Don't want to jump to any conclusions but there's some more movement at the Kroger Bakery site

Columbus developer Casto eyes 2024 construction starts for Kroger Bakery and River & Rich second phase 

 

Casto, one of Central Ohio's busiest developers, plans to start several big Columbus-area projects in the new year.

 

On the list: a second phase of the River & Rich development in Franklinton, and the redevelopment of the former Kroger Bakery site near Italian Village.

 

River & Rich's second phase, with 235 apartments and about 8,000 square feet of commercial space, was announced in 2021. Casto President Brent Sobczak said the groundbreaking should occur in in the first quarter of 2024.

 

The Kroger Bakery redevelopment – another Casto-Kelley-Weiler teamup – has also been in the works for several years, since the partners bought the site in 2019.

 

Sobczak said the project had been delayed because of the current market challenges including high material costs and interest rates.

When finished, the project is set to include 427 apartments, 8,850 square feet of retail space and 49,000 square feet of offices.

 

The project has been awarded brownfield remediation funds and a state historic tax credit. Historic tax credits typically have a two-year time limit for projects to start, but applicants can ask for an extension if they're making progress toward the project, according to the state.

Designed by Ford Architect John Graham, Model T parts arrived by train and were assembled here and distributed to area dealerships until c1925. Assembly at this site ended in 1932 and the plant closed in 1939. The building was later adapted as an expansion of the neighboring commercial bakery for the Kroger Company where 14 production lines filled downtown Columbus with a sweet aroma for 80+ years. The Kroger Bakery closed in February 2019

I do miss the entire Warehouse District smelling like donuts. Simpler times.

Now it smells like trucks from that annoying Abbot. I will never shut up about how horrible of an idea their location is downtown.

Had there not been so much demo on Spring and north it wouldn't be so damn prominent.

Its the trucks. They are a nightmare on Cleveland and Vine. So that's fine, it was there, we learned. WRONG! Some idiot thought why not build a giant warehouse for Rogue in the middle of a neighborhood. These are the warehouses that took up a meager 4-6 story building downtown on a small footprint. These sprawl several city blocks. We don't have any shipping ports that would make them justifiable downtown. Those things need to go by the interstates (and not 670 which is merely a connector).

Are you saying the warehouse that was demolished on the corner of Mt Vernon, Neilston, and E Naghten was due to Abbott pressuring them due to their trucks?

A plan to redevelop the former Kroger Bakery complex north of Downtown has been awarded state Transformational Mixed-Use Development tax credits, and work is expected to start on the project later this year.

 

The awards were announced yesterday by Governor Mike DeWine and Ohio Department of Development Director Lydia Mihalik.

 

Local developers Casto Communities, Kelley Companies and the Robert Weiler Company plan to renovate the two former bakery buildings on the site and construct three new buildings around them. The 9.4-acre complex, which sits at 457 Cleveland Ave., will hold a total of 363 apartments, in addition to office and retail space.

It still annoys me that they put 3 entry points in this development. People can’t enter at the north side and dive around? Makes it way less of a good urban environment. It has the potential to be a gravity type area and it isn’t anything close.

No, not at all (though that wouldn't surprise me now that I think of it). No, I mean why we have any sort of manufacturing/industrial - especially at that scale - downtown blows my mind. It's not smart and it only causes problems.

The entire north side of downtown was industrial historically due to the railroads. It's only changed in the last 2 decades.

Just saw a picture of Fort Hayes back in the day. I wish that the school would sell that property, or at least try to get funding to restore all the buildings on site. It has cool history and the buildings all look great. I know some of them are used, but I hope the city decides to move all the busses and everything somewhere else in the future.

There is a lot of property along E. 5th that would be able to accommodate a large bus facility and be way closer to main thoroughfares.

I don’t remember from the renderings but they are using the older style looking windows right, the ones that mimic the original?

Kind of hard to see, but it looks like crews may have started ripping up the old parking lot at Assembly

Had a chance to check back today at Assembly and can confirm, they have started ripping up the parking lot in the back part of the site!

 

(Again, it's kind of hard to see- this is as close as I could get)

After a month of steady progress this worksite has been completely empty for three weeks now. There used to be 20+ cars of workers every day. Plus all the demo work, tractors, etc. The last three weeks there have been zero workers. Just waiting on permits? You'd think they'd have those lined up after waiting for multiple different kinds of funding to come through.

Not sure if this is the right thread, but has anything been happening at the Kroger Bakery site?  The redevelopment plans for that were extremely transformative.  I haven't seen much on that project and I was just curious.

No one has been on site since July 4th.

With rate cuts and no news or movement, I sense this one becoming dead.

Didn't they win a transformative tax credit though? How does that work if the project fails even after receiving that?

They won $3.5 million in TMUD credits.

 

They also got $4.7 million for remediation; which appears to be all they've done.

 

They also got $5 million for historic preservation in 2021 and $10 million earlier this year.

 

Yet it has remained empty (besides probable squatters) since at least July 4th.

Sounds fishy to me.... Where did the money go?

They don't get it until the work is done, I'm pretty sure
