@KJPin your December update article on Circle Square, I believe you said something about a 10-15 story hotel being next there for construction- possibly in 2024.

Just wondering if there’s information yet on what hotel line it will be- the size of the hotel and whether any design renderings are expected soon.  And, if not, if you’ve got a sense of what the timeline might be for them to release any of that information.

@CleveFan No information yet on the hotel. We may not hear anything until it goes to planning commission and I don't expect that until sometime next year or, unless they're aggressive and they submit plans by the end of this year.

As of yesterday, exterior panels were being placed on the apartment portion of Library Lofts, similar concept to those used on the Medley.

The Artisan is so gorgeous. Even though its design in some ways remains true to the architectural craziness of the patchwork era, it is so well proportioned and seems to have been thought out as a whole. It appears sleek and modern despite all its zigs and zags and flourishes. I hope they don't allow a mix and match of window coverings, which has been detrimental to the Midtown.

I had to zoom in. I wasn’t sure this was a building in Cleveland lol

One of the most striking things to me about Artisan (and which you can't really see from pictures) is that from a lot of angles (in the right lighting) it looks like two separate buildings. It's made me do a doubletake multiple times.

Does anybody know how to add this building in on the Cleveland diagram at skyscraperpage.com?

When does construction start on the high-rise next to it (on the east side of Stokes)?

  • Author

Probably after the hotel is built on the west side of Stokes. Unless they get a joint developer who is ready to go...

City Club had expressed interest in University Circle for their secnd project in Cleveland.  The timing could work out.

University Circle is literally my favorite neighborhood in Ohio. It has the hustle and bustle of a Downtown, the vibrancy of a "college town" and the tranquility of a park/reservation all in one. It is perfectly laid out and has something for everybody.

As it continues to grow, it seems like it could have a similar energy to Oakland in Pittsburgh. Obviously Case at a hair over 12k students is nothing near Pitt/CMU's ~50k students, but at this point (according to a google search) more people live in UC than Oakland (edit: this is probably wrong hah). As more things get built up and out, it can really, really fly. With that, the city needs to push CCF to have more street retail or something to not kill that energy.

Quick google searching did me no good - adjusted Case enrollment and UC/Oakland population note.

What are you basing this on? My quick Google search suggests the opposite. I see a little over 20k for Oakland and a little under 10k for UC.

hah I didn't dig in too deeply so you're probably right. What I saw was like 8k (PIT) vs ~9k (CLE) - I didn't dig into census data or anything. Having lived down that way though, I wonder if 20k are permanent residents..

And they still don't have the crane up. Remember that this is two buildings with two jurisdictions, one on top of the other using air rights.

Library Lofts on 4/9/23.  Slow going!

Librarylofts.jpg

Why is it slow going

VERY slow going.  It seems unchanged for several weeks now.

How is there no tower crane yet?

What is especially frustrating about the slow pace is that none of the planned development on the west side of Stokes (I don't know if that is considered Phase 2 or the completion of Phase 1) can begin until LL is totally complete and the MLK branch moves in.

Maybe it’s the same construction  team that worked on the Hasawi building in Kent!

^^ It looks as if the library contracted separately for its two floors and the apartment developer's contractors haven't begun yet - as nutty as that sounds.

If you see 3 Amish guys who look to be about 20 years old and they stop working at 3pm then, yes, it is the same crew.

Library Lofts: on time despite appearances
By Ken Prendergast / April 14, 2023

Last September, construction crews in Cleveland’s University Circle appeared to be close to topping off a cast-in-place concrete podium within which a new, two-story Martin Luther King Jr. Branch Library will be built and, on top of that a nine-story apartment building will rise. In the six and a half months since, one full story has been added to the podium. And, according to the project’s development team, you won’t see new stories added above it until mid-summer. By just about anyone’s book, that’s a long time getting through a story.

This is a great article! I know it may seem like construction on this project is dragging along but this project has a ton of complicated elements. I’m currently working on the Fairfax apartments. Which is essentially two jobs with the Meijer below and apartments above but it’s the same general contractor with many different Subcontractors. Having different owners and GC’s would be tough.

Not that I've seen. But I don't doubt that its construction costs have escalated. CPL budget documents show an increase in the capital budget, including the use of ARPA money, but I haven't seen how it will be used. I'll circle back to their COO next week.

Being a library, most of the stories in the completed building will be in the first two floors

Circle Square is definitely one of the most underrated projects at the moment, imho. Like... Chester just casually has a 250-footer now?

Bring on the rest of Circle Square! University Circle’s rise is one of the great stories going on in Cleveland -

and like a number of great, larger American cities, having more than one downtown is a signature.
