I'm putting this here until we know more about it.  Vine Industrials: I'm betting it's in Ohio City, possibly part of the Coral Company's new project on the site adjacent to the Townhomes of Ohio City.  Vine Court is the little alleyway between Clinton and Franklin and has a number of small warehouse/industrial buildings, which would account for the name:

Question:  Anyone have info on the Stark project that is to build on that parking lot on the Public Square?  I am facinated by the idea.  Having a surface lot on Public Square is like having a Strip club in the Vatican!

The parking lot on Public Square will remain depsite what Stark does, sorry to say. Stark's nemesis, Dick Jacobs, owns the Public Square lot so don't expect any development partnerships ala Stark-Asher, Stark-Carney or the still-sought Stark-Cameron partnership.

This one caught my eye:

Rite Aid taking over former CVS site

 

The neighborhood and CDC fought this one to no avail.  Rite Aid is doing little, if anything, to fit its new building into the neighborhood context.  And as these things go, it'll probably be an empty cookie-cutter shell in 5 years anyway. 

 

I actually did a significant project on this site that showed the potential of doing a mixed-use development on-site.  Something like 24 townhomes and plenty of room for 30,000 sq. ft. of retail space (and ample parking!).  That may have been a bit aggressive, but it's 2.24 acres of land and the new building will occupy about a quarter of it...right in historic and architecturally rich Franklin Blvd and Gordon Square.  Rite Aid is dead to me now...

The new Rite Aid will be a little better than what was there before, as the building will be closer to the intersection and the entrance somewhat oriented to the street. It's still depressing suburban-style architecture, but the sea of asphalt will at least be smaller and less noticeable.

 

At least these things come down like houses of cards. It took them all of about four days to demolish the CVS/SavaLot shack formerly on the site.

 

In the meantime, it would be nice to get the old Rite Aid building across the street demolished and replaced with something more urban, but that would require lots of $$$. We need to start making West 65th a pedestrian friendly corridor -- at least between Madison and Detroit -- so people will consider walking from the W65th Rapid station to Detroit Avenue and the Arts District. It's not a long walk (1/2 mile) but it feels eternal because there are so many parking lots.

^ Agreed that W. 65th is an important corridor for many reasons and that it's lacking at present.

 

^ Also agreed that the new building will be a bit better, but the fact that we had a chance to go for a full true urban redevelopment and missed it is possibly more painful now that there's going to be a new structure on site with a brand new lease.

All this stuff is absolutly great.  I find it very encouraging.  This kind of stuff is very much needed in Cleveland.

 

However, what provisions are being made in an overall plan for things like public spaces, bikeways, greenspace, multipurpose trails, urban gardens (for people to do their own vegetable gardening), and so forth?  Great cities have great public spaces. It's great to have downtown development, but people need things to do outdoors-- even in Cleveland's lousy winters.

 

Condos, retail, and offices are great, but for a city to have true quality of life and quality of place, people need more than places to just live, work, and spend money.

Trust that there are provisions, recommendations and policy for each of the things that you mentioned.  However, as far as I know, there isn't a citywide "greenprint" or anything like that.  Though, I agree that it would be quite helpful.  Perhaps non-profits like Parkworks or the Trust for Public Land have developed a more comprehensive greenspace plan for the city/region?

 

The County Planning Commission (http://planning.co.cuyahoga.oh.us/) also has some large plans for open spaces, such as the Cuyahoga Valley Initiative.

I know that parks are popular for a variety of reasons, but I don't think that downtown is lacking in parks and plazas as much as it is lacking in people to use them.  I would rather see parking lots developed as housing, retail, or office than become more little-used parks.  Let's get Public Square, The Mall, and the rest hopping before we say we don't have enough.  Most cities would kill for the amount of downtown public open space that we have already.

I agree.  There is already ample plaza space for Gateway visitors to use in between The Q and Jacob's Field ( I love those towers above the air intake units).  Let E4th buildings stretch all the way to Huron like it was before Gateway was built.

Cleaning/ Restoration began on the prospect side of the May Co. building. The Euclid side has looked nice for some time now, but the back has been a different story. This resoration along with the rennovation of St. Paul's book store into office space will do wonders for lower prospect.

