Ha! @dwolfi01 Libraries seem to be moving away from putting printed books in their buildings nowadays.  But if you add up all of the stories available from the keyboards, now we are approaching Everest territory!

More piX from X and County Exec Ronayne. BTW, while I was looking through my phone at old photos earlier today, I noticed that SHW's HQ had yet to go vertical in August 2022 and Library Lofts had already built its first floor. Since then, both are near to topping out except one climbed about 36 stories and the other only nine.

^ what’s interesting to me is now your eyes look next door to the American Cancer Society building sitting on such a prominent corner.

 

We turned a 1-story MLK library branch into an 8-story building.  What can we turn a 2-story ACS building into???

The height district for the two corner parcels on which ACS sets is a 5 -- or 250 feet. Just north of that corner, the height district drops to 3 -- 115 feet. ACS would make a nice ground-floor commercial tenant for a 20+ story tower. Put the garage just north of it.

I always thought that they would offer them money for their building, move them into the ground floor of the Artisan temporarily and move them into the newly constructed building when it's done.

Any hints as to what’s next?

could city circle tower be a partnership with city club apartments?

He also mentioned they have a hotel lined up, he was under NDA do he couldn't get specific, but seems like good news. 

 

I wasn't paying too much attention when this project started, but the presentation got me re-excited for it.

Weren't they initially planning an office building as part of this development? Has that been nixed with the current office market?

I don't believe it has been nixed, I believe that are building in phases and building as they secure funding for that next phase.

Not with the lack of Class A leasable inventory in/near University Circle. While no one is going to be financing a spec office building in this market, I suspect that if one was built in University Circle, it will fill up pretty quickly.

And Midwest Development Partners is in a bind. It can't advance to the next phase until Library Lofts is open and the MLK Branch Library is relocated into it. Only then can they demolish the old library and its parking lot across Stokes and build the next phases on those sites.

You would think with all that room across the street they could switch gears and build over there instead of waiting forever. 🤷🏻‍♂️

Imagine if CCF didn't build on 105th and Chester, it would be even more impactful imo.

This bears watching. On this week's CPC agenda is: 

 

FW 2024-025 – Circle Square, East Stokes Block, north portion seeking Conceptual Approval -- new mixed use development

 

If I'm not mistaken, this is where the second residential high-rise is planned. In site master plans, this building was shown to be approximately the same size as The Artisan, a 24-story building. 

 

The plans for this site have yet to be posted. 

 

The architect is Solomon Cordwell Buenz. They designed a lot of high-rise projects including The Lumen in Cleveland and the Van Aken District high-rises in Shaker Heights.

According to your story from Sept. 2020, you would be correct 292 Units at 251,650 Square feet, 10,000+ feet of retail and a 201 Space garage.

This is going to be slightly shorter than Artisan by only a few feet, but still be 24 stories tall.

This is my favorite long term project, it really is injecting so much life into a block that lacked it completely. Plus now we have a mini skyline.

My little two cents (for whomever is interested) is just that Artisan appears to have about 20 units available to rent today, based on its website, with a much smaller inventory or maybe five or six units becoming available in the next two months. So unless they have unlisted units, that would indicate an occupancy rate over 90%. 

I wonder if this means they are planning to go forward on the east side of 107th before demoing the library and building on the west side of the street next to Artisan.  I always thought that was the next step and it seems like they could start demo sometime in late 2025.

I like the design a lot. I hope that they actually have the rooftop greenery shown in the render, because it would be a substantial visual enhancement.

They have the building stepping down to the east -- toward the heart of University Circle, perhaps to lessen its "suddenness" on the rest of the cultural district. This building will be pretty close to the Wade Lagoon, etc. But I don't think that's been a problem with Artisan. In fact, I like how it stands out. And I would think that if the top of the building did step down, I'd step it down in the opposite direction so that more residents would have more views of the lake and possibly downtown. This way, the top of the new building wouldn't crowd up against Artisan, also preserving the views of its most expensive units. Just my two pennies...
