Yep, I keep finding little nuggets here and there. I dunno.... I have this nagging feeling like some projects are going to start popping soon and I'd like to see if I can find them before the PD does.

Hmmm. I have a suspicion (that's all it is, right now) that we're going to see something announced on the Breuer Tower, probably after Allegro finishes the county's office space needs assessment. Since Westlake Reed Leskosky did the planning for the Breuer conversion before, I was checking to see if it had anything on its site now.

 

Does anyone know which architect(s) K&D uses? I'm betting they'll make another play for the Breuer, so I'm wondering if they'll use Westlake Reed Leskosky or their own firm(s).

^I thought K&D used WRL for their Breuer Tower plan.  For Stonebridge I think they used one of their own principals (Bob Corna?) but in a bit of a public humiliation moved away from him for their Breuer pitch.  I think there was a PD article that reported it.

 

My read from that downtown Cleveland apartments article was that K&D was thinking about acquiring another Flats building for conversion.  Wasn't the Tenk building considered for residential before the crash?

Yes, they had hired WRL. Yes, the Tenk Building was to be K&D's next project at Stonebridge. Here's exactly what Doug Price said in the article at:

"We're not able to absorb thousands of units, obviously, but certainly I think two, three hundred coming online," said Doug Price, chief executive officer of the K&D Group Inc., a major private owner of apartments in Northeast Ohio. "It takes a few years to get something done. We haven't even seen the effect of the casino jobs or the medical mart jobs.

 

"Those are going to be 24-7 jobs," Price added, referring to 1,500 or more anticipated positions at the casino. "They're going to want to live downtown, and they're going to be hard-pressed to live downtown. We're already behind the eight ball."

 

...K&D owns the apartments at Stonebridge, on the west bank of the Flats; the massive Reserve Square complex on East 12th Street; and 668 Euclid. Price sees a deep bench of potential downtown renters, if landlords can only find places to house them.

 

He'd like to build another set of apartments at Stonebridge, but construction costs are too high. So he's looking at redevelopment.

 

"We're ready to move forward on a couple projects," he said, declining to elaborate. "I think we might have found one. There's another one that looks good."

i've got a hunch he's eyeing the remaining portion of the george worthington warehouse in the warehouse district along johonson court. I know various people have toyed for years with the idea of developing this as residential (and taking advantage of some of the coolest greenspace courtyards in the city) and helping to transform johnson court into a "lively alley". I've heard rumblings somebodys been working on it and about has financing lined up. I believe a state tax credit application was filed for this property in the 9/30 round as well. Whether its K&D or someone else, if anyone can pull this off it will be a game changer. This is probably one of the largest potential redevelopment sites available downtown.

^That would be fantastic!  I remember seeing detailed plans for those courtyard back in 1993 or 1994 and they have amazing potential.  Great to hear about the Johnson Ct concept too.

I doubt WRL will be working with K&D in the future.

Is K&D still in the hunt for Breuer?

Might be worth redirecting this discussion to the Warehouse District thread if the project goes somewhere, but shortly after I started covering the Cleveland beat for Sun Newspapers in 2005, Tom Yablonsky gave me a tour of Johnson Court and showed me some renderings of what that alley could look like if were lined with shops and cafes. It looked like a "close" similar to ones I so enjoyed visiting in Europe. The undeveloped George Worthington warehouse was gigantic, and you can see on Bing birdseye views how large it is and where the courtyards are. I think some people here on this site were planning an impromptu visit to those courtyards. I hope it happens. It would add A LOT of housing product to the market.

I always thought Johnson Court could be something really special, and that the Worthington Warhouse would make nice apartments. There is so much potential for retail spaces down there. I hope this happens!

this building is under option from a group led by a ny investor.  my understanding is that it is currently being eyed as a hotel conversion by this group, that would introduce a new hotel brand into the market.  however, i expected to hear some more details by now, so perhaps this is dead.

 

the property is complicated, and although the bones of the building are good, it will need a complete gut.

 

 

I would be shocked if anything will go forward on this corner lot that would block views from that side of the pinnacle.  the most recent plans i had seen, showed maybe 3 or 4 story townhouse type construction there.

Out of all the news you will read this year, in five years i hope to look back on this is as the best.  A world class Development company across the lake just purchased the Arcade.  Can't wait to hear their plans for the building, It is in a perfect location to expand the destination community of east 4th street, and its unique architecture and unbelievably low asking price made this a no brainer imo.  Thanks Skyline

 

From what I have heard, the biggest drawback to this building are extremely extremely high Heating/Cooling costs.

That is pretty big news...  Incredibly good buy for them.  I'm anxious to see what they do with this gem...

 

I'm really just glad that someone like K&D didn't end up with it. 

Heres the story with a couple of updates..  Not much detail, but it sounds good so far... 

 

Blutrich indicated that Skyline will put money into the property, though he said it's too early to discuss details. The company owns several historic properties, including the Le Meridien King Edward hotel in downtown Toronto.

 

"We hope that we'll be able to bring some of our enthusiasm, expertise and funds to revamp the current situation and make the hotel, for the long-term, profitable, the hotel and Arcade," he said.

The additional 20 officers will be paid from the increase in income tax revenue to be collected from construction workers and other hires involved in the casino, medical mart and Inner Belt construction, said Andrea Taylor, a spokeswoman for the mayor. 2.  Last year (first week of June) 200 PS was doing a demo/test of a new lighting on top, but I haven't seen it since, anyone have an explanation or idea about that?  Thanks...

A random question:

 

I was doing some research about the building at the entrance to the Loraine Carnegie Bridge and found the plans for the Western Reserve Fire Museum dating all the way back to like... 2005?  Whats the current status with this?

I know they created a temporary Fire Museum at Tower City next to Brooks Bros. for a while at the end of last year.  Can't tell you more than that.
