April 16, 20223 yr I hope UC gets their act together and improves the shabby green space around these - and forthcoming - apartments. It’s no longer a “drive through” area - there needs to be space that that is well maintained and includes amenities that encourage people to linger.

As part of the Circle Square project the developers have retained a well known landscape architectural firm and have already presented the Phase 1 vision to the planning commission and I believe have received final approval. You can view the developers presentation to the planning commission on line which includes an extensive discussion of the philosophy behind the street improvements. It is quite ambitious, especially in regards to making the area around the development welcoming to pedestrians. Unrelated to housing, I believe the recently completed Nord Family greenway is fantastic and is a great Circle asset. I recall the art museum also has plans to completely re-do the Wade Lagoon landscape in the future as well as other green areas surrounding the museum. Edited April 16, 20223 yr by Htsguy

Love the verticality and urbanity at UC in addition to the cosmopolitan quality it’s long possessed.

But I doubt you'll see either until their existing projects are done, or at least wrapping up. April 25, 20223 yr I believe UC actually has a benefit over downtown when it comes to building high-rises, in that the bedrock is only 50' below ground, no? Not that we'll see more high rises one day in UC than in Downtown, but it would be less expensive to build in UC when compared to downtown.
April 25, 20223 yr Wasn't the land where the old Cleveland Institute of Art campus was put in mothballs until the market called for it to be developed? Right across from the Art Museum. Great location for a high rise condo building.

May 9, 20223 yr Thanks, KJP. The impact of this building as viewed looking west is impressive - especially combined with 1UC. For some reason dramatically less-so when heading east on Chester. Feels much shorter from than perspective. Nevertheless a great add.

There's a elevation change and so a lot of the buildings on Case's campus farther east look taller than they are. Makes for a nice skyline, but also makes Artisan look less impressive from that perspective.

I wish they would figure out how to incorporate them into the facade of the building that eventually goes on that lot. When is the last time I-71 turned a profit?

Sent from my iPhone using Tapatalk It's better now, IMO. Simpler, and the cladding is more timeless. I'm not a huge fan of the uninterrupted glass facades and I'm glad they moved from that.

May 27, 20223 yr Yet more skyline (love using that word in the context of UC) of the Artisan tower going up, this time looking north from Quincy. Stacks nicely with the W.O. Walker building and 1UC, I think.
May 27, 20223 yr I really hate the Walker building. It’s such a dead zone at ground level. My hope is that someday it is torn down to allow the idea of circle square to move further south, especially the retail aspect.

You could keep the tower and expand the first floor to Euclid to add retail opportunities.
June 2, 20223 yr This area has been so undeveloped for so long. To have the ability and access to walk out your apartment to the beautiful Cleveland Museum of Art and gorgeous Wade lagoon is such a selling point.
