I've always loved that stretch and there are a couple of nice apartment buildings with GINORUMOUS units on Euclid.  Historic Prospect is amazing!

but I hate the buildings around there that have removed the "walk-up" portion of the townhomes

I once posted this on some other thread and cannot find it. Anyhow there is a bed and breakfast in that strand of townhomes.

OMG, you bunch of dorks need to just settle down. First - WHO goes out of their way to check on the Euclid progress?!? Second - it's just an old building - big deal! Like I care!

Oh alright, I confess: I had photos of this by 12:20:

Looks like some of the decorative work on the top portion of the pilasters might be damaged but it's probably fixable:

In light of our discussion about restoring the facade of the Schofield Building, I thought this was pretty interesting: a developer is actually replacing the pre-war brick facade of a NYC office building with a new glass one.  Curious.  http://curbed.com/archives/2008/01/28/meanwhile_in_architectural_abominations.php

Sheesh is all I have to say. It's nice to know dumbass decisions are made in NYC, too.

I love the one comment pretty far down:

"Stop the Houstonization of New York!"

Anybody notice the strange lights on the Terminal Tower through the fog last night.  It looked as though temporary lighting has been installed on the scaffolding, and then there appears to be a new permanent light source up there as well.  I'll post some grainy photos when I get a chance, but check it out tonight as well.

Does anybody have info on a Dave Perkowski project close to his Tower Press building? Sounds like it will be more office than residential, maybe the Block building?

I'm trying to read up on that project..

I swore I saw something but like you said it was hard to see through the fog.

Hopefully there is a better view tonight (although it's foggier today than yesterday).

Cloverfield Cleveland 02-06-08

It almost looks like a scene out of Apocalypse Now, except in a city.  Weird.  It felt strange out there too.  Fog deadens noise in a strange way.

From the article posted in the State Historic Tax Credits thread -- http://www.urbanohio.com/forum2/index.php/topic,13304.msg236363.html#msg236363

Developer David Perkowski received tax credits for two buildings he owns on the eastern edge of downtown. Sandvick said Perkowski plans to develop the M.T. Silver Building, 2320 Superior Ave., and the Sunshine Cloak Co., 2310 Superior Ave., into living-working environments for technology and video gaming entrepreneurs. The tax credits were valued at $2.3 million and $1.6 million, respectively.

Perkowski did similar work just down the street on the Tower Press building, 1900 Superior Ave., which features artist lofts and studios.

I know this is posted in the Ohio Economy thread, but thought it's worth posting here as well...

Key moving 1,000 workers to Higbee building

This is real good news since Key indicated it was looking at suburban locations as well. Does the May Co. building even have any other tenants?

IIRC, the upper floors house "software" tenants.  Servers and such, but not many people.  I think MayDay or 3231 gave a list of some tenants.

The upper floor "software" tenants is Key.  Key is the only tenant in the building.  We take floors 4, 5, 6 and 8.  The other floors are empty.

Okay, there was supposed to be a hotel coming to the financial district of downtown Cleveland, in the building behind the Federal Building on E. 6th. Forgot the name, but it was a business-oriented hotel for extended stays. It was announced and then never spoke of again. Updates?

This would be great news if it really comes to fruition. The White Motors site is huge. Cleaning up that area and adding jobs for inner city residents would be a great boost for Cleveland.

RPM International eyes White Motors site

Tuesday, February 12, 2008

Tom Breckenridge

Plain Dealer Reporter

A growing, Medina-based company is eyeing the old White Motors site on Cleveland's East Side for a big warehouse and distribution center, a top real estate broker says.

I had to do some "research" to remind myself of exactly where this was.  Figured I'd post a couple of satellite images here, in case anyone's interested.  One from up close, another that shows the proximity to I-90, the lake, Rockefeller Park, etc.

I dunno.  A massive distribution warehouse so close to our Lakefront?  How many jobs is this actually going to create, and is this the best use for all this land?  How is the Port's vision of "redevelopment" going to go along with the Lakefront Plan and the hopes that alot of us have to see this old industrial area redeveloped with live work lofts?  The east lakefront is one of Cleveland's most interesting and urban environments.  I'd hate to see it become a bunch of metal sheds with lots of space but few actual jobs.

Not sure .. I thought the Port actually also wanted to improve the industrial usage of this area, since it'll be so close to the proposed port site.

X, have you ever driven the area of this site? I'd rather concentrate the live-work lofts on the west side of E.55th. With the highway, rail and future port access, the area north of St. Clair and east of 55th is prime for light industrial uses. I'd much rather concentrate our live-work in areas where we could develop a critical mass and take advanatage of redeveloping some key industrial areas that could provide Hough residents with some decent jobs.