As regional development begins to come together, new projects are in the works

 

 

Believe it or not, when it comes to construction, things are happening in Greater Cleveland, and most of it in the city core, with an emphasis on housing and retail. The PD reports 1.5 million sf of retail added to the region this year, and double that the year after, with much in the underserved city proper. The city has $2 billion worth of real estate ventures and $1.2 billion in infrastructure in the works right now, according to the Greater Cleveland Partnerships' new World of Opportunity DVD, put out by WKYC. The DVD, available online at www.clevelandgrowth.com/news, outlines several of the new projects currently underway, and others have been highlighted in the news. Here is a brief summary of some of the more cohesive projects.

I think there were a few typos in that article. 

1.  1468 W. 9th is an office building built by Burhnam and Root, not Walker & Weeks.  I work in this building and highly doubt that they are redoing this into condos.  It is currently office (not great office) space, but I'd say it is 75% occupied.  Something will be, I mean, needs to fill the 1st floor space at W9th & Superior...

2.  It's Gwathmey Seigel, not Swathmey Seigel doing the CSU Student Union (not a fan a their work, they are B+ architects at best)

 

Otherwise it's an interesting article.  I didn't think the plans for the condos on top of the Dick Fleishman garage at 515 Euclid Ave were that solidified.

This upcoming event in the Historic Gateway neighborhood will provide a glimpse into a few of the new developments in the area that have been mentioned on this thread:

BTW - I asked a Forest City employee today when the scaffolding will be removed from the top of Terminal Tower. Apparently it will remain there until they are finished "five years" from now. She was serious too.

Hard to believe it would take 5 years to reface the Terminal Tower.  I've talked to a few people that involved with the project, and apparently Forest City hired a company that has never even done restoration before.  They are close with FC and they just tossed them the job.  Apparently the construction manager would put vinyl siding the building if he could.  FC really is not that great of a Cleveland business citizen and is putting the city's symbol at risk to give a job to people they know.

I'm not a big fan of forest city, but those are strong acquisations.  I thinks that is unfair to say that about FC, when you don't have FIRST HAND KNOWLEDGE, weren't in negotiations, etc.  I've seen other buildings of the TT magnitude, take years to reface/rehabilitate because the materials used when these pre war building were built aren't available and then usually there are other factors that go in to renovating/rehabing historic/landmarks.  also, there are some strick rules, etc that the contractor must abide by when doing work like this.

 

So lets find out who is doing the work and what their background is before we trash them.  Perhaps KJP might have some information.

 

Also, just because its the first time this company is doing a job on this scale doesn't mean they are qualified...ever big company that successfull had to start out as a small company.

Great idea. Good looking ad, too. I love how in big cities (but mostly New York), the construction barricade/plywood walls are covered with all kinds of crap. Local shows, advertising for what is being constructed. It gives the area a vibrant feeling while things are being pulled constructed in dirt.

 

more often than not, there are no pictures/renderings of what's being built anywhere near the building.  Unless it's a huge skyscraper built for X company or a condo tower that needs advertising.  (This, from my personal experience in NYC.)

There are some signs of life in the vacant office building next to the Residence Inn on Prospect. One of the store fronts has been cleaned up and painted so hopefully it will have an occupant soon.

 

I heard last summer that the owner was refusing to renew leases because the building was going to be torn done, but apparently the plans have changed.

Oh thank god!  I was wondering what was taking so long.  We know it's under construction, but I bet a lot of people just think it was sitting derelict.

^^^jmc, thanks for that update on the Prospect building. It's not the world's most beautiful building, but I certainly wouldn't want to see it demolished.

Also, the article indicates that Ferchill will renovate the Atrium with or without a firm tenant (UH has been discussed). Any further details on that? The Atrium, to me, is the biggest single eyesore on lower Euclid now. If we could get it shined up, I'd be a very happy person.

I've often thought that it would be a prime location and building for a relatively easy conversion to apartments.  The building itself has no real architectural merit (that I can tell), but it has a scale that is optimal for that part of Prospect.  Looking forward to seeing what comes of it!

I can't find the article on line, but they are breaking ground today on a 20-unit townhouse project at East Blvd and Superior that will overlook Rockefeller Park. Lebron James is one of the investors.  The units will cost between $275,000 and $325,000.

Oooh!  Just south of last year's Citirama, correct?  The sign's been up for a while, but I noticed them doing some site work about a week or so ago.  That's such a great spot!  I'll post if I find anything...

That's fantastic news.  I know that they've been trying to get that project off the ground for a while.  Hopefully, we will see some real synergy develop from Parkside, Heritage Lane, and CitiRama.
