Man, that went up fast!  What a great addition to University Circle - loved the shot with downtown in the distance (all great shots actually) . Proud to have this 

tower in town - hopefully, it fills up quickly and we can get yet another residential tower at UC!

Will they take the crane away or reassemble it next door? Library Lofts is getting a tower crane. Just don't know when, though.

Not the crane we’re all waiting on but rest assured construction crews are out working this AM.

Circle Square won.

 

NGL, I'm disappointed in Bridgeworks, but I think this project may be more important for the city long-term.

There is no question about that.  The phases east of East 107th/Stokes are a must for this development to be successful or the portion now under construction could turn into an isolated island.  Hope this helps in the long run.

Four NE Ohio projects win TMUD credits

In the first round of Ohio’s Transformational Mixed Use Development (TMUD) tax credit program, more than half of the major-city credits went to Cleveland. Today, more than half of those credits went to just two projects in Columbus. That left enough TMUD credits to benefit two projects in Cleveland — the Erieview redevelopment in downtown Cleveland and the Circle Square megaproject in University Circle. Unfortunately, that also meant that several other projects in Cleveland and Cuyahoga County were left out.

On the other hand l think the credit is perfect for something like Bridgeworks because it actually has the ability to kickstart an already up and coming neighborhood into something really great. Or TRANSFORMATIVE.

That’s the thing, that section of Ohio City doesn’t need kickstarting it’s already running on all cylinders. With the Quarter, Quarter Phase 2, Church and State, Saucy Brew Works expansion and other retail such as lululemon opening on top of other smaller projects on the side streets, this neighborhood is fine.

While I would love to see this project built it really isn’t transformative it’s just another piece to the puzzle. If they built this on the corner of 105th and Superior in Glenville that would be different, THAT would jumpstart and transform the neighborhood.

Circle Square would get built in its full form in a decade or so MAYBE without TMUD assistance in Cleveland’s market. It is truly the definition of transformative, it is creating a new thoroughfare, adding office space, a hotel, residential, retail to aka density and activity to an area of UC that was DEAD to pedestrians not too long ago. On top of narrowing a street to its proper with for 2022 Cleveland standards it’s the perfect project for an award like this. You easily could argue that the money that was given to Millennia should have went to this project the first round. It is more important to changing the feel of an area and is much more shovel ready.

Anyone have any idea on occupancy rates for the Artisan? Looking at Apartments.com it says the move in date is April 15th and looks like the building's website is accepting applications. I wonder if they'll follow the same trend as other new builds around town (Intro comes to mind) where it was mostly booked before they even opened!

^The Artisan turned out better than I thought it would.

I remember the developer suggesting in an article a while back that the units in the Artisan would be slightly more affordable than One University Circle.  I checked out their website and if they are, it is just barely.  Most all units are over $3.00 a square foot.  I remember in the not too distant past developers saying they could not build high in  Cleveland because the could not charge anywhere near $2.00 a square.  I guess this is "good news".

I would say it is for now. Let's not forget that a mile in most directions from this site you can still find cheap housing. It will definitely not be as new or nice, but those places are there.

 

When those places are no longer available and their price per foot is approaching $3, we will have a problem. That's something that will need to be watched as this area gets denser and continues to build up.

 

Agreed. I think buildings like this, the lumen, intro, etc are filling out a part of the market that has been lacking in cleveland. When a whole city is priced too high sure it's bad but I see nothing wrong with adding to the diversity of apartment rentals. It's necessary to attract a diverse population. Still plenty of options to get lower end rent. 

I can’t put my finger quite on how, but the Artisan really rounds out the feel of UC. It has such a tremendous impact on the area. I was going around town yesterday between downtown and UC. Seeing these new buildings either done, or under construction, really made me feel for the first time since I moved here in 2011, that Cleveland *is* somewhere, as opposed to *was* somewhere.

Now imagine what Uni Circle, CLE Clinic, and Shaker Square could become if we could get this rail connection done.

The $/sq.ft is what enables developers to build, but from an affordability standpoint, I think what's more important is just the total per-unit rent. The Artisan's smallest units are about 10% smaller than OUC's and are $150/mo cheaper.

 

On the general topic of affordability--

 

There's still a lot of affordability if you look at small units, even in some new construction. The Foundry has studios for less than $900/mo. People are so much more likely to live alone now, and if you're a young person who lives alone in a building with decent amenities and a walkable area, there's really no reason you should *need* more than about 400 sq.ft.

 

As long as those kinds of units keep getting built, we should maintain affordability. People who want a sub $1000/mo apartment will have the choice between an older, probably a little dilapidated unit that may be a 1 br and 700+ sq. ft. or a new nice unit with great amenities that's very small. 

 

And for what it's worth, the small units seem to be selling very well across the board, so I would imagine they'll keep getting built. I'm really looking forward to Stokes West for all the above reasons.

The Chester to Stokes Slip lane has been removed since they started construction, but this is the first time I "used" the corner as a pedestrian and seen the new curb. The building really comes up close to the street and will have a nice presence on Chester/at this intersection. The whole feel of the area is already changing significantly, and this development is only getting started.

The geometry of the area can make it a little tricky to find a vantage point with them together. The best view of them both is either from Crawford at Euclid and MLK or the Lagoon.

I actually think the whole building is very sexy.  And I’’m loving those shots with downtown in the background- reminds you that these two centers are really very close to each other. 
 

Hope to see the growth of UC as a second downtown continue!

Dang, that is MUCH nicer than I expected. Maybe it's the photos, but these look like NYC quality finishes.

Hey, so we get a couple dozen of us to go in on a rental - it costs each a couple hundred a month  and gives everybody an opportunity to sign up for their own rental maybe two weeks a year - with some open meet-up weekends/nights for playing pinochle or whatever….I’m sure @MayDaycould manage the calendar - better  than Marie’s Lounge!

University Circle feels like no where else in Ohio. It's tough to articulate, but it's continuously more impressive.

Reminds me most of the Mall area in DC.

University Circle is literally my favorite neighborhood in Ohio. It has the hustle and bustle of a Downtown, the vibrancy of a "college town" and the tranquility of a park/reservation all in one. It is perfectly laid out and has something for everybody.

It certainly was busy late into the evening tonight. Maybe more places than BurgerIM (good burgers and onion rings, BTW) should be open past 10 pm. I hope projects like Circle Square will cause that to happen.

The "earlier closing" phenomena is widespread, having been triggered by the pandemic.  Even 24 hour stores are affected.  I don"t know how long this will last.  Staffing shortages compound the problem.  I share the desire for more open late and 24 hour destinations.

Businesses have to get serious and not assume things will normalize alone. If staffing shortages are the problem, compensation must be restructured to incent quality talent. For example why can't businesses offer equity, profit-sharing, commisions, or other incentives at fast food, sit-down restaurants, retail, etc. Remember how great Circuit City used to be; their associates were trained and received healthy commissions; once it got selfish, there go the commissions, there goes the talent, there goes Circuit City.

 

As for encouraging demand with the hope of expanding hours, businesses should at least try new strategies. Better and longer happy hours (example, lower prices but mandate 2 or 3 drinks), hire models to make a destination more desirable, employ visible, proactive security, build adjacent smoking lounges, offer free wifi, offer Rewards plans, have ticketed special events, throw out aggressive customers for bad behavior and conduct, etc. 

 

These are just bandaids, of course.