Yeah, I've been in that area many, many a time.  I wasn't suggesting this site necessarily for live work, per se, though I don't know if a distribution center is the highest and best use for it.  I was pointing out a danger I see in the Port's plans, which I fear could run contradictory to the generally expressed consensus built around the Lakefront Plan and the momentum for Live/work lofts on the near east side.  I am extrapolating up from this site to the whole Eastside Lakefront from Downtown to Gordon Park.  My wording probably wasn't too clear.

With this site's views and proximity to the Lake, Gordon Park, and Rockefeller Park, I would have liked this site to be something of a Battery Park East.

^I could see some sort of Battery Park East still working on the eastern portion of the site.  The residential could overlook Rockefeller Park and also have lake views.  The article did mention that they're looking at the area from 72nd to 79th, which does leave a fair amount of room to the east adjacent to/overlooking Rockefeller Park.

X, I think you raise good questions.  If this ends up employing a very small number of mostly suburban workers and property taxes don't go into the city's general fund, the benefits might not outweigh in the vague hope of a more intensive redevelopment down the line.

That said, I agree with Wim that I don't think this threatens current redevelopment efforts at all.  This site is about two miles from Tyler Village, for example, and I'd think there is still plenty of fodder left closer to downtown and ECP to satisfy live-work demands for quite a while.

I also wonder about the viability of Battery Park redevelopment on this site.  It might work, but it would be much more an island of redevelopment than Battery Park is, given the yuppie infrastructure already existing on the near west side.

I suggest that this discussion be diverted to the port relocation thread at:

"In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

Or a new thread for the White Motors site. This would be a pretty big deal if it happened.

X, to your concerns, the article mentions that First Interstate is marketing the site for a mix of industry and condos. I wouldn't mind seeing some residential here, particularly since it's so close to Rockefeller Park (as has already been mentioned).

How freaking gorgeous would the lakefront be if I-90 was magically relocated south.  Oh well

CMHA plan Garden Valley rehab, expansion

Old units will come down starting in April

When Anita Kennedy thinks about her 46 years living at the Garden Valley Family Estates, she remembers much more than the red bricks that cover the buildings.

^ There was a misprint in the article.  The shopping center across the street is actually 13,200 square feet, not 1,300!  I'll post more photos when I have a chance.

From Burten, Bell, Carr CDC's website (www.bbcdevelopment.org):

Bridgeport Place, an exciting $2.2 million new-construction development project at Kinsman Road and East 72nd Street, consists of 13,500 square feet of new retail and commercial space that accommodates the new offices of Burten, Bell, Carr Development, Inc. The commercial center also includes the new Cleveland Public Library Garden Valley branch, a Discount Express merchandise store, restaurant, and 5/3 Bank ATM.

^congrats to the folks at BBC. Commercial development in that area has to be a challenge.

This is great news!  My sister has lived in "the Valley" off and on over the past few years and I'm sure she would attest to the need for redevelopment.  CD, any clues on the redevelopment plans?  Will it be similar to the rebuilding of Valley View (Tremont Pointe) and Arbor Park or will it be more along the lines of the Carver Park Hope VI project?

My sister-in-law grew up in Garden Valley/Rainbow Terrace, that places needs to be cleaned up.

Yep.  During the master planning process, residents expressed that they love the design of Arbor Park and would like to see something like it at Garden Valley.  All along, George Phillips has preached that every block should be unique, and that the uniform estates are a mistake that should've never happened.

If they would only build it up to the street like an actual, I don't know, neighborhood.  Aren't there large fences along the street at Arbor Park?

There aren't fences near the street at Arbor Park Village, and the buildings are right on the street on the East 40th and Community College sides.  There's a bit of a setback on the Woodland side, but that's because that street is laden with trucks serving the Maingate business area.

The plan is for the Garden Valley units to be built right up to the street.  If I can find the master plan electronically, I'll post it.

I will never understand why the original design of that building called for a brick wall facing lake erie... but this at least looks a little nicer. Does anyone know if the streetscaping plans for E.12th are intended to go this far north, and essentially help remake the "front" of this place?

Ok

So it will be a:

Hilton

Hilton Garden Inn

Doubletree

Homewood Suites

or another Hampton Inn.

It won't be a Embassy Suites, Conrad or Waldorf Collection property.

I'm thinking Doubletree as Hilton has been trying to get into the Cleveland Market.

Probably - at one point a Doubletree and a Homewood Suites were slated for the area west of West 3rd and north of Lakeside (aka just north of the Warehouse District).

That's the other reason I was thinking that.

I'm thinking Doubletree as Hilton has been trying to get into the Cleveland Market.

a former employee tells me it's going to be a hilton

a former employee tells me it's going to be a hilton

part of the Hilton family YES, but NOT necessarily a Hilton. Actually, if you travel much you can tell what the brand is just from the rendering of the guest room, I just cannot say....

I'm guessing it will have warm cookies at check-in...
