Just wanted to say this could be one of my favorite renderings on UO. This has the look of a bigger city.

Working on a mock up of UC skyline including all of Circle Square as we speak... my Cleveland skyline model is expanding rapidly haha

Was a joke. But there is a real "pathogen" project. Go to https://www.centerforcleveland.org/current-cle-projects#Midtown and scroll down to  "Cleveland Clinic: Global Center for Pathogen Research & Human Health":  "Address: On the Cleveland Clinic Campus, most likely around Carnegie and E. 105 St., Midtown."

That link says that it is going on the site of the American Cancer Society building.  I didn't know it was going that far west.  Or are they mistaken?

All of the site plans previously have shown Library Lofts going just East of the ACS building. I'm a bit confused by all this.

Interestingly, the map at the bottom of that page shows the correct site.

So does this mean Library Lofts is not going to start for a year (spring 2022)?  Somebody suggested above that they might just build the library shell at the bottom of the project and go from there with the library buildout coming latter.  Or is the whole project just delayed for a year.  This is taking forever to get off the ground.  Somebody above also suggested there is a dispute (maybe that is too strong a word) regarding the building foundation and how cost is going to apportioned between the library and the apartment project.

The Library is MIDBLOCK on the north side of Euclid between 105 and Stokes.  To the west is the American Cancer Soc. And to the east is Fenway Manor. Both are existing bldgs. The co-urbanize info that says:

 

"What's There Now

The site is currently The American Cancer Society building."

 

is wrong.

 

Who puts projects on that website?  If a developer, why would a developer do it? Are they forced to by the city? The site seems like a way to invite Nimbys (like for that project on Fulton in Ohio City), and with the cover of anonymity that you don't have in public meetings.

Cleveland Public Library is slowing things down. The developer has grown frustrated with them. What's worse is that the library is required to spend the money for the new/rebuilt facilities within a certain timeline or it would face IRS penalties. From my article last fall....

I have asked our Marketing/Communications Team to review that page and make any necessary corrections.

 

I am not privy to the conversations regarding the development (pun intended) of the MLK Branch but our Board of Trustees meeting minutes (typically published 1 month after the previous board meeting) are a great source for more specific information regarding the building and renovations of our branches.

 

The meeting minutes include not only resolutions that can be found on the agenda (https://cpl.org/aboutthelibrary/board-of-trustees/board-agenda-archive/) but also includes narration of board dialogue that was publicly made at the meeting.

I think this is pretty NEW.   Start date information to date has been pretty vague (generally SOMETIME in March)

 

What I find very interesting is the statement about Library Lofts.  It indicates it will begin this summer.  Last week the info/rumors on this forum was that it would not start until the spring of 2022.  Wonder who's correct?

I drove by there today, and there were roadwork signs up and a traffic squeeze near Chester and Stokes.

Developer to break ground soon for first Circle Square building

Mary Vanac - Cleveland Business Journal - Mar. 29, 2021

 

"Midwest Development Partners LLC plans to break ground this spring for the first building in its ambitious Circle Square development. The Cleveland developer expects to complete the financing for the mixed-use building, to be called The Artisan, by mid-April, breaking ground soon afterward, said Steve Rubin, a partner in Midwest Development. ... Leaders at Midwest Development hope to have a start date for the second building in the project — the Library Lofts apartments to be built above a new Martin Luther King Junior library branch — within 60 days, Rubin said. Financing for the library branch and Library Lofts is being completed, Rubin said."

Earlier this week, Liberty Blvd was closed. Couldn't see why as I pedaled by. But yesterday it was open again, and all the trees are down. A dozen or so, big trees. Either work is imminent or someone hates trees.

Would this be for the staging area across the street from Phase 1?

I think this is for the realignment of the roadways to square-off the intersections, avail more building space and slow traffic down.

I believe they will be removing the short roadway from US 322 eastbound to E107/Stokes uniting two blocks.  On Google Maps, that little piece of roadway is labeled "Liberty Blvd."  I wonder if that is correct: (i.e. the last vestige of what used to be Liberty Blvd, which went from UC to I-90 through the cultural gardens).

You are probably correct but it is strange that they would do this work now since that phase of the project is so far in the future and may not happen at all.  Perhaps they want to cut down on traffic flowing onto E107th during construction of the first phase and/or they just want to do all the roadwork up front.  Would be sad if Phase 2 for some reason is delayed for years and that plat of land remains barren without those huge trees.

My hope is Opportunity Corridor will be named Liberty Blvd once it is completed.  However, Cleveland seems to be fond of naming roads, buildings, parks, etc. for local politicians.

I’m optimistic there will be future phases given the amount of investment going towards the Cleveland Innovation District.

Really sorry to hear about those trees. Mature trees are so valuable. Whether it's a new housing development going up in a forested area or a new project in the city, mature trees are just in the way of the unenlightened. Granted, l'm patting myself on the back here but, come on, shouldn't the existing environment be more than an afterthought? Keeping mature trees can be done. All it takes is the mindset (and yes the budget will go up but l maintain that the finished product will look better for it).

Don't know exactly where these trees were without a photo but based on the description buildings (phase 2) are going up where they are located so no real opportunity to save them without just nixing the plan.

Yes, if the trees are located on the plot of land just east of the existing buildings then at some point they would have to come down. BUT, as was mentioned, who knows if/when phase II gets built? And granted some would have to come down to reconfigure the road but is it necessary to cut them all now? The trees near Euclid could have stayed until at least phase all was a done deal.

As much as I would like to sharpen my pitchfork, four of the trees remained along MLK. So, it's not a total loss.

Someone on social media asked me why the city is removing trees in the area across Stokes from the Artisan. Not only does the city have to remove turning lanes and underground utilities for the Artisan, they're removing trees and utilities for construction staging sites for the Artisan and for Library Lofts/MLK Branch, as shown here in this staging diagram....

Temperatures rising? So is Cleveland

 

With the arrival of spring and warmer weather, it's time for planting. And several long-planned projects are about to rise up out of the ground.

 

The largest of these is the 24-story Artisan tower, soon to be University Circle's tallest building at 250 feet high. A development team led by White Oak Realty Partners of Chicago started site preparations this past week on the luxury apartment tower at 10600 Chester Ave.

One remains. It grows in Old Brooklyn, planted at James Ford Rhodes HS (where he trained) on a Friday night in October of 1936. ... Today, with partners at CMSD, Holden, and more, we are planting the first grafted Jesse Owens Olympic Oak in Rockefeller Park, on MLK Jr. Drive, adjacent to the Jean Murrell Capers Courts and the Harrison Dillard Bikeway. It’s an awesome location. We hope to plant three more in the public for all to enjoy, recreating the four originals for decades to come."

I’m super excited about this project, but I do wish they had worked in a way to keep the existing facade of the library. That’s a nice looking building and it would have been good to preserve some classic architecture. 

When is the last time I-71 turned a profit?

Not sure how correct I am on this, but is anything happening with the existing library?  I wasn't sure if the new tower's footprint impacted the old library?


Speaking of the library, any movement with Library Lofts?

The old library will be demo’d for a later phase once the new library has opened. I don’t believe there has been any construction on the new library or Library Lofts yet.

That Cleveland Clinic substation at Chester and 105 makes my eyes bleed. Ugh.
