Schofield Building to get new & renewed ground-floor uses

According to a source close to the situation, Citizens Bank will open a branch location on the ground-floor of the historic Schofield Building. Despite the high-profile location at the southwest corner of East 9th Street and Euclid Avenue, also dubbed "Main and Main," the corner retail space has remained largely vacant ever since the renovated 1902-built structure reopened in 2016.

The new Citizens Bank branch will reportedly not affect the next-closest Citizens Bank branch, several blocks away at Superior Avenue and East 12th Street. That branch is on the ground floor of Citizens Bank's regional headquarters building. Citizens Bank's main headquarters is in Providence, RI.

Update on the Citizens Bank branch...

 

A building permit application was filed last week for the new bank branch. It included architectural and engineering blueprints. Here is a floor plan from those blueprints:

Return of the Roaring 20s: downtown Cleveland development

 

Entering the 2020s, early as next year and likely continuing for at least several more years, it's looking more likely that downtown Cleveland will have as many skyscrapers under construction simultaneously as were built in the entire decade prior. Of course, this depends on the local and national economies. It's a return of the Roaring Twenties for Cleveland.

Nearly a dozen skyscrapers are planned downtown, along with several more buildings in the 10-19 stories range, and a handful of shorter new buildings. Unfortunately, not all of them are going to happen. Even the most well-thought-out plans go awry for the craziest of unanticipated reasons. Some of these are early on in their planning but already have some meaningful financial backing.

I missed Throwback Thursday by an hour, but I hope y'all don't mind (especially  @KJP) a request for  a "mid-year/6 months later check-in" on this graphic from the NeoTrans article of January 20th. The good news is that there has been so much development already started or recently announced -especially surprises like the Viaduct Tower and Dream Hotel.  Considering the completed or  recently started projects of just the last few years,   it's been pretty impressive. And thanks to SW and some of those surprise projects, it seems like the crisis hasn't slowed down plans for the future.  Revisiting the chart above, I wondered about the "planned but can't announce unidentified projects" - and whether there's anything at all on the rumor front.   Or maybe that we could hear that "something" of an update is on the near horizon.  Sorry for the request,  It's a bit of a half court shot but I thought I'd give it a try! ?@KJP, any of the UO superstars?  I have a strong suspicion I'm not the only one interested.

This has it as #2 in height, even surpassing the proposed SW HQ.

It's not just this project, but others as well. A lot of structures are going to start construction about the same time. I just hope that construction firms have access to a lot of ironworkers, masons, laborers and construction materials in 2021 because these things are going to be in great demand simultaneously for multiple projects.

Add at least three projects for Cleveland Clinic (Neuro center, Cole Eye expansion, joint project with Fairmount). Not sure about nuCLEus but Benesch's PR person said they haven't extended their lease at 200 PS, despite rumors that they had. There's the Casto/Nautica and 1250 Riverbed projects but those may be late-2021 or perhaps 2022 starts. And there's another new downtown project that's pretty damn sexy but I'm still gathering info about it.

Already forgot about that! Yes, add that too...why not.

 

Oops -- forgot another one.... Circle Square! From what I've heard, they have every intention of moving forward on Library Lofts and 10600 Chester, plus the office building too in spring 2021.

No, it may be a real project with lots of potential. I am very surprised that there are as many hotel projects being considered as there are. It seems that they're all looking to the future. We shall see.

A new housing crisis is hitting Cleveland, anonymously

 

At first blush, it sounded like such a rosy story.

 

The headline in the June 8 Wall Street Journal read "Cleveland Is a House-Flipping Hot Spot, and Covid Adds Fuel." Its central theme was that Greater Cleveland has become one of the most profitable places in the country to flip houses and own rentals. Investors have been redirecting their dollars from pricey coastal real estate markets and investing them in Cleveland. A happy story, right?

 

Not at all, say city officials and those at Community Development Corporations (CDCs -- which serve as neighborhood-level city halls).

 

Many CDC officials are worried about a potential repeat of the housing crisis that preceded the Great Recession of 2008-10. While the concern isn't so much about subprime lending, collateralized debt obligations and a collapse of international credit markets, there is a concern about a return of absentee landlords milking properties for rent income and leaving hundreds of houses rotting in city neighborhoods that just emerged from the worst of the last housing crisis.

 

That concern is the result of research by Cleveland Neighborhood Progress Inc. which compiled data on real estate transfers from May 1 to July 15 in the City of Cleveland. Of 451 arms-length residential sales/transfers at $50,000 or less during that period, 60.5 percent were to Limited Liability Corporations (LLC’s) many of which were out-of-state buyers.

To your point @KJP, I get almost daily calls/texts about my two rental properties downtown asking me if I’m interested in selling. It’s crazy.

That's great if they're responsible buyers. But many unfortunately aren't.

I know this is just a massing, but it's still exciting! 

 

Cleveland’s ‘Vision for the Valley’ Plan Nears Completion and there are links to more fun stuff at the bottom of the article.

 

I like the harbor on the river and all the trails and parkland... but that building mass closest to the Q should be kicked over and centered on the intersection to give the Q a better urban feeling, which would give the proposed structure views of public square and would not block the view from whatever moves in when SW moves out.

At the very least, lets get some of these trees planted? 

@KJPany idea what percent of current sales are out of state buyers beyond “many?” I don’t find the 60% LLC buyer stat troubling by itself. A prudent buyer of investment properties really ought to use an LLC. But the out of state absentee part sounds concerning.

Good point. I have the spreadsheet CNPI compiled and will crunch numbers when I get home this evening.

While some CDCs investigated the buyers to determine if they were from out-of-state, the spreadsheet itself doesn't include an "out of state" column or dataset.

 

Seven transfers were to out-of-state LLCs in Westown.

 

28 transfers were to out-of state LLCs in Slavic Village. Alvarado said those represented about 10 percent of the total out-of-state transfers.

 

So I added the following text to the article:

"Approximately 280 were out-of-state LLCs although a hard number is difficult to know for certain because the actual owners are sometimes hidden."

The next few years should be the most transformative for the skyline since the construction of Key Tower in  the early 90’s and the BP tower less than a decade before that.

Thanks. As many as three stories got pushed back to next week or later. Another still looks like it's on for tomorrow. I'm hoping I can still do one of the three delayed articles this weekend.

Personally, my lifestyle hasn't changed much except having a kid learn from home. Locally and developmen-wise, we're doing ok. A few infrastructure projects have been postponed. A few development projects have been canceled. But nearly everything is still going forward albeit delayed. The biggest impact may be that if developments are delayed and all start around the same time, there could be some potential supply and labor issues. It's good that City Club is trying to start earlier to spread out the demand for labor and materials. The sheer volume of big, pending projects is impressive:

 

+ City Club Apartments 

+ The Viaduct

+ Dream Hotel

+ Sherwin-Williams HQ

+ Rockefeller Building renovation

+ Unidentified skyscraper

+ Unidentified new neighborhood

+ 1250 Riverbed high-rise

No, I don't know the heights for all the downtown buildings. I've heard rumors, however....

 

1. SHW "Jacobs Lot" HQ tower -- 45-55 stories

2. SHW "Superblock" HQ structure(s) -- 10-25 stories

3. City Club Apartments -- 23 stories

4. Unidentified skyscraper -- 30 +/- stories

5. nuCLEus -- 25 stories

I have noticed that Nucleus is at the bottom of the list. Is there anything to look into this as you put it at the bottom or down the road list.
