REALIFE REAL ESTATE GROUP is the developer who bought the STARK BUILDING on West 3rd Street and also proposed a now defunct project at STARK'S West 9th Street parking lot that Stark is still trying to sell.

 

BUT whats interesting is that an affiliate of Realife Real Estate Group has recently purchase the Class B asset of a 55,799 square-foot office building known as Metro Center which is located at 6500 Rockside Road in Independence, Ohio for $5.5 million...

 

So maybe we will still see a new development proposal from them for the CBD at some point?

 

Or will they sell the former Stark Building on West 3rd Street to SHW for their upcoming HQ & RD Project? 

 

Or will REALIFE do a complete historical renovation of that building and then enjoy higher rents because of the NEW SHW HQ & RD Project being located next door and with the increase of more retailers and restaurants to support the 6,000 SHW employees?

My take is that they are a "Class B" developer.  They don't get me too excited.

What were the people who covered that thinking? Also it appears (based on the cars in the photo) that even though this was 50 years ago, there was still a parking lot on the site.

I just can't get over how grimy all of the downtown  buildings were until about the late 80s, early 90s.  I'm surprised that any of us survived that pollution. Lol

Because Victorian era buildings were considered extravagant and unnecessarily fancy.

That's why people of means began leaving Millionaire's Row along Euclid and moved away from the choking pollution, with some going to Bratenahl but most going up into the Heights. The pollution tended to not rise up beyond the old lake escarpment that was Murray Hill/Hungarian Hill/etc.

 

You can see a little bit of the Superblock in these images that are all circa 1960. The parking lots were already starting to appear by that time....

Great point. In the 50's and 60's there was a strong trend toward a sleeker, futuristic aesthetic. Old haunted looking buildings were out.

Coal.  There wasn't any point to cleaning a building until coal's usage in the region was drastically reduced.

BUT don't a lot developers/investors buy CLASS B  builders that usually also have a lot of vacancies to invest in all manner of upgrades to help to attact more and better tenents and also to increase the value of property over a certain amount of time?

 

And then IF they see that a market will be profitable to them then they sometimes do new construction developments.  Which of course is much more expensive than a rehab/upgrade, but that rehab gets their foot in the door, so to speak.

75 Public Square housing conversion is near

Two weeks ago, NEOtrans was the first to report on a planned $73.6 million rehabilitation of the "new" headquarters of the Cleveland Electric Illuminating Co. (CEI), 55 Public Square. Now it's the old CEI headquarters' turn -- 75 Public Square.

Renamed as Public Square North, the 15-story building is near to seeing rehab work start. Millennia Companies plans a $40 million rehabilitation and conversion of the 1915-built office building into 119 apartments.

Sorry I forgot to post this last week:

Building permits were filed for the next phase of the Cedar Transformation Plan (Sankofa Village). For phases 1 and 2, 60 apartment units and then 50 townhomes were built. The original plan called for 377 total units between apartments and townhomes once all phases are finished.

The next phase will be just west of the last phase on Community College Ave, and again will be developed by Pennrose. The permit specifies the new structure will be 77,198 sq ft.

Anyone have any more info on this?

@tykaps It's really exciting that the next phase is taking shape! For reference, phase 1 was the multifamily building on the corner, phase 2 was the block/row of townhomes just next to it, and now phase 3 is the continuation of the other block (outlined in blue - it basically mirrors phase 2).

Essentially, this phase will feature two segments of horseshoe-shaped pockets of additional townhomes with some green/park space in between. A potential phase 4 to fill in the remaining site will hopefully happen later on.

NASA Glenn to start construction of $34 million research building

WASHINGTON, D.C. - The National Aeronautics and Space Administration has awarded a $33.8 million contract to Cleveland-based Austin Building and Design to construct a new aerospace communications research building at Cleveland’s Glenn Research Center.

 

The 54,000 square-foot building is scheduled for completion in 2021. It will consolidate research labs currently in seven different buildings on Glenn’s campus into a state-of-the-art facility that will house approximately 25 research and development laboratories specially designed and constructed for communication technologies, the agency said. In addition to laboratory spaces, the building and grounds will include a large, shielded high-bay space, as well as rooftop and ground-based antennae fields.

Ok @KJP, I think I have a good guess as to who the secret Mega whale is that you hinted could come to Cleveland.

 

Last night I was thinking about Cleveland-Cliffs acquiring AK Steel and how nice it will be to have three Fortune500 companies on public square.  Then I started thinking about how great it would be for CLE to pull in other Fortune500 companies, the possibilities and how we could do it/what we could do to offer them more to move here. I started to think about the mystery company you mentioned and how you said it was bigger then Progressive (#99 on the Fortune500), I was wondering what company out of the other 98 would move to CLE. 

