I took that as a snarky response like you were asking the obvious to him. I'm probably wrong though.

That parking garage at the Artisan looks a little scary

well i hope you are right, because if you are wrong how dumb and blind to the market can someone in office building real estate be?

in trying to be fair, it might have been a random investor who just throws money blindly at a developer they partner with for ... reasons i guess. yes those types exist where they dont even know what the heck they are throwing money at, maybe based on friendships, past successes and etc..

I reread KJP's article and it mentioned a 200 space garage, idk why the Cleveland.com story mentions something different

Right behind Library Lofts, the top level of the garage alone is 56 spaces. It appears to be a four-level garage.

Appears from today's presentation that the East Stokes building has been bumped up to 270' tall, which would surpass Artisan by 3 feet, making it the new tallest building in University Circle:

Also the project received unanimous schematic approval!

I feel like the One University Circle developers should feel offended. Best way to strike back is to build a 350' building on the parking lot on the corner of Stokes and Euclid.

I'm still hoping this to come true. Wasn't that lot reserved for another apartment tower, but the developer instead focused on the complex on Larchmere? Filling in that corner would really create a more dense, vibrant area.

Does anyone know if the mature oak trees on the site of phase 2 will be saved or should we assume they'll be cutting them down?

I'm hoping that, if those trees were to be removed, they would already have been cut down.

That would be great! Were there ever plans/renderings shared for Phase 2 or was it just always a statement that it could happen? I tried looking up articles and info but wasn't successful. One UC was before my time here anyways 😅

Library Lofts signage design package was submitted today. Most of the logos and sign types are shown in this rendering. Sign budget is $55,000....

Good news! The first and second floors of Library Lofts -- the Martin Luther King Jr Branch of the Cleveland Public Library -- received their certificate of occupancy from the city on Dec. 6.

 

MLK Library will start moving items from the old library to the new over the next month or more.

Construction fencing looks to be up for the next tower.

Not to be a downer, but don't get too excited. Fencing isn't for the next tower. If we are lucky it's going to be minimum another year until that has a chance of starting.

Library grand opening is late January, suggesting no demolition of the current library until February. 

 

Some of the fencing we see in that photo above might be on the triangular piece of land between Stokes and Chester/Stearns/MLK

That fencing is for the work to remove street rights of ways and their sewers to square-off the intersections of Chester and Stokes n' Stearns.

 

Considering it's the same development team as the Artisan, we might see construction start sooner than that. But not until after the final design for East Stokes is submitted to the city and approved.

With the concrete materials and even some of the wood materials, it looks unfinished and cold. It's definitely an improvement but I'm not as wowed as I thought I would be. Maybe I need to see it in person.

Yeah, even in person it felt a bit empty and unfinished, but I'm hoping it will fill out as it gets more "lived in." On the bright side it's kind of a blank canvas.
