April 14, 20223 yr ^ I think turning around how things get done here and at what pace will be an ongoing situation. We are bucking a decades long way of doing business here. I think the old Voinovich Public/Private partnership had its moments but that has been broken for quite a while now. There has been a large change in leadership in many sectors recently. I do have considerable hopes for the Bibb administration. Plus I think if Chris Ronayne is elected to head the County government that will be a good thing. Now if we can get the business sector along with nonprofits and the manager class in local government to actually care about getting things done in a timely fashion we just might get somewhere.

See how something as simple as lighting puts a smile on your face? it's why I prefer to see some kind of lighting display on the Standard building rather than a mural although either will be an improvement. But even grater bang for the buck is my plea to light those damn bridges in the Flats. I know I sound like a broken record but with the advances in LED lighting it's now pretty cheap and requires less maintenance. What a beacon they would be not just for the Flats but the whole city. That's a calling card to hang your hat on Cleveland.

You're not wrong, but from my experience churches generally want more than a purely capitalist reason to do something like this. For instance, the church I attended during college developed some of their land into apartments, but they specifically did so as interfaith housing (it was a very liberal church). I don't see a proposal like this being too likely unless unless the developer can sell the church that the proposal aligns with their mission, whatever that is.
April 24, 20223 yr Agreed @Ethan, Freshly revamped church offices and parking, a new reception/fellowship hall, plus a big deposit into the church's endowment fund might do the trick too. This build-out on a former (demolished) parking + addition behind Mt Vernon Methodist in DC accomplished all of those things, which are all mission supporting activities. In the images below you can view the way a new office building was integrated into the historic sanctuary structure on Mt Vernon Square in DC at the intersections of Massachusetts & Virginia Aves at 9th & K Streets NW.. The church got a badly needed upgrade to it's office and social uses, plus a new roof and cleaning of the historic portion of the building, plus income from various uses at the new office building.. April 25, 20223 yr It only stands to reason that the entire real estate market from developer to buyer will slow as interest rates rise. That's just the nature of the business. Having said that there are other components to a deal. Hot demographic markets, deep pockets by some developers/buyers and government tax breaks so all is not lost. We'll still see development. It's just that more and more those deals on the margins will fall by the wayside as rates continue to rise.

(Ken does mention this in the article even though it doesn’t make the blurb above.) As far as I can tell they hired new staff and gave it a new name, but it was already a cool rooftop place to hang out. Even that nifty Greenery entrance was already there. It’ll be even better when there’s life across the Euclid Ave at the Centennial. When is the last time I-71 turned a profit?

May 8, 20223 yr @KJPI was surprised you did not include the W/Erieview as a project that will reapply. Have you heard anything that kept you from including it. I believe they still have a 5 mil historic tax credit from 2020 though. Also I hope the tmud is better allocated this time around, NEO was awarded 53mil and one project got 40mil. 925 has amassed a huge amount of credits/awards over the years that guys like Stark/Wolstien must be jealous. Btw all that money and still no ground breaking for the Centennial yet. I remain skeptical.

If NOACA and its partners advance the design for Cleveland-Chicago to shovel-ready status and the state of Illinois submits the construction funding application to the FRA along with pledged shares of operating funds from each partner, then there's a passenger rail project. Ditto for Cleveland-Detroit with MiDOT, Cleveland-Pittsburgh with PennDOT and Cleveland-Buffalo with NYSDOT. 3C+D is a lot tougher since it's entirely within Ohio. It gives me hope, but I can't get to optimism yet. It's great to have NOACA pushing for this, but I'd rather have DeWine, ODOT and the general assembly doing the honors. The federal law is written specifically for states to initiate passenger rail developments. You have to play some games with the rules to get NOACA's approach and funding contributions accepted by the FRA. NOACA's leadership improves the odds somewhat. If DeWine/ODOT/legislature were leading this and pledging real money, it puts the odds in slam dunk territory. I figured using the lakefront plan was intentional, but thought you might be on another story with your comments in the "Cleveland: Transit Ideas for the Future" thread earlier today.
