August 24, 20231 yr ^It seemed like it slowed down / paused for a bit, but it's been ramping up a lot more lately. There's been lots of activity recently which is nice to see. The exterior construction lift/elevator was just installed a few weeks back and it's been pretty lively over there ever since.

Did this renovation, especially the window replacement, have to go through Landmarks or Planning Commission? I don't recall seeing it but maybe it did or maybe there is some sort of exemption for this type if project or location. All I know is that if some owner of a 1,500 sq foot house in Ohio City tries to replace windows Landmarks can talk about it for a half hour and often may reject the proposed plan.

September 9, 20231 yr Yeah I'm referring to Google Earth in particular - Google Maps seems up to date as of 2016 in Downtown, but pre-One University Circle as you can see where they stitched together to aerials at E 55th. Unsurprisingly though, the eastern and western burbs are up to date as of 2022 in Google Earth, so it's like, only the City of Cleveland proper that's out of date, of course :/

It's one third empty and the only way it sells for what used to be fair value is if there is a sudden change in the worth of these office buildings and who expects that? Best case scenario is Cliffs acquires US Steel and then buys the tower at a discount to move those headquarters people into the space. But IF that happens then they won't be building a new tower themselves. I just can't get used to this new WFH paradigm. Don't like it.

The only way I see this proving lucrative for a seller is if CLE residential rental market is still strong, and the property is pitched as a conversion opportunity with a certain percentage residential, and leasing our contiguous upper floor space to one large"ish" tenant. But what do I know 🤪, I just comment on an open forum 😀
September 18, 20231 yr Went on that CenterforCleveland.org site that has all the known projects getting built in Cleveland. I combed through all the projects because they include a lot of stuff that hasn't been built and there's somewhere between 2000-3000 actual apartment units being built in the city on average at one time. I'm sure that will slow for a while with interest rates as they are and then pick back up if rates dip next year as projected. Townhomes and single family are way harder to estimate but between these townhome projects and infill there's probably between 200-400 being built a year. If that averages like that the next decade I think we will be in okay shape.

September 21, 20231 yr After further research, Google Earth DOES have updated aerial footage from April 2023! You first have to be in the application version, not the desktop website, then you just have to click on the "Clock" in the top toolbar and it brings up the imagery. Downtown for example: And UC, with Artisan completed and Library Lofts still in progress: I believe the reason the 2023 images aren't default on Google Earth may be that they are super high-contrast and missing updated 3D models. From what I read online Google Earth has some sort of vetting process (possibly automated?) on aerial imagery (as in, they have to be clear, well-taken images, whatever that means)... it certainly is hard to see some buildings clearly when the shadows are so blown out. But it's a start! I was worried for a bit that all of the satellites were just conveniently turning off their cameras when they passed over Cleveland lol 🙃
