I would think so. And considering the huge need for housing in that area, the demand is certainly there. I'm hearing rumblings that there's a market for 10,000+ housing units in that area in the coming decade. Some of that can be satisfied with low- and mid-rise buildings of course. As University Circle flourishes, Cleveland, as a whole benefits, particularly downtown. Like superstar players on the same team, there’s a sense of one “downtown” lending gravitas to the other. UC has the urban sophistication to match any city in the country, perhaps even international comparisons apply. It’s gratifying to see its skyline beginning to reflect its strategic importance. I’m really looking forward to seeing The Artisan, in particular, rise to become the new star at University Circle- it’s going to be a beautiful tower. But the news that it will have new, high profile neighbors shortly - and that its reign as tallest may be brief - is both exciting and logical. After all, who wouldn’t want to live or work in the region ?

The county property map shows a brand-new replatting of the Library Lofts site, probably to create separate parcels for the ground-floor library and for the upper-floors apartment building. City Club foundation permit's status has been stuck at "issuance pending" for more than a month. October 25, 20213 yr Had the opportunity to visit The Artisan site today - wow, it’s going to be even more impactful than I imagined - great site with tremendous street presence. Coming down Chester towards University Circle the crane shows how commanding this building will be. Not a lot different since @WhatUpposted but I took a few more pics cuz that’s what we do at UO. Project applications had to be submitted to the state at the end of the business day Oct. 29. There are a lot of numbers to break down in the applications. There were 42 applicants for $100 million in tax credits statewide per year. Of that, $80 million is available for real estate development projects in Ohio’s six major cities with 100,000+ people and $20 million for general applications in smaller cities. Of that, 33 major-city projects are seeking $384,892,370.08 while 11 general projects are wanting $32,803,543.30. State officials said they would favor projects that are almost ready to go and need the TMUD credit merely to get over the finish line. November 4, 20213 yr The biggest surprise/disappointment for me from @KJParticle was the quoted from Steve Rubin that "Midwest continues to work on closing financing for 11-story Library Lofts apartments". For what ever reason I never thought financing was still an issue and it was suppose to break ground last July. I have been speculating that the delay in starting has been some minor construction issues. I guess this is not the case. It is additionally frustrating because any delay on Library Lofts delays phase 2 since they cannot demolish the current MLK library branch until the new one is finished.

I was surprised about that too. I thought financing wasn't an issue. A clarification -- the current MLK Branch Library site is considered by Rubin to be part of phase 1. But you are correct about the sequencing.... They cannot build the hotel-over-retail until the old MLK Branch is razed. They cannot raze the old MLK Branch until the new MLK Branch is built. And, to add to the sequencing dominoes, they cannot build phase 2 on the east side of Stokes until the new MLK Branch opens because the temporary parking for the old MLK Branch will be put on the east side of Stokes. November 4, 20213 yr I guess I am less concerned how the delayed demolition of the current MLK will affect Phase 2 on the east side of Stokes as I really don't see that happening for another 3-4 years in any event. It is the most questionable part of the project because of the office component and will be the most difficult to put together. However, in my mind further delay on the west side of Stokes, in a minor way hurts the Artisan. I don't think it will be that big a deal but it may just look slightly isolated for a while which is not a good look when trying to lease apartments. Continuing construction right outside tenants windows also may not be a great selling point. Probably making a mountain out of a mole hill but I just want this to move forward. I am ready to go down there with my own sledge hammer and shovel.
