Hey everyone, just wanted to announce a secret lil project I've been working on the past three months, which hopefully explains why I haven't made as many renderings as of late:   I've alway

  • A little update on a personal project in Detroit-Shoreway/Gordon Square I posted about last year. I haven’t been on here much, since I’ve been fully immersed in making this my home. It’s not finished,

  • Folks, if you're worried about downtown construction cranes fleeing without replacements after City Club and Sherwin-Williams are done, I don't think you should be worried. Unfortunately I won't be th

thanks! i've been lurking here for a few years, lots of reading and link following.

Another potential residential conversion for Downtown, from the agenda for the April 30th BZA:

Chester/12, Ltd., owner, appeals for a change of use from offices to apartments in a four-story building, the Chester Commons, located on the southwest corner of East 12th Street and Chester Avenue in an E5 General Retail Business District; subject to the Area Regulations under Section 355.04(b) in an “E” area district the maximum, gross floor area may not exceed one-half the lot area and approximately 47,230 square feet is proposed contrary to 27,000 square feet; a rear yard depth of 20 feet is required and side yard width shall in no case be less than one-fourth the height of the main building on the premises, not less than 8 feet, in accordance with Cleveland Codified Ordinances 357.08(b)(1) and 357.09(b)(2)C.

Perk park would be a great amenity for those apartments!

I just did a street view and this location would definitely liven up the street.  There are some hideous parking garages on Chester...  or rather one long hideous one now that I look at it

Is their room for possible retail spaces along Perk Park in the Ohio Savings Building? That would definitely give the park an extra boost

^How about removing the Ohio Savings Building entirely, expanding Perk down to E. 9th, and improving retail in Huntington and East Ohio Gas facing the park?  (I know I am totally dreaming)

They have signs up in all of the windows of OSB that retail space is available...haven't actually looked at the location.  I love the Chester Commons building and think that would be a great conversion!!!

That would be awesome.  and expand residential toward the lake.

That location had to have been motivated by the Perk Park improvements. I strolled around that park last week for the first time and I thought it was a wonderful urban setting.

^That's been on the drawing board for a few years, I'm guessing Perk Park helped though.

Love the article.  Laugh at the comments.  Some things never change!

Good article, and I think I know the girl in the first pic with her dog....from a long time ago.  I should look her up on fb.  Those comments...esp the guy with an ax to grind over 3C...sheesh

Downtown Cleveland parking tightens up due to casino, other projects, but experts see no shortage

CLEVELAND, Ohio -- To an urban casino, a new convention center and other Cleveland projects, add one more downtown development: It won't be as easy, or affordable, to find parking next door to your destination.

In a downtown replete with parking -- 56,000 or so spaces -- major operators aren't predicting a shortage.

Still, new attractions, more housing and a few additional office tenants promise to boost occupancy at parking facilities. Higher demand, plus the glitz of a new casino on Public Square, already are pushing rates up in some parts of a downtown that has grown comfortable with cheap parking.

Port authority to build highway maintenance complex for ODOT

Published: Sunday, April 29, 2012, 6:44 PM

Peter Krouse, The Plain Dealer By Peter Krouse, The Plain Dealer

EUCLID, Ohio -- The Cleveland-Cuyahoga County Port Authority will build a highway maintenance complex in Euclid for the Ohio Department of Transportation that will cost up to $5 million and will be sold to ODOT upon completion.

The cooperation between the port authority and ODOT is the result of a state law, which took effect in September, that allows public agencies to engage in design-build projects, said Brent Leslie, the port authority's chief financial officer. The agreement was reached last week.

If ODOT had taken on the project, it would have taken three to five years to complete, ODOT spokeswoman Amanda Lee said. With the port authority's assistance, it should be ready before the winter of 2013.

