January 10, 20205 yr @KJP Is the CSU campus going to be the site of the Euclid Ave project mentioned in another thread? This is what I was thinking when you mentioned it.

This is what I was thinking when you mentioned it. No. There's a project that we've known about that's going to start work in a month or less. I thought the project was in trouble in late-2019. But with the money that's pouring into this city, it's going to move forward. January 10, 20205 yr The Centennial is getting close, I think. Finishing up capital stack. I thought KJP was referring to new construction though.
January 10, 20205 yr There was some talk about putting a cap over the innerbelt several year ago, but I haven't heard anything about that recently.

January 10, 20205 yr ^ We all sometimes complain about slow progress and lack of cranes but the sheer amount of renovation of vacant/ underused buildings has been yuuuuge. Lower Euclid was rather deserted a little over a decade ago. I remember prior to the streetscape/BRT rebuild on Euclid and looked dire. Edited January 10, 20205 yr by freefourur
January 10, 20205 yr Author I remember being downtown for a very warm and windy New Years Eve 2007. Euclid Avenue was dark and empty, and the dust being whipped up from the Euclid Corridor construction work made it look like something out of an Old West ghost town, albeit with bigger buildings. January 11, 20205 yr I could see that pit getting new construction to go along with the Landmark redevelopment. Whoever purchases it will want to max out the space.

January 14, 20205 yr Author The Lumen 2 is proposed a block north of Euclid and the Geis project is a block south of Euclid. Those are the only two I know of that are "Euclid vicinity." There was a rumor that the Union Club was going to develop something on the lot next to its building but I haven't heard it from more than one source and I don't trust that source. January 16, 20205 yr They've put up banners of upcoming major events on the Lorain Carnegie bridge and it got me thinking about cranes and downtown progress being shown on national TV. Browsing around the forum, here's a quick take by year and event (I'm assuming some of my development dates are off, but y'all get the idea): 2021 - NFL Draft - S-W could have some cranes up, possibly City Club Apartments crane, doubtful, but NuCLEus?, East Bank Should be Built Out-ish 2022 - NBA All Star Game - Geis Tower (?), Lumen Phase II, CityBlock (or whatever it is at this point) 2024 - NCAA Women's Final Four - who knows what @KJP has up his sleeve...Thunderbird? I guess all in all, if even half of the things percolating on here come to fruition, it's going to be awesome for Cleveland in the national spotlight. Edited January 16, 20205 yr by GISguy

January 16, 20205 yr Author I don't expect SHW to have cranes up until mid- to late-2021. City Club could have a crane by then. So might 2-4 others. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

January 16, 20205 yr Harbor Bay in Ohio City would underway by 2021-22-23, no? How tall does a bldg have to be to require a tower crane? Also Lumen Act II and One Univ Circle Part 2 (1UCP2).

The comment about no One University Circle part 2 stinks but is good at the same time due to a development going up somewhere close. That corner of Euclid and Stokes could bring energy to a relatively dead section of Euclid, pedestrian wise. Outside of high school students it's pretty slow.

True but from what I understand the Pittsburgh CBD has done a pretty good job of eliminating a lot of their excessive parking lots by greatly increasing the taxes on the parking lots to the point of making it more profitable to develop them instead of leaving them as eyesores aka parking lots. https://www.pghcitypaper.com/pittsburgh/why-is-parking-so-expensive-in-pittsburgh/Content?oid=1334401 Pittsburgh's 50 percent parking tax is "the highest rate in the nation," https://www.pghcitypaper.com/pittsburgh/how-many-parking-spots-does-the-new-penn-plaza-development-really-need/Content%3Foid%3D13492204%26media%3DAMP%2BHTML&ved=0ahUKEwiQ1ryy44nnAhWvT98KHfh3BIsQyM8BCDAwAg&usg=AOvVaw2-rtjJYeMmkb45toe7au30&cf=1 https://streets.mn/2012/12/10/tax-land-not-buildings/&ved=2ahUKEwjkj8mp54nnAhXxqFkKHZSrAR8QFjAZegQIWhAB&usg=AOvVaw2qOrHugAgAldLc4P3Ez_-v The conventional property tax, which taxes land and buildings at the same rate, is essentially backwards when it comes to the behaviors it incentivizes. It penalizes property owners for building or making improvements to their structures, while rewarding speculators and absentee landlords who would rather allow their properties to decay than make expensive (and annually taxable) improvements. Taxing land and buildings at the same rate means that as long as you don’t put any buildings on your land, your tax bill is going to remain relatively cheap.
