That's definitely gotta go. But where? Nearby sites for relocating ugly uses are getting scarce. Might have to hide it somewhere.

Do they have buried substations? Seems like this could be a good candidate.

They typically aren't buried (very high cost) but they can be made more attractive or relocated (at a great expense) to a less visible corner. This one (https://goo.gl/maps/XjxQJ73aCn9V6hYn9) in Nashville is more attractive but it's also located in an area of downtown that's less dense and (until recently) more run-down. Considering this substation serves the Cleveland Clinic, it could be relocated to perhaps a space along the tracks. It's not as if there isn't a shortage of vacant land around.

A spot near the railroad tracks would probably make sense, as long as it's not within 500-1000 feet of an RTA station so as not to compromise TOD opportunities. The junkyard at the southeast corner of Arthur and East 107th seems like it might be a good candidate (it is a 36,000 sf site vs 32,000 sf existing site) and would help supply a continuous flow of electricity to the new pathogens complex. 😜

I had assumed that substation was owned by a utility. If the Clinic owns it it would fall on them to pay for any relocation costs. I'm not sure they'll want to incur that cost even if it relocates an eyesore. Although if that part of Euclid is developed as planned then pressure will mount to move it.

 

It's a small thing but something to watch for in the future.

Unless Cleveland Clinic needs additional electrical capacity, such as for the Cleveland Innovation District. In which case, public funds may be available for the relocation/expansion.

And lest we forget, this one of multiple substations the Clinic maintains on the periphery of its campus. And looks like they just deconstructed one that was previously just south of the lower end Intercontinental facing Euclid.

Looks like that substation was replaced by a new one at Cedar/East 86th in 2015. I also count CCF substations at Chester/East 87th, Chester/East 105th and Cedar/East 105th. There is also a massive FirstEnergy substation at 10924 Cedar Ave.

 

To keep this on topic, given the apparent geographic spread of CCF substations around the perimeter of their campus, relocating the Chester/105 substation nearby is probably the best bet. Demo the Ronald McDonald House, put the substation midway between Chester and Euclid on East 100th, and develop the balance of the 4-acre property.

I know nothing about substation construction costs, but I think that I remember hearing it cost either $7 or $9million dollars to build. People were not happy because they knew-as you mentioned-that it was not going anyway for a long time.  

^It's too bad there isn't an entire department in City Hall whose job it is to think these things through, especially in priority areas with substantial public investment and development potential. 

Ugh, double post. I'm just so annoyed.  You want to build a new house, sorry, 6 months of community meetings and review boards. New power substation along a major publicly funded road project in a high priority development area? Yeah, sure, no problem.

I see that the MLK library and Library Lofts is FINALLY on the Euclid Design Review agenda for final approval this Thursday which means it will also be on the City Planning Commission agenda for final approval this Friday (agenda not up as of this posting).  Hopefully this means a July groundbreaking as suggested by @KJP.

This view will look very different in 4 years for at least 3 reasons!

It's crazy how many large structures are going to be under construction simultaneously within a few blocks of East 105th and Euclid a year from now.

Library Lofts, MLK Branch Library to amplify UC's boom

 

With final approval secured today from the City Planning Commission, developers of the Library Lofts apartment building, 10541 Euclid Ave., and its ground-floor Martin Luther King Jr. Branch Library hope to start construction in August.

 

The 11-story, 207-unit apartment building and Cleveland Public Library branch will be one of many large structures likely to be under construction at this time next year in University Circle. One of those is already underway -- the Artisan, a 24-story apartment tower at 10600 Chester Ave. that will be the tallest building in the nationally renowned cultural district.

Glad they are finally moving forward. The Library Plaza should turn out to be a great space, similar to the reading garden between the two sides buildings are the downtown branch. Also, when 1UC was finished, I couldn't honestly have imagined we would already be seeing an even taller building coming along so soon after.

Love this design, finished product should look great!  It’s exciting to think a year from now there’s likely to be at least a half dozen cranes in Cleveland, and that isn’t accounting for multiple cranes at the SHW site.

This might be a dumb question, but could something be built over it? I would say a parking garage with decorative paneling would be an improvement over what's there now.

no, its a good question -- fwiw i don't see those built over in ny, like with mta substations in the boros for example.

Saw that yesterday. I was surprised to see that they had a number of support columns rising above street level. They must've poured that floating slab foundation in record time. I guess they know how to build skyscrapers in Chicago.

Either they DO know how to build skyscrapers in Chicago or the foundation is only 2 inches thick lol. At any rate it's going up super fast. Not used to that in these parts.

To my untrained eye it looked like they were putting in some giant underground concrete pylons. Someone more knowledgeable can correct me on if this may have been what they were actually doing or if that makes no sense.

It seems like Bedrock may quite near the surface along parts of the the Doan Brook Watershed, so perhaps bedrock is fairly close to the surface too at Euclid & MLK.

That's pretty much correct. Building is using caissons for its foundation. Bedrock is in the 40ish feet deep range.

Risked my life trying to take this shot from the middle of Chester Avenue. Yes, I was on foot. Please don't question my dedication to getting the story! You can certainly question my sanity, however....

The most beautiful view in the city will be getting better. I'm a bit surprised at how imposing that crane tower looks from Wade Lagoon.

I was as well, and it looks like it will likely stand taller still!

Schneider should now focus his attention on a One University Center Phase 2 on that parking lot now that 121 Larchmere is wrapping up.  Of course that is easy for me to say since it isn't my money.  Still I am under the impression that Phase I has done pretty well.  At least it seems there are not many units available when I cruise it's website.

I believe a Phase 2 on the parking lot has been suggested in the past but very cautiously.
