Seven might be a good number. But I wouldn't count on the Viaduct just yet.

This is disappointing.  It's one of my favorites out of all of the announced projects.  I was hoping it was in the bag.

If the developer can make the numbers work and get the financing from the port authority like they want, then it can happen. But the developer has never built anything even close to this big.

Anything further on Geis condo tower? Obviously with the pandemic I figured it would be On hold, just wondering if it’s dead.

Yea I got caught up in the excitement and the design approval and started thinking it was on track to happening. It’s an extremely sexy design   - I hope it actually happens.  But the sound of @KJP’s comment doesn’t inspire any confidence.  I’ll really look forward to hearing any news on this one.

Looks like an amazing place for an Urban Ohio mixer - after the pandemic, of course! Congrats! 

Fantastic job @marty15! If that is where I think it is, I looked at it when I was in the market a couple of years ago. I had so many beautiful ideas, but nowhere near the knowledge or time to pull it through. I'm so happy to see the place remade to such a high standard. You've done well. Also, love the palms!

Not exactly development news but this seems pretty important...

So News 5 wrote an article on abandoned apartment buildings in Cleveland and on trying to get them redeveloped. It says there are 571 vacant apartment buildings here and shows a map with them all.

I've only looked through a few dozen of them so far, but big issue is, majority of them are completely wrong. Quite a lot of addresses that don't exist and a few addresses that I can personally confirm are NOT vacant. Is someone really bad with typos or data entry? Are there far less vacant apartment buildings in CLE than people thought? ¯\_(ツ)_/¯

This isn't a criticism particular to News 5, but the editing quality of online local news sources (actually even a lot of national sources) tends to be appalling these days. That's probably just part of what happens when the 24-hour news cycle becomes the 24-minute news cycle.

Reporters increasingly photograph and edit their own material. Which has nothing to do with development, BTW. 🙂

Not to mention, some of the buildings aren't even apartments at all. The marker on the corner of W10th and Literary is a very well kept single family home (certainly appears occupied), and their marker even labels it as one unit. Why would they even include a single unit dwelling in a tabulation of apartment buildings?

I'm getting word that recent events (conclusion of presidential election, Pfizer's vaccine announcement, etc) is causing a flurry of real estate activity (buyer interest, property inquiries, shelving of plans to redesign offices with COVID protocols etc) right out of the gate this Monday. I'm wondering if any of you are experiencing a sudden turn of events at your workplace and can share news on or off the record (such as via personal messenger here at UO or by e-mail to me at [email protected]).

I know that @KJP’s question-post  is meant pragmatically and not intended as an op/Ed  - but whenever post-Covid happens,  I hope that we don’t just go back to business as usual in this sense - I hope we learn lessons about how to be prepared for a possible future  pandemic - and that we’ve learned how to do some traditional things more creatively and efficiently - (like maybe commuting a little less frequently)- I’m all in on our lives returning “to normal” obviously - just sayin’ that I hope we are reflective and insightful about building back better.

Cleveland's real estate revs up for first time since March

 

It's as if someone turned the electricity back on and got the gears of Greater Cleveland's real estate sector turning again. Today, NEOtrans heard from a real estate professional about that surge and began asking around to see if other experts in the business locally were experiencing the same thing. Turns out they were.

 

The burst of activity has been sudden and significant in recent days, say people employed in various real estate functions be it leasing, buying/selling, land evaluation and construction. These activities are a leading indicator of potential economic growth.

Even if SW doesn't break ground until 2022, Is there any kind of record regarding how many sq. ft. was under construction around the same time? Would CBRE or someone on here have that data?

 

If we counted sq. ft. or just counted cranes, would 1990 be the record to break when Key Tower (and Society for Savings) , Marriott, Fifth Third Center, US Bank Centre and North Point Tower were all in some stage of construction? That would be over 3 million sq. ft. and at least 7 cranes, so maybe 4 in the air at the same time? Sorry, I wasn't born yet to count them, but I'm just curious. 

 

We currently have MetroHealth and Intro going up, Lumen finishing, Half a dozen projects in Ohio City, Euclid Grand and Public Square North are happening.

With whatever is left, Cityclub might get it's crane up by the summer when 2 buildings in Circle Square kick off. 

