Unless I'm reading this incorrectly, this map would also indicate that the heaviest investments have been in the CBD and along the Euclid Avenue (Healthline) corridor.

Entering the 2020s, early as next year and likely continuing for at least several more years, it's looking more likely that downtown Cleveland will have as many skyscrapers under construction simultaneously as were built in the entire decade prior. Of course, this depends on the local and national economies. It's a return of the Roaring Twenties for Cleveland.

Nearly a dozen skyscrapers are planned downtown, along with several more buildings in the 10-19 stories range, and a handful of shorter new buildings. Unfortunately, not all of them are going to happen. Even the most well-thought-out plans go awry for the craziest of unanticipated reasons. Some of these are early on in their planning but already have some meaningful financial backing.

Possibly, depending on how the new Justice Center courthouse tower is designed. Check back in about 8-10 months to see if another has a chance of happening.

Building for-sale housing in downtown Cleveland is a test

 

Developers are facing tests and building tests as they try to address the long-standing lack of for-sale housing in downtown Cleveland. To address that shortcoming in this local and national market, developers and investors have endured a test of wills and finances.

So, in turn, it has required them to create their own kind of test -- like a toe in the water. Those tests have begun and could soon reap some intriguing results, including more for-sale housing projects.

The lack of for-sale options in multi-family developments built since the Great Recession is a national situation. The reason why downtown Cleveland has such a small for-sale housing inventory is because downtown Cleveland had a small overall housing inventory to begin with, and it's still playing catch-up to national averages among big cities, studies and industry experts say.

This might blow my cover as Marty15.  But this is a personal project I’m in the process of. It’s a 120 year old townhouse, that was essentially worthless. Part of why I have a hard time with the tear down and build new crowd. This has been incredibly more affordable than building new.

Thanks for saving that place! I too have a hard time sacrificing an old place for any new build. It’s so rare, the new structure is of equal quality.

Where is this older building at?

So this kind of intersects with a few projects in here- soccer stadium, possible jail relocation, etc.- thoughts?

If that land gets built for a soccer stadium I hope they would look at ideas to make a sort of "neighborhood". I attached what I'd like to see built at least over time, it contains parking simply because lets be honest, it won't see a road diet so it will be very car centric, but I want it to be mixed use. There are still normal sized roads that pedestrians can cross to access these different parts of land to bounce around and interact with the various developments. Housing is big here simply because of downtowns housing boom, so maybe a mid rise apartment or condo (only mentioned because of the recent outcry, idk how desirable this area would be), basically The Beacon/515 but shorter. I just feel that if a stadium is built, instead of revisiting mixed use around the stadium down the road like the Browns we need to get it right immediately. The area would be tricky due to it being fed cars getting off the highway but if done correctly this outlier of Downtown Cleveland can be a connector of two different areas. It ESPECIALLY the would benefit the Woodland area and help activate that underdeveloped neighborhood.

^ Looks good. Although I have to imagine that Cleveland Black Oxide would have to move for anything residential to get traction there. I don’t think anyone will want to live next door to that.

I interviewed Cleveland Black Oxide's president almost a year ago about this and they said they have been getting a lot of inquiries from developers.

Also, are these train tracks being actively used? If not you already know what I think should happen, an RTA rail station, pipe dream I know.

All of @KJP's proposals for this area include an infill Red/Blue/Green RTA station in that section.  I think that would be great, and would help the development be better connected to the rest of downtown.

As successful investor Warren Buffet says, "Be greedy when others are fearful."

So are Greater Cleveland real estate developers fearful or greedy as Ohio and the country goes into Coronavirus emergency? And what might be the long-term implications of the pandemic on pending real estate developments?

Thanks Ken for ANOTHER GREAT ARTICLE!  It reminds us that it's always darkest before the dawn of a NEW DAY and as Walt Disney once said: 

"YOU HAVE TO KEEP MOVING FORWARD!"

 

And from what I'm hearing is that yes there will be some slowdown with logistics and changes in sop but this is in a lot of ways a good time to finally get some of these major projects completed.

I'm wondering how the TMUD bill will fare after a monstrous amount of workers are receiving financial aid? Not exactly sure if this should go here, but if it means Ohio's construction then it may go here. Move it if an annoyance. Sorry in advance. ?

IF this is the worst it gets, I see the projects proceeding and potentially benefiting... but that's a big unknown IF. There is a reality in which our country is effectively on lockdown into May-June, which I have to imagine would delay things getting off the ground this summer. We will need to watch the countries ahead of us.

It's unfortunate that City Hall has basically shut down the approval process. Nothing can move forward at the moment.

I know many at City Hall are working from home. I don’t understand why that should stop reviews though...

It shouldn't stop administrative planning and zoning reviews, but anything that needs approval from the Planning or Landmarks Commission or the Board of Zoning Appeals would be problematic with commissions not meeting. The Ohio AG sent out a memo that evidently suggests open meetings can still occur electronically, but I haven't read too much into that yet.

Apparently the AG letter wasn't an official "opinion," so it doesn't really hold any weight. I've heard there is talk going on with members of the General Assembly to try to amend the ORC to specifically allow for virtual public meetings to take place. 

The virtual meetings would be great. We are in the same boat in South Euclid when it comes to them. We are still issuing permits and taking applications though - pretty much business as normal. City Hall has been closed to the public, but we have online services for most everything now, and a drop box set up for when people need to submit originals or can't do it online. I thought Cleveland had online access for things too?

Cross referenced from SHW HQ thread.. would have posted to Warehouse District but it’s locked.

 

Does anyone know if this lot is in play for development?  I know there was mention that several projects are likely to go forward as a result of Sherwin Williams decision to remain downtown.  Would love for this crater to disappear with the rest of them.

That lot is owned by Stark and was part of the deal when they bought the nuCLEus site back in 2014-ish. Pretty sure he put it up for sale a couple years ago. No idea what's happened since.

Realife tried to buy it for a high rise but they didn't have the wherewithal to make it happen. Hence the foreclosure suit Stark brought against Realife regarding Stark's old HQ, since dismissed per my article from last week.

Gotcha.. I always thought the lot on the north side of St. Clair, across from Stark’s old HQ, was where the Realife skyscraper was intended.  Thank you for clarifying.

That property is owned by Weston. They've considered building a mid-rise residential building there, though that plan may be shelved considering the city has stopped reviewing/approved projects. Weston also has proposed a mid-rise at St. Clair & East 12th, across St. Clair from The Avenue District apartment building.

YES from what I understand a couple of out of town developers are still considering purchasing and or partnering with the existing owners of those parking lots, Stark and Weston respectively.   To build either a mix use apartment tower or MAYBE a mix use office tower IF the state TMUD Tax Credit Law is approved. 

And assuming that the City can get the various approval boards reopened in a reasonable amount of time.

The building department is already accepting building permit applications via two physical dropboxs at City Hall anytime and in person on Tuesdays and Wednesdays for a limited degree.  And hopefully they will be able to restart the Planning  and Zoning Commissions SOON!!

When you say "via dropbox," is this an electronic dropbox as in the cloud, or an actual locked box in front of city hall?

I'm envisioning a mailbox with a cloud in it. Can't imagine the city is capable of opening an online dropbox...