You said its none of the names that have been mentioned on this forum, plus its not major Health Company, IT company or MedTech company.  I began to think what kind of company, outside of those sectors would have any motivation to move here (outside of the most simple cost of living perks)?   Then it hit me......

 

The kind of company that could potentially benefit from moving to Cleveland would be an airline company, we have an airport that needs updating and has been rumored that updates are in the works.  Plus we have a rail line that runs from the airport to central downtown.  So if the city could work a deal with a major airline to move their HQ and HUB to Cleveland in exchange for a some tax brakes and other incentives to build their HQ building downtown(like they are for SHW and like other city's do when trying to steal a major HQ) and also a new updated airport with their own customized section or wing if you will(pun intended) for their HUB...... that could really be a nice draw for an airline company.

 

With all that said, the one that makes the most sense to me would be Delta.  They are ranked 69th on the Fortune500 list, 20 higher than Progressive, and they have over double the employees.  They have roughly 5700 employees at their HQ in ATL, that would be huge.

 

Plus there was talk in recent years of Delta leaving GA due to political issues, and an Ohio Congressman was trying to lure Delta to OH during that time.  See the article below.  How great would it be to take Delta from ATL after they tried and failed to take SHW from CLE ???

Something that big, with that much involvement from the airport; city, county and probably the state would definitely require an NDA while they tried to workout the deal/details.

Unlikely since Delta already has a huge hub in Detroit.  

I may completely wrong and @KJP would have to confirm one way or another, but I think this speculation on this mega projection has gone in the wrong direction.  It has been a while since KJP's post (and I cannot even recall what thread) but I think KJP was referencing a possible "real estate project or development" and not a particular company.  When he said bigger than Progressive I think he meant the potential development will/would be bigger than the proposed Progressive Building project from the early nineties, not that a company bigger than Progressive is moving to town.  Again I could be wrong but that is my memory of the exchange.

I am also wondering if this mystery MEGA PROJECT (company or development) that @KJP mentioned in Cleveland's future is this latest acquisition by Cleveland Cliffs?

 

I was under the impression (initially) that perhaps a corporation that is larger than the behemoth Progressive Casualty Insurance Co. was planning on building an enormous presence in our city ... In the form of a brand new headquarters or just by moving here.

I live close by and can tell you that over the last month or so the front shutter has been open frequently and there’s been comings and goings that led me to think it was being emptied out for some reason. Hopefully, all this points to something positive going on...

That building is crumbling often on cars in the surrounding parking lots.  Hopefully they tear that sucker down to assemble the mega parcel that @KJP discussed being developed.

If I recall some time ago, IBM or Microsoft one or the two decided Cleveland was a growing market. Opening up that amount of land and street front would be perfect for branching fortune 500's.

If you open up brand-new "developable" property basically in the center of the City, i.e. Fairfax, you're completely molding the entire area the way your business would want for a brand new neighborhood. They're always watching urban real estate markets. My money is on either Microsoft or IBM as I mentioned above. If the Justice Center is moving there, there's still alot of room for some bigwigs. Fairfax will be the new Millionaire's Row. If we have anything to add about it please speak in the Fairfax thread.

Looking back on @KJP's articles on Fairfax over the last year, I looked for any offhand "speculation" that perhaps is more informed than meets the eye.

My initial thought when I heard IBM was Explorys:

Biomedical labs and advanced manufacturing could be just as much a throwaway nod to Cleveland's medical device and technology background as much as it could be perhaps an "informed hunch" ?.

 

I spent some time looking at majority property owners in Fairfax to look for consolidated ownership of adjacent parcels, recent transfers, etc. Most are tied to known projects. There is a lot of city owned land spread across tons of slight variations of owner names. Ken has a "cropped (E105th & Quincy)" look at these ownership trends in the Fairfax thread, where this conversation might need to continue.

Unfortunately, I've posed no hints about it in any of my blog articles. And I hadn't heard of this remote possibility of a megaproject when I wrote the "Leveraging The Boomtown" article. Yes, it's a remote possibility. So please don't get worked up over it. If it it happens, it happens. If it doesn't, life goes on.

Quality Electrodynamics LLC, a Mayfield Village company that makes coils that go inside magnetic resonance imaging (MRI) machines, announced it has sold a 70% stake in the company to Tokyo-based tech giant Canon Inc.

 

Specific financial terms of the deal were not disclosed. Quality Electrodynamics, which is known as QED, will become a subsidiary of Canon but will retain its name, independent identity and local headquarters, the company said in a news release issued late Thursday, Oct. 31.

Which brings us full circle back to development news—because this is all predicated on a company from Munich—Siemens—planting a development flag in Cleveland.

These news tidbits are too small for Seeds & Sprouts but are nonetheless important. They include the last two weeks of items that appeared in public records such as building permits, planning commission filings, real estate listings and similar but brief references showing definitive movement in Cleveland-area real estate.
