I have been hesitant to express this opinion since it is still early days, but I have not been incredibly impressed with Lillian Kuri since she took over as chair.  I find this especially disheartening and strange since I always considered her one of the more enlightened commission members when David Bowen was chair.  Maybe it is just me, but it seems like the whole PC seems surprised by or  unfamiliar with their own agenda at times.

^ I think turning around how things get done here and at what pace will be an ongoing situation. We are bucking a decades long way of doing business here. I think the old Voinovich Public/Private partnership had its moments but that has been broken for quite a while now. 

 

There has been a large change in leadership in many sectors recently. I do have considerable hopes for the Bibb administration. Plus I think if Chris Ronayne is elected to head the County government that will be a good thing. Now if we can get the business sector along with nonprofits and the manager class in local government to actually care about getting things done in a timely fashion we just might get somewhere.

They have no sense of urgency or maybe even realization about how they negatively effect Cleveland’s momentum.  Don’t take the gig if you’re not all in. 

Looks like there was an error with calendars leftover from previous admin…  Both Lillian and Joyce posted replies to KPJ on Twitter and said they have ensured they will have an accurate count of attendance for the rest of year. Glad to see them explain and speak up.

Yea, you'd think commission members would check to see of there is a meeting before making Friday plans that would keep them from attending a meeting.

That looks great.  I hate that ugly parking garage on the other side.  Maybe it will go away eventually.

Outstanding! See how something as simple as lighting puts a smile on your face? it's why I prefer to see some kind of lighting display on the Standard building rather than a mural although either will be an improvement. 

 

But even grater bang for the buck is my plea to light those damn bridges in the Flats. I know I sound like a broken record but with the advances in LED lighting it's now pretty cheap and requires less maintenance. What a beacon they would be not just for the Flats but the whole city. That's a calling card to hang your hat on Cleveland.

You're not wrong, but from my experience churches generally want more than a purely capitalist reason to do something like this. For instance, the church I attended during college developed some of their land into apartments, but they specifically did so as interfaith housing (it was a very liberal church). I don't see a proposal like this being too likely unless unless the developer can sell the church that the proposal aligns with their mission, whatever that is. 

Agreed @Ethan,

Freshly revamped church offices and parking, a new reception/fellowship hall, plus a big deposit into the church's endowment fund might do the trick too.

This build-out on a former (demolished) parking + addition behind Mt Vernon Methodist in DC accomplished all of those things, which are all mission supporting activities.

 

In the images below you can view the way a new office building was integrated into the historic sanctuary structure on Mt Vernon Square in DC at the intersections of Massachusetts & Virginia Aves at 9th & K Streets NW.. The church got a badly needed upgrade to it's office and social uses, plus a new roof and cleaning of  the historic portion of the building, plus income from various uses at the new office building..

On a different topic…could the “party”

be winding down? 
 

After reading Stan Bullard’s article, “ Say Goodbye to low interest rates and a building boom” in the  April 18 Crain’s - It was a bit of a reality check on what may be on the immediate horizon 

 

On a very positive note, the same Crain’s contained an editorial on a very strong start by mayor Justin Bibb after his first 100 days - great to hear!!

It only stands to reason that the entire real estate market from developer to buyer will slow as interest rates rise. That's just the nature of the business. Having said that there are other components to a deal. Hot demographic markets, deep pockets by some developers/buyers and government tax breaks so all is not lost. We'll still see development. It's just that more and more those deals on the margins will fall by the wayside as rates continue to rise. 

Interest rates, though rising, will still be very low.  A recession however could slow things down.

Geis Companies announced this week that it plans to open a new sky-club and lounge called Eden May 20 at The Metropolitan at The 9 hotel in downtown Cleveland. Located on the roof of the 1010 Euclid Building, the address is actually accessed through the 12th floor of The 9 complex’s 29-story tower, 2017 E. 9th St., that contains the hotel and the Residences at The 9 apartments.

Really happy to see new, high-floor clubs and restaurants happening downtown - seems like that’s been the kind of venue in pretty limited supply in the city

 

. There’s a few new towers to enjoy in the cityscape in the past couple years with The Lumen, Beacon, Hilton and forthcoming SW adding to the view.   I think people are going to want to partake - and I hope these establishments  all do well.

Just to be clear, this isn’t a new venue. (Ken does mention this in the article even though it doesn’t make the blurb above.) As far as I can tell they hired new staff and gave it a new name, but it was already a cool rooftop place to hang out. Even that nifty Greenery entrance was already there.
 

It’ll be even better when there’s life across the Euclid Ave at the Centennial.

This week, the Ohio Department of Development announced that it is opening round two of its new and popular Transformational Mixed Use Development (TMUD) tax credits program on May 18. Authorized for four years with up to $100 million in tax credits available each year, the deadline for submitting TMUD applications for Fiscal Year 2023 is 4 p.m. July 8.

Great article Ken.  I especially liked the recap of past awards.  

 

One of the additional perks of the July deadline for us UO fanatics is that if Bedrock does indeed submit an application, we will be able to learn its more concrete plans for the riverfront sooner rather than later.  I hope they apply.

@KJPI was surprised you did not include the W/Erieview as a project that will reapply. Have you heard anything that kept you from including it. I believe they still have a 5 mil historic tax credit from 2020 though. Also I hope the tmud is better allocated this time around, NEO was awarded 53mil and one project got 40mil. 925 has amassed a huge amount of credits/awards over the years that guys like Stark/Wolstien must be jealous. Btw all that money and still no ground breaking for the Centennial yet. I remain skeptical.

The director of the Northeast Ohio Areawide Coordinating Agency (NOACA), a metropolitan planning organization, today said she intends to submit to the Federal Railroad Administration (FRA) multiple proposed passenger rail routes through Cleveland for inclusion in the Biden Administration’s multi-billion-dollar rail development program. There was a new FRA program announced today to which NOACA pledged to submit Cleveland-based routes for consideration.

This sounds like wonderful news. Question: if the state decides not to invest their portion is this a non-starter much like the Kasich BS?

Depends. If NOACA and its partners advance the design for Cleveland-Chicago to shovel-ready status and the state of Illinois submits the construction funding application to the FRA along with pledged shares of operating funds from each partner, then there's a passenger rail project. Ditto for Cleveland-Detroit with MiDOT, Cleveland-Pittsburgh with PennDOT and Cleveland-Buffalo with NYSDOT. 3C+D is a lot tougher since it's entirely within Ohio.

I think the lead illustration should give the indication regarding station location, unless Bedrock has an ace up its sleeve and hasn't played it yet.

 

It gives me hope, but I can't get to optimism yet. It's great to have NOACA pushing for this, but I'd rather have DeWine, ODOT and the general assembly doing the honors. The federal law is written specifically for states to initiate passenger rail developments. You have to play some games with the rules to get NOACA's approach and funding contributions accepted by the FRA. NOACA's leadership improves the odds somewhat. If DeWine/ODOT/legislature were leading this and pledging real money, it puts the odds in slam dunk territory.

While nobody has accused ODOT, DeWine or others in the state to understand anything but freeways (and mowing medians), I remain optimistic.

I figured using the lakefront plan was intentional, but thought you might be on another story with your comments in the "Cleveland: Transit Ideas for the Future" thread earlier today.
