The criteria favor larger projects. Yes, those that will have big economic impacts, promote equity/access, and those that are shovel-ready. They have to be ready to go. The tax credit is suppose to fill the last missing piece of a project's financing that's keeping them from moving forward. So I have my doubts as to whether the Lakewood project will get approved since its planning/schematic design has not been seen let alone voted on by the city. Projects like Centennial, Bridgeworks, etc are ready to go. Circle Square's first phase isn't ready to go because the public parking deck hasn't been approved (it might be if enough Planning Commission members show up/to stick around for a whole meeting!) and no schematic designs have been submitted yet for the hotel/retail pedestal combo. November 17, 20213 yr This Fridays Planning Commission agenda is huge again, primarily because they have to deal with a number of items they could not get to at the last meeting as they lost a quorum a little after noon. With this agenda they could easily go past 2:00 PM unless they take steps to speed up presentations, which really is not that great of an idea. I hope the chairman can take some time in the next couple of days (you know...between his many phone calls with Tony George) and get members on board to clear their calendars. November 18, 20213 yr Perhaps too many items on this week's agenda and they moved to the next meeting.

November 18, 20213 yr Sometimes if the agenda is large Planning will reach out to applicants to see if they mind being bumped. This likely happened this week. A lot of the items don't require much conversation on this agenda, but yes it is large

American Tuxedo was bought out and no longer exists.
November 29, 20213 yr ^ Correct - I saw the plans at a BZA meeting awhile ago, and while I don't remember the details, it wasn't terrible for what it is. Being built up to the road instead of behind the current large parking lot which exists there now is a big plus.

December 3, 20213 yr Absolutely nuts. Today the Planning Commission lost its quorum before noon. In other words not even a full three hours with a quorum. And it seems like the members sneak out of the virtual meeting.

December 3, 20213 yr It's bad enough that development projects move at such a slow pace in Cleveland. But this is ridiculous.
December 3, 20213 yr This kind of behavior is what l have complained about in the past. Forget a sense of urgency, too often local government agencies show little regard for the routine. Not only is it a bad look it's bad for business. Expecting better is not unreasonable. I don't want to place to much on the incoming Bibb administration but he does appear to understand that doing business the same old way is not an option. If he means that l hope he can impart some of that conviction onto agencies he doesn't control. Imagine the results if government had half the desire those on this forum have to see a vibrant Cleveland. One that actually gets things done and moves the city forward.
December 3, 20213 yr Correct me if I’m wrong, but aren’t commission members paid to be on Planning Commission? Thought I remembered something like $7k a year.
December 3, 20213 yr Part of the problem is that there are so many things on these agendas that probably shouldn’t be, and they’re typically in the front. I get the fact that the commission doesn’t want to make someone there to present a wall mural (there are way too many of these every single agenda by the way) or a lot split wait three hours to be heard, but slowing down projects that are tens of millions of dollars is the victim of losing quorum?
December 8, 20213 yr Not sure where to put this since the Mayor Bibb thread is locked, but several key positions in his administration are now open for hiring. This will impact Cleveland development, so I’m putting it in this thread: • Chief of Government Affairs • Chief of Integrated Development • Director of Building & Housing • Director of Community Development • Director of Economic Development https://mayor-elect-bibb-administration-city-of-cleveland.breezy.hr

December 14, 20213 yr Author This is crazy. I can't get a hard number on how many apartments. There are 31 apartments per floor on floors 3-14. That's 372 units right there. December 15, 20213 yr Does anyone know if this corporate artwork at 45 Erieview is significant or not, or who owns it? The Alexander Calder sculpture in "Willis" Tower got caught up in Sears Bankruptcy litigation and ended up being removed from the lobby of the tower by the current owners unforunately. December 15, 20213 yr Author 38-year-old building wins historic tax credit By Ken Prendergast / December 14, 2021 Champagne was flowing in the lobby of 45 Erieview as Ohio Department of Development officials announced the winner of one of the state’s largest historic tax credits — a 38-year-old office building to be converted mostly into high-end housing. The $5 million tax credit may round out the $102 million project’s financing, allowing its sale and redevelopment to move forward. December 15, 20213 yr While I'm happy about this building receiving historic credits, it sucks that the Warner Swasey building didn't win. I really wanted to see that building redeveloped, hopefully they can figure out the financing.
December 15, 20213 yr This building promises to have some great views, and some fantastic amenities, but, man, some of those floor plans are crazy! Particularly near the curved glass, where some of those apartments will likely feel 50-100 ft³ smaller than they actually are. That said, I'm sure they'll appeal to someone for the right price!
December 15, 20213 yr Not to get too far off the topic at hand but the Cleveland Whiskey building is awesome. Great to see the worn down industrial past of the west bank get revitalized and repurposed for such a cool company!

I am also so excited for Cleveland Whiskey to spark more activity in that part of the Flats. Sadly there is always a loser in these rounds... I hope Warner Swasey keeps trying. That would be such a huge development to an area with nothing happening.

Yeah, those floor plans are awful. I know they gotta make the numbers work, but I was really hoping that they’d have some 2k+ sq ft units with a couple of bedrooms and an office. With those curved windows and that view, we would definitely taken a hard look at that and would’ve paid for it too. Without scrolling back through the thread, I thought the developer was talking that game early on. Seems like they’ve really scaled back the ambition. My hovercraft is full of eels

December 17, 20213 yr Despite all the shortcomings and holdouts for projects this year, I think DT-Cleveland is coming closer to surpassing DT-Columbus on adding apartments and economic impact zones. But also don't forget, Columbus has its populous as a result of annex, kind of makes me wish Newburgh Hts and Linndale would just default to Cleveland already. Its a big step to increasing city surface area, while also making a small dent in population accumulation. If I recall in previous years major companies like apple, google, target, and other major retailers wont set up shop downtown unless the city has a population of 500,000 or over. Population decline has been dwindling over the past few years, and I'm happy to say we may be on an uptick in the coming years even if we don't annex the two. The incorporation of CCA, SHW, Cliffs, a New Justice Center, and Development of Scranton Peninsula will finally bring life back to the burning river. The fact that Two Cranes are appearing at the same time is amazing to me, and I hope even just that image will bring plenty of fresh talent and economic development to help our city thrive once again. I have faith in the new administration, albeit young and inexperienced; to help set us apart from our sister cities. Columbo & Cincy, you've been warned!
