I am underwhelmed by all of the design concepts.  I also wish the design process entailed what the surrounding architectural elements will be. Th two should be designed to compliment one another.

The Bialosky rendering makes it look like Charlotte's Web, which was always a good read. I think that's a good look on a library. I'm mostly in love with Mass' rendering, as it's colorful and celebrates culture right as you walk up to it. I'm not a fan of white/bland architecture, as white is kind of hard to maintain and keep in decent shape.

I was initially taken by the colorful appeal of the Mass & LDA proposal; but, upon consideration, I think it would look garish and dated in not very many years. Maybe a tamer version ...

of the three i would choose the mass plan. its colorful, thoughtful and modern.

 

the bialosky plan is most disappointing, as is typical with that firm.

 

the other one from some brooklyn startup is also underwhelming.

^they whittled the initial submissions down to three for the competition and each group was given a stipend (I believe funded by the Cleveland Foundation) to come up with a proposal.

i see litt likes the mass plan.

The Mass plan looks very 1960s but that may be intentional.  Not clear why they're so against the mixed use concept.  Litt calls that a "hybrid" as if we're splicing alien genes.

I'm with Litt. The Mass plan does look dated, but in a good way imho.

Seeing as MLK died in 1968, the aesthetic fits the time period.

One could argue this project is already under way, as Orlean Co. is a partner with Midwest and Orlean is undertaking a $40 million renovation of Fenway Manor apartments. The new MLK Library, which will be the ground floor of the first new apartment building in Circle Square (formerly UC3), is finalizing its funding package. Last I'd heard, the library and Midwest want to move forward with construction in summer 2019.

Probably only a single story, but with a high ceiling like what was shown in a recent rendering (below). Final design for the apartment building above isn't yet known, but could be about 8-10 stories. I would like to see it taller but it's not my money/risk. ?

^The library is only a couple of stories.  It will be topped by an apartment building which is still in the design phase (the library and apartment architects are suppose to be coordinating with each other.)

So it looks like the relocated library (with a Euclid front door) topped by the apartment building is going to be Phase One of this project.  The old library building cannot be demolished and built on until the new library is completed (I would imagine that is two or three years down the road even if they start in 2019) and I would guess that the old police site is going to be tackled in conjunction with the old library site since they abut one another.

 

My question is why can't they just get the ball rolling now and have Phase I be the parking lot north of Chester next to Judson?  I really want this project jump started.  Also, any news regarding the proposed condo building between Judson and Park Lane Villa along the new greenway?

Finally.  I keep wondering when this was going to jump start.

 

This is another one of those transformative developments.  It has the potential to help connect the Clinic to the rest of University Circle (too bad they just turned E 105th into a freeway-that doesn't help).

I don't know if I would call it a "tower." I've heard it will be about 7-8 stories. I'll definitely take it. But it doesn't sound like it will be a 10+ story building.

So it will be about 10-12 stories tall @CbusTransit? Maybe the ubiquitous "Cleveland 11" (ie: the max height of many buildings without a variance)?

Early Plan For Library Lofts

CLEVELAND, Ohio – Initial plans for an apartment building to be built atop a future library along Euclid Avenue in University Circle quickly won approval Thursday from the city’s Euclid Corridor Design Review Committee.

The apartment project, called Library Lofts, takes its inspiration – naturally enough – from bookshelves.

I like they decided to push the apartment floors to the sidewalk instead of setting them back to show the library. Feels more substantial that way. The design is inoffensive, no wonder it was approved.

Waited all these years for an underwhelming design, great.

Because modern architecture eschews any sort of decoration, and modern development demands big structures.  If you make a large, undecorated building it becomes monolithic and imposing.  So in order to break up the bulkiness of the building some and try to give it some originality, we get weird shaped windows or pointless bump outs.

I like it. I think its a great look having it resemble a bookshelf. The only thing that bothers me about the plans is the parking lot between it and Fenway Manor. I'm guessing that is the lot for Fenway though, and hopefully once all of the garages in the other parcels are built, it will be replaced.

How many places in the world could you stand on your patio and see buildings designed by Frank Gehry, Farshid Moussavi, Rafael Viñoly, Norman Foster, César Pelli, two by Marcel Breuer, and (if you have good binoculars) I.M. Pei, all while overlooking a park by Frederick Law Olmsted? A patio on an apartment (condo?) tower at East 107th and Chester.  This location is a starchitect fanboy's dream.  I really hope the design enables residents, particularly on the north end of this development, to fully enjoy the views of all these fine buildings.  This is a special place.

That’s what I thought too when I started working on this post. It turns out that while Pei did the master plan for the Erieview urban renewal, the tower itself was designed by Harrison & Abramovitz.

This discussion isn't really about UC3. It's about University Circle architecture. So I created a thread in the architectural section here…..

I'm hearing Midwest is tapped into some capital and is ready to move forward on more than just the 11-story Library Lofts building. This demolition of the old Third District Police Station is indicative of that....

Library Lofts really seems to be dragging.  At the initial appearance before design review Paul Volpe reflected they would be back in June for further approvals and I don't believe that happen.

 

By the way...has the library portion of the development even been through design review or is it combined with the apartment building for this purpose?  It has been 14th months since the library architect was picked.

The city library portion has been dragging so the lofts building is moving forward and leaving the hole open on the ground floor for the future library.

KJP I don't understand.  Are you saying  they are leaving a hole open on the ground floor in connection with the design review process or that they are going to go ahead and build the apartments with a shell for the library below which will be finished at a later date?

I heard a quick segment on local NPR yesterday that the new MLK library building will be breaking ground in the spring.  I don't know, as suggested above by KJP, if the apartment building above (Library Lofts) will go forward ahead of that with a hole for the library left below, but since it is so close my gut is that everything will just wait until spring.  Maybe in the meantime they can start doing site prep for other parts of the project like demolition of the old police station.
