion of the george worthington warehouse in the warehouse district along johonson court. I know various people have toyed for years with the idea of developing this as residential (and taking advantage of some of the coolest greenspace courtyards in the city) and helping to transform johnson court into a "lively alley". I've heard rumblings somebodys been working on it and about has financing lined up. I believe a state tax credit application was filed for this property in the 9/30 round as well. Whether its K&D or someone else, if anyone can pull this off it will be a game changer. This is probably one of the largest potential redevelopment sites available downtown.
November 30, 201113 yr ^That would be fantastic! I remember seeing detailed plans for those courtyard back in 1993 or 1994 and they have amazing potential. Great to hear about the Johnson Ct concept too.
November 30, 201113 yr I doubt WRL will be working with K&D in the future. Is K&D still in the hunt for Breuer?
November 30, 201113 yr Author Might be worth redirecting this discussion to the Warehouse District thread if the project goes somewhere, but shortly after I started covering the Cleveland beat for Sun Newspapers in 2005, Tom Yablonsky gave me a tour of Johnson Court and showed me some renderings of what that alley could look like if were lined with shops and cafes. It looked like a "close" similar to ones I so enjoyed visiting in Europe. The undeveloped George Worthington warehouse was gigantic, and you can see on Bing birdseye views how large it is and where the courtyards are. I think some people here on this site were planning an impromptu visit to those courtyards. I hope it happens. It would add A LOT of housing product to the market. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
November 30, 201113 yr I always thought Johnson Court could be something really special, and that the Worthington Warhouse would make nice apartments. There is so much potential for retail spaces down there. I hope this happens!
November 30, 201113 yr And this would top it all off. http://www.emporis.com/building/west-9th-johnson-court-residential-tower-cleveland-oh-usa

This is probably one of the largest potential redevelopment sites available downtown. this building is under option from a group led by a ny investor. my understanding is that it is currently being eyed as a hotel conversion by this group, that would introduce a new hotel brand into the market. however, i expected to hear some more details by now, so perhaps this is dead. the property is complicated, and although the bones of the building are good, it will need a complete gut. And this would top it all off. http://www.emporis.com/building/west-9th-johnson-court-residential-tower-cleveland-oh-usa I would be shocked if anything will go forward on this corner lot that would block views from that side of the pinnacle. the most recent plans i had seen, showed maybe 3 or 4 story townhouse type construction there.

November 30, 201113 yr I've heard some murmurings (word?) that a developer was eyeing up (and close to announcing) a deal for some new construction apartments in the parking lot across the street from the theatres in Playhouse square. I also recall hearing about the demo of the "playhouse square annex" building - which would tie this all together. Could this by K&D?

December 5, 201113 yr http://www.cleveland.com/business/index.ssf/2011/12/historic_arcade_in_downtown_cl_2.html?utm_source=dlvr.it&utm_medium=twitter Out of all the news you will read this year, in five years i hope to look back on this is as the best. A world class Development company across the lake just purchased the Arcade. Can't wait to hear their plans for the building, It is in a perfect location to expand the destination community of east 4th street, and its unique architecture and unbelievably low asking price made this a no brainer imo. Thanks Skyline From what I have heard, the biggest drawback to this building are extremely extremely high Heating/Cooling costs.
December 5, 201113 yr That is pretty big news... Incredibly good buy for them. I'm anxious to see what they do with this gem... I'm really just glad that someone like K&D didn't end up with it.
December 5, 201113 yr Heres the story with a couple of updates.. Not much detail, but it sounds good so far... Blutrich indicated that Skyline will put money into the property, though he said it's too early to discuss details. The company owns several historic properties, including the Le Meridien King Edward hotel in downtown Toronto. "We hope that we'll be able to bring some of our enthusiasm, expertise and funds to revamp the current situation and make the hotel, for the long-term, profitable, the hotel and Arcade," he said. http://www.cleveland.com/business/index.ssf/2011/12/historic_arcade_in_downtown_cl_2.html
December 6, 201113 yr ^Looks like there's been another update to the story (5:42 PM), not too sure what.
December 9, 201113 yr Author The additional 20 officers will be paid from the increase in income tax revenue to be collected from construction workers and other hires involved in the casino, medical mart and Inner Belt construction, said Andrea Taylor, a spokeswoman for the mayor. The casino opening in late March and a high occupancy rate in downtown apartments also will provide additional taxes, Taylor said. It's a result of new projects/construction, but please discuss at: http://www.urbanohio.com/forum2/index.php/topic,15104.msg590703.html#msg590703 "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

January 11, 201213 yr OK, it's not quite a building project, but I believe google maps just today added 45 degree views of Cleveland, and the views are from last summer only a few months ago, so much more updated than the general aerials.
January 11, 201213 yr Author Cross-posted in the Cleveland Transit Oriented Development thread in the transportation section since this is across the street from the West Boulevard RTA station.......... http://planning.city.cleveland.oh.us/bza/bbs/agenda/2012/AGENDA01182012.pdf BOARD OF BUILDING STANDARDS AND BUILDING APPEALS ROOM 514 – CITY HALL 216-664-2418 WEDNESDAY, JANUARY 18, 2012 Docket A-188-11 10107 Detroit Avenue WARD: 17 (Dona Brady) Boulevard Terrace Apartments, Ltd., Owner of the R-2 Residential – Non-transient; Apartments (Shared Egress Two Story Masonry Property appeals from a NOTICE OF VIOLA-TION—INTERIOR/EXTERIOR MAINTENANCE, dated May 11, 2011; appellant states that they are in the process of assembling and closing the financing for a total rehab of the property; that on March 30, 2011, PNC Bank issued a signed letter of intent to invest a total of approximately $9.8 million as the low income and federal historic tax credit investor in this project and in a “sister” project (Boulevard Terrace Apartments) in a multi-million dollar redevelopment of the two projects. January 12, 201213 yr Two questions: 1. I googled and googled, but cannot find out what is being built off 90 right by the sign business ~E 130ish, there is a lot of equipment there and they cut down a ton o trees... 2. Last year (first week of June) 200 PS was doing a demo/test of a new lighting on top, but I haven't seen it since, anyone have an explanation or idea about that? Thanks...

For question 1, are you referring to this: http://maps.google.com/maps?hl=en&ll=41.558299,-81.592492&spn=0.003321,0.004823&t=h&z=18&vpsrc=6 (I love the new 45 degree angle shots from Google, BTW). If so, I believe it is the entrance shaft for the Euclid Creek Storage Tunnel for NEORSD. Note the location of the far west drop shaft: http://www.neorsd.org/I_Library.php?a=download_file&LIBRARY_RECORD_ID=4599 EDIT: Beat me to it Musky.
January 12, 201213 yr is it possible for MH's list to have its own sticky thread like the events list? It would be good reference
January 22, 201213 yr A random question: I was doing some research about the building at the entrance to the Loraine Carnegie Bridge and found the plans for the Western Reserve Fire Museum dating all the way back to like... 2005? Whats the current status with this?
January 22, 201213 yr I know they created a temporary Fire Museum at Tower City next to Brooks Bros. for a while at the end of last year. Can't tell you more than that.
