No worries, I'm just reflecting on how great this year has been, and how great it will be. It's also related to what major retailers want to see before they set up shop in a downtown area.

OMG … I’m so embarrassed… I thought this was the Landmark Building … and not New York.

Wouldn't it be fun and more interesting if all those numbers streets in Cleveland went back to their old names ie 25th st. back to Pearl etc.

^ I remember some talk years ago about changing E 9th St back to Erie St, but it never happened, probably due to all the address changes that would have been required.

Some streets have up to 3-4 names if you dig into them. The county's LBRS data has more than one field if you start digging into it. I'd imagine the old, old names aren't in there (not my wheelhouse) but you might find some gems if you dig into it some.

Midtown Detroit has a higher population than downtown Cleveland? Interesting that it’s more appealing to target atm

I'm waiting a few more days to do my year-in-review article -- because I don't think one of the biggest stories of 2021 has happened yet. If doesn't happen by midnight Friday, it will be one of the biggest stories of 2022.

^  I wish making the waterfront line a loop through downtown was on that list...

The most interesting thing about these pictures is how they show the changes in Cleveland's tree canopy over the last fifteen years. With a few exceptions, it looks like there has been little to no progress. In a lot of these pictures we see trees magically disappear. In others we can see a clear lack of growth, as the trees had already topped out 15 years ago.

 

Hopefully we start planting more trees that will grow taller so that if we look back again in fifteen years we will see more progress.

Personally, it pained me tremendously when I had to have six trees removed from my yard.  They were attacked by the Emerald Ash Borer.  They were dying and there was nothing that could be done to save them.  I have planted others, but it takes many years for their stature to be replaced.

^^After going through all those photos "that" is the "most interesting thing about these pictures" you could see.    Like @KJP said good job Scene.  As cynical as I have become in my old age it makes me feel good to be a Clevelander in this new year.

Unfortunately, as long as we have lots of overhead wires, FirstEnergy will be calling the shots at what trees are going to be planted along Cleveland streets.  And that means shorter trees that top out below the height of the power lines, not tall trees that will create the sort of canopy we see along great streets like W. 50th.  Anyone who was around Tremont a few years ago knows that FirstEnergy will hack your trees to bits and there is nothing that anyone can do about it.

Not to be too pedantic, but the FirstEnergy that was bailed out was on the power generation subsidiary of the larger company, that one failing wouldn't have any effect on the power lines portion of the company. I know it's hip to hate on the big, bad corporation, but having dealt with both CPP and FirstEnergy professionally and personally, they're both incompetent dopes. The only difference being FirstEnergy (usually) answers the damn phones.

 

Getting back on topic, that slideshow was fascinating and shows how far so many areas have come. The format was a bit weird since they'd randomly switch the old and new leaving me confused for a few seconds until I read closer. The west side in particular looks like an entirely new city. Downtown, Tremont, Ohio City and Gordon Square look like gleaming beacons of progress. Hopefully that will continue with Bibb and other areas will follow.

There’s much to look forward to in 2022

If you thought 2021 was busy real estate-wise, there is every indication that 2022 is going to be even busier. And it looks to start off big in January with announcements about what Cleveland-area projects will win the first round of Transformational Mixed Use Development tax credits. There are nine Greater Cleveland megaprojects that are TMUD applicants, so the fate of half of the projects in this list of what to watch out for in 2022 will depend heavily on which projects win TMUD credits and how much of their originally requested amount they will receive.

Thanks. I knew I'd forget something. It's only the biggest proposed project in Cleveland....

Thanks. That's what happens when I post an article at 1 a.m.! And I said zip about the 3-4 major developments surrounding the new SHW HQ. So I fixed that, too. OK, no more changes/additions/refinements unless you find a glaring mistake like @gpodawunddid!

@HtsguyGuaranteed the TMUD is for the structured parking deck.

Thanks. We might hear something later this year, but that effort is a lower priority than the jail. And the steering committee hasn't made up its mind yet on whether it wants to rebuild/expand the existing courthouse tower or replace it.

Also Delta by Marriott.  Not sure what's happening with Dream Hotel.  Their website still shows Cleveland as a future destination.

i thought with all the asbestos and crazy repairs needed that it is wildly cost prohibitive to rehab the existing tower.

I often check in with folks at MidTown Cleveland and ask about Dream Hotel. Their response is always the same -- "Nothing new." I've forgotten to ask the last couple of times.

Yes, that's what the consulting team is telling the committee. But the committee seems more worried about short-term capital costs than long-term maintenance expenses.

Crap, forgot another one. Just a $140 million, 312,000-square-foot office building....MetroHealth's Apex Project. Must be a pretty busy construction environment when a building that large gets overlooked. Anything else I'm forgetting??

I would say yet another reason to bury power lines.  Are Battery Park and downtown the only places with this requirement? 

 

When something like "The Quarter" redevelops a whole block, perhaps they should be required to bury that block's lines.

The new Walz Library and accompanying apartment building could probably be added to the Cudell/Detroit-Shoreway section. Also, the foundation work for the new Horizon Center at the former orchard site has been poured. That site is full go currently. Also, the twin neighboring apartment buildings at Detroit and 83rd , purchased by Califonia developers that you wrote about are currently under construction.

Two items to consider for your list:

  • Rock and Roll Hall of Fame Expansion  Renovation and expansion adding 50,000SF of programming space and a new band shell overlooking Lake Erie.  $100M.
  • Also, isn't there new office development around E 66 and Euclid complementing the new CLE foundation HQs? Not sure if is significant enough for the list.

@KJP  Also - perhaps Bedrock's plans for Tower City if that qualifies. Not sure if there is any major capital work involved in that project or if it's more about marketing, strategy, or use changes.

It is actually pretty significant as it is going to be around 250,000 square feet which would make it the largest office building in the immediate vicinity as well as a catalysis for further development.  Isn't this a go for 2022?  It is one of those projects that people say is right about to take off when talking about Midtown but you never hear details.

I consider that more of a business decision to promote tenancy at an existing building with more of an existing use.
