I would have thought that re-revised nuCLEus plan would have moved forward by now considering the lease situation of its largest tenant. The fact that it hasn't moved forward concerns me.

EDIT: but considering that Benesch hasn't extended its lease at 200 PS suggest that nuCLEus is still alive.

Thanks as ever for the tease/ update @KJP! There’s a lot of great stuff there. Was the Geis condo tower one you overlooked, or is that in limbo?

That's disappointing. @KJP Can you tell us specifically where this approx 30 story office tower was to be built or least the general area?

Which development

projects have been canceled?

On one of my favorite projects I have not heard anything in a long time---its the Park Lane Condos (second on this list:  https://www.centerforcleveland.org/current-cle-projects#University Circle).  Do you know if that's still moving forward? It seemed delayed well before covid.  Or is it one of the projects that is officially cancelled?

There's two office towers that got delayed/canceled by COVID. One was to be taller than 30 stories and the other was to be in the 20s. I can't ID the sites because I don't know if they are actually dead or delayed. But they both would have built on small parking lots on the west and south sides of downtown.

I hear Finch is still interested developing in that part of UC but it may be over in the Quad area across East 105th.

What's the Quad area?  the original site was already on the east side of 105--on Park Lane between 105 and 107.

"Across" East 105th means it might be on the west side of East 105th. Thus the Quad is the area along Ansel south of Hough.

^Thank you for telling me what "across" means. But "across" E. 105, that is, the west side of E. 105, would be Hough, not University Circle.

At least we never knew what the cancelled more than 30 story high skyscraper was - maybe we are more surprised and curious than disappointed at this moment!

Other than SHW, I didn't think there was anyone else in need of that much office space.

Two companies would have been new to Cleveland. The other was local but wanted their own building with Trophy-class amenities. The latter may still be interested in the near future. And at least one of the new companies may still want an office here but the size is unknown. We'll see how things shake out in a year or so.

Did one of the non-local companies change their mind about moving to Cleveland as a result of covid or just the economy in general?

^Listening to the presentation of the W. 73 rd apartment project by the architects, I was impressed by how much thought went into the building given the site and neighborhood and how they clearly listened to the community as the building developed.  Comparing it to the nearby Edison (which looks like it could just as easily been developed on an empty lot in North Royalton), it is a real pleasure to behold.

I think somebody from the neighborhood posted pics a while back in the Detroit Shoreway thread of the factory on the site being demoed.  They are clearly moving at a good pace if that was completed even before final design approval.

They weren't sure of how much office space they would need, if any.

Personally, my lifestyle hasn't changed much except having a kid learn from home. Locally and developmen-wise, we're doing ok. A few infrastructure projects have been postponed. A few development projects have been canceled. But nearly everything is still going forward albeit delayed. The biggest impact may be that if developments are delayed and all start around the same time, there could be some potential supply and labor issues. It's good that City Club is trying to start earlier to spread out the demand for labor and materials. The sheer volume of big, pending projects is impressive:

+ City Club Apartments

+ The Viaduct

+ Dream Hotel

+ Sherwin-Williams HQ

+ Rockefeller Building renovation

+ Unidentified skyscraper

+ Unidentified new neighborhood

+ 1250 Riverbed high-rise

+ Nautica/Flats West Bank neighborhood

+ Van Aken District high rise

+ CWRU South Village expansion

+ CC Neurological Institute

+ CC Cole Eye Institute expansion

+ nuCLEus

+ several potential new mid-rise buildings downtown and in Midtown

+ new county jail

+ new Justice Center courthouse

I'm sure I'm missing a few but if many of those were to break ground within a couple months of each other, it could be problematic.

No, I don't know the heights for all the downtown buildings. I've heard rumors, however....

1. SHW "Jacobs Lot" HQ tower -- 45-55 stories

2. SHW "Superblock" HQ structure(s) -- 10-25 stories

3. City Club Apartments -- 23 stories

4. Unidentified skyscraper -- 30 +/- stories

5. nuCLEus -- 25 stories

Sorry for the delayed questions.  6. would be the courthouse tower at anywhere from 15 stories to 50?

Could be. Right now, the powers that be seem to want the 15 (or thereabouts). Might even be more than one "tower" given the large amount of square footage involved. Probably 6-12 months away from knowing that. But I suspect we'll start hearing discussion of sites this fall or winter.

Thanks for the update KJP.

I read more recently I believe in a Crains article that his Chicago business partner in that project has until this October to decide whether to go ahead with the 3B phase of the East Bank of the Flats project.  And that's why he wants to get an extension on the TIF's.  So that he can refinance the bonds and have enough money to catch up the payments he owns on the project.  And so that in October IF this project moves ahead he can more easily seek more subsidies from the city, county, and state to make the numbers work on this phase of the project.

I will be disappointed if the tower is not at least 30 to 40 stories. I’m hoping for that “whale”.

Maybe this is the motivation to more than double the size of the convention center downtown. In it's current size, most of the trade shows and exhibitions that were held at the IX Center can't be accommodated.

So airport master plan leads to IX Center demolition and a beautiful runway and airport expansion. Then the convention center gets doubled in size downtown with a new hotel. That is obviously what is happening right? Dreaming...

And a Land bridge unless Covid-19 has other plans for everyubody

This is good timing, I would imagine, as the airport's new master plan is currently getting worked on.  Isn't that right?

WhAt was the thinking in building a brand spanking new convention center downtown that was too small? They thought that the big conventions could just go to the I-X and they would pick up the leftovers?

Per the closing of the IX center from years ago, Hopkins stated they would like to build another runway but have deemed it not a necessity now, so the IX center's closure is not directly related.  I do think it's a great circumstance considering Hopkins will be branching out and re imagining their entire facility.

Well, it wasn't exactly a brand new convention center, it was a major renovation of the existing convention center. As such, I don't think it could have been expanded very much. I also believe they felt the size was adequate for the vast majority of events that would be held there.

Wasn’t the new convention center built as an incentive to have the medical mart?

Anyone know where this is?

Seeds & Sprouts VI - Early intel on real estate projects

Schofield Building to get new & renewed ground-floor uses

According to a source close to the situation, Citizens Bank will open a branch location on the ground-floor of the historic Schofield Building. Despite the high-profile location at the southwest corner of East 9th Street and Euclid Avenue, also dubbed "Main and Main," the corner retail space has remained largely vacant ever since the renovated 1902-built structure reopened in 2016.

The new Citizens Bank branch will reportedly not affect the next-closest Citizens Bank branch, several blocks away at Superior Avenue and East 12th Street. That branch is on the ground floor of Citizens Bank's regional headquarters building. Citizens Bank's main headquarters is in Providence, RI.

MORE:

https://neo-trans.blogspot.com/2020/04/seeds-sprouts-vi-early-intel-on-real.html

Permits are now posted and interior work is starting in earnest on building this out. A, probably highly-automated, bank branch isn’t the most exciting use of this space, but it will be nice to see it filled and somewhat active.

Gotta do something with all of that cash they got from selling the Superblock to Sherwin-Williams!

Jesus Christ, for all of Cleveland's problems, I thought there would be less advocates for a 40 story courthouse paid for with public funds. Are y'all dense or what? How about using some of the money to make us not the poorest city in America, rather than rewarding those who uphold a garbage system with a billion dollar shiny tower.