 

Or if we go by sq. ft. and include office conversions, back when TT, May, Euclid Grand, Lumen, Beacon, The Q we may have come close to a record.

 

So how big of a record might Cleveland have, and how close might we get with a 1 million sq.ft. SW being just one of the projects?

 

I can't find a resource that compares construction YoY including the last 30+ years. This Urban Land Institute from 2019 makes 2018 look good, but it doesn't include a lot of data going back 10 years.

 

Sorry, I thought this thread would be the best one to pose this sort of question, and with all of the educated and informed members of this community, I was hoping to be able to learn!

BTW, Key Tower had two cranes on it and the adjacent Key Marriott had a crane -- so that was three just for one project.

30 Cleveland-area megaprojects that may seek a TMUD tax credit

 

After this Thanksgiving holiday week, state lawmakers say there's a pretty good chance that the Ohio General Assembly will finally pass the long-sought Transformational Mixed Use Development (TMUD) tax credit. And there's potentially dozens of so-called megaprojects that the TMUD credit could activate or take already active projects and push them across the finish line.

 

Those dozens of megaprojects are just in the Greater Cleveland area. There are many promising transformational projects in Ohio's six largest metro areas that accounted for all of Ohio's job growth in the past five years, as well as in smaller cities and rural areas that have been economically left behind.

Very nice rundown @KJP, I learned alot of new info in there, particularly "Baseball Town". I didn't think the rumors of development over there had any connection to or push from MLB. A question though, that you may know the answer to. The requirement of being within 10 miles of a major city - where is that ten miles measured from? Would that be the center of the city, or the border of the city? If its the latter, that would place the entire 271 corridor within the radius. If its from Public Square, it would be outside, with the Silverpoint proposal being 10.94 miles for example. Measured from the border, I wouldn't doubt we see alot of new proposals in the vicinity of Beachwood come up in the next few years. This might even be a good way for Brookfield to get their redevelopment at Beachwood Place going.

@PoshSteve Pretty sure it's 10 miles from the city limits. If so, the Silverpoint development is less than 2.5 miles from the closest Cleveland municipal boundary along East 190th Street.

Fantastic Thanksgiving edition of NEO-Trans!  Exciting stuff. I’d love to know @KJP’s ranking of the top 5 “most likely to succeed projects” on that list.  Some particularly intriguing topics raised in the article - such as, for one, how coordinated and evolved might the conversation be between Hazlam and the city on the future of Browns stadium? Is Hazlam “satisfied” with a stadium that is not competitive with the best in the NFL?  And if serious about developing a future Browns stadium - what does the city plan become  for the lakefront? Is Cleveland bold enough to envision a 21st century version of itself as a possible future Super Bowl host? I know it’s all hugely speculative right now but if there was ever a time and a scenario for TMUD to happen, it’s coming up now. There’s a new world coming post- pandemic; Cleveland can position itself for it.  Our Success or dare I say it-  “prosperity” in the decades to come won’t be accidental. It will have everything to do with the vision and fight we bring. The TMUD could be one of our greatest assets in continuing and expanding the Renaissance of this city.

I don't make predictions. There's no way to know which one would be most likely to succeed. I started trying to rank them based on which might be most transformative for their neighborhood or city but I realized I can't. I don't know how much economic impact each of these projects would produce. Therefore my opinion would be baseless. Another problem in sharing an opinion is that the details of some projects or phases of projects or how they might be phased and therefore how much money might be requested for each phase is unknown. In the end, all of these projects will be transformative to some degree for their surrounding neighborhoods and possibly even for their city overall.

A vertical Van Aken would be exciting! Depending on how large/high the future office component is, add in Tower East with the residential highrise and we have the budding start of a suburban skyline. All with great (for Cleveland) transit access. I wonder what kind of opposition a highrise will get though. The first phase had alot, particularly about not fitting in with "Shaker style". I think the success and popularity of the first phase will less that this go around though. It's shown that high quality modern development can fit in and compliment an historic city. People here love the new Van Aken.

What about Cross Country HQ and related development. Would that be eligible?

Not big enough (less than 350,000 SF) and no 15+ story buildings planned.