Does it come complete with soundproofing walls?  Or LED signs with useful information like "Minutes to Euclid on I-90---1"?  :)

Does anyone know what those construction workers are doing at the site on Lakeshore and Nottingham? They have been doing the work for a year at least now and I have never heard about it

Yep, it's safe to say that pretty much any type of road work along Lakeshore is sewer overflow improvements (same reason Lakeshore is torn up between E. 140 and E. 149). This is a massive project and is going to take a long time to get done, after which Lakeshore is due for street improvement. So it may be a long time before the road is construction-free, but it should be more than worthwhile in the long run.

Does anyone know if RTA will be announcing plans to overhaul or at least renovate the red line trains like they did to the blue/green line? The trains imo are past their shelf life and pushing 30 years old, I feel that the red line could use some new and innovative styled trains. This is necessary in my opinion because of all this new life being put into the east side along with these new rapid stations it would be nice to have new trains to go with it.

Might make more sense to post this question in the RTA thread.  More people with knowledge might see it.

Cool! Also I noticed that there is a freeway sign on 77 for the casino.

Can't find it

^It's in "Transportation" then "Mass Transportation".

Thanks

Thanks for the pics, the sign look great

Thanks, yes I remembered reading a comment (couldn't remember if it was on UO or not) that lamented the fact that the wayfinding signs only said " Casino " or " Casino and Tower City " , or something like that, and nothing else. Those signs must've been the first signs put up because there are many signs referencing many Clevleand points-of-interest.

Iconic Borally's Catering to become charity gambling complex

Richmond Heights, Ohio --- Veteran restaurateur Christian Haffey plans to open a charity gambling business with electronic poker and blackjack tables in the Borally's Catering party complex in Richmond Heights.

Haffey said he has signed a six-month lease for Casa di Borally and expects to launch charitable gambling in the 10,000-square-foot building by mid-July. He's renaming it the Buckeye Charity Event Center.

Haffey said the Buckeye Charity Event Center will cater to churches, high school bands, animal shelters and other nonprofits that increasingly have come to rely on gambling dollars to pay their bills. Charities will hold three- or four-day festivals that could net them $10,000 a day or more, Haffey said -- a much bigger purse than from cookie sales or car washes.

State gambling laws allow certain types of gambling for charitable purposes, at locations either owned by a charity or leased to a charity by a governmental entity or veterans' organization, said Richmond Heights Law Director Todd Hunt.

The article you posted said that the village of Woodmere is sponsoring the center.

Ohhhh I don't know maybe they weren't able to finance the complex on their own

After something like 90 years downtown, Cleveland institution Mike the Hatter is moving. To Broadview Hts...on Broadview Rd.

Evidently their lease expired and the rent has been way hiked up. IIRC,  their Prospect location is part of the 668 Bldg.

The downside of the rejuvenation of this part of Prospect. Old timers getting priced out. Too bad he was priced waaay out to Broadview Heights.

I wonder if that means improvements to the parking garage or the retail spaces. IMO, that is an extraordinarily unappealing storefront space ... short, narrow and deep storefront ... one of two at the base of a rough-looking parking garage where car entrances/exits have more street frontage than do the two storefronts.

Broadview Heights? That's an odd place to be moving to, unless that is closer to where the owner lives. Then it would make sense.

^Oh, that's really too bad. Downtown needs cool, old shops like that, which gives CLE its soul. Those shops are disappearing one by one.

It's not just here in Cleveland.  It's happening all over.  The "mallification" of America.

I agree. Its hard to find anything really unique downtown, probably also because of the lack of any retail downtown.

Last time I was in Pittsburgh I went to this really interesting local toy store. It was like 3 floors and was right downtown. Something that Cleveland is definitely missing.

Cleveland is missing a giant toy store?

It's a sad reality but a positive sign of growth when local businesses like that are forced out by increased rents.

Cleveland is missing a giant toy store?

Local, unique, retail stores. Yes Cleveland is missing that. We dont really have any cool, interesting, large or small, shops downtown anywhere.

^In some of the arcades there may still be some unique stores here and there. But most of the retail is gone and that's probably why there's not much unique down there. Hopefully this changes.

You may have just hurt Dredger Union's feelings
