October 27, 20204 yr I used to work close to Paterson for several years up to around 2010. Going there felt like being on the set of a film set in 1970s NYC. People everywhere and independent stores with faded painted signage selling stuff out of cardboard boxes on crowded sidewalks. Incredibly vibrant and very down to earth. October 29, 20204 yr ^ yes around downtown is a great example of a blue color city like you do not see much of anymore, or at least so visibly. nj has a good few of those kinds of places, like elizabeth and weehawken for example. i did find out a couple more reasons why paterson did not go in for urban renewal so much. one is just that nj in general has the highest population density of any state overall at a whopping 7500k per sq. mi.. the state's population overall has skyrocketed by the decades. the only major drops are in the three cities you could easily guess, newark, camden and trenton, yet each of their counties has grown. another is that paterson's population is remarkably stable and has never wavered over the decades at around 150k, so presumably the buildings they have are always in use. https://www.state.nj.us/labor/lpa/census/2kpub/njsdcp3.pdf
